PropertiesRe: Putting A Stop to Building Collapse in Lagos by thirdeye(m): 10:01pm On Aug 14, 2007
Negligence on the part of the government,
Carelessness on the part of the owners of building,
Greed on the part of the contractor,
These are some of the reasons for building collapse in Nigeria.

PropertiesRe: Issues Of Land Documentation And Building Plan Approval by thirdeye(m): 11:14pm On Aug 08, 2007
There are straightforward and simple steps to take when you want to approve your building plans.
For a bungallow of just one floor you don't need structural drawings to get your building plans approved.
These are the set of your architectural drawings you need.
Site Location
Site Plan
Ground Floor Plan
Roof Plan
Sections (1 or 2)
Elevations for the four sides.
but if you are having a storey building, you need the structural drawings/designs as well
which may have these details,
Foundation
Floor slabs (1&2)
Column
Beams
Roof beam
And in some cases roof trusses especially if they are made of steel.
Money you pay for approval varies, it depends on the type of building, the negotiating power and how grounded your contact man, the height of the building (you can reduce this, by reducing your roof height),the location of the building (highbrow area e.t.c),is the building location free from any govt problems like, Acquired zones, drainage area, area marked for other purpose other than what you wants to use it for.

PropertiesRe: Real Estate: The Problem Of 'Omo Onile' by thirdeye(m): 10:44pm On Aug 08, 2007
The case of "omo onile" is getting worse by the day, the only solution is for the government to be responsible to his reponsibilities.
You can't threaten them for long with soldiers, besides what it will take you to have them on your site may be too high, though at times they may be very necessary.
There are ways of atleast reducing their menace on site, if you really understands them.
Pls read my piece "on omo onile"

PropertiesRe: I Need Building Tips by thirdeye(m): 11:08pm On Aug 07, 2007
The two elevations look ok to me,but you can't have a critical analysis of your plan without the floor plans. Looking at your 3ds is not enough to confirm that your design is healthy.
Also be much wary of your pocket first before you start thinking of putting all your dream home accessories in this building.

I'll like you to read my piece

ThirdEYE,
I think we all need the education, as we've got only 2 eyes.
The only way is to use this forum to sell your ideas.Provided they are Authentic.
I am a REALIST, hence my adducing that your proposed budget
for a house is not only unrealistic but not "fraud-proof".
We are here, so please prove us wrong and you shall wine & dine with KINGS!!!
Alternatively, I challenge you to post your contact number(s) on this forum and let members
have the opps. of speaking with you one on one, then decide if you are a FRAUD OR NOT.
I will pay for vital infos provided its valid.
As they say, the ball is in your court.
Thank you for your observations and as I told you I,ve been off for a while.
First to build such a house ,the target won't be for the high income earners, you agree?
Two, the land probably is not a waterlogged soil that needs raft or pile foundation, neither in highbrow area where a plot of land will set you back in millions.
There are cheap lands in outskirts where you can get land for as low as as N50,000.
read my piece on getting affordable lands around lagos :
http://www.buildingcontractorsecrets.com/bcsafford.htm
Now to the crux,
If you are observant, the wave of demolition of good buildings going on in the industry is an opportunity for those that are in the know to take advantage of. Banks are spreading like wildfire all over the nation and most of the buildings they are demolishing and replacing with theirs are still very good and most of the materials are still very good.
The Engineers on site sell most of these materials at give away prices to those that request for them on site, infact these materials are burden to them and they are always eager to dispose them. So you can take advantage of this.
Obviously I am talking of a 1-2 bedroom bungallow, so I don't need the rods you are talking about for the Lekki project, not everybody uses granite but gravel, not every land is as waterlogged as where you need all that ,and some can be very strong, I guess you've built so much for big guys that you are not acquainted with what the less priviledged are used to.
You can now subscribe to my weekly online tutorial and newsletter on building management in my website ALSO IS A 2 BEDROOM ESTIMATE WORKED SAMPLE FOR YOU.

noshbash, not every building you construct with block and cement, neither every of them must be raft foundation. The sample you will receive after subscribing in my website is of strip foundation.

I think your calculations on using 600,000 naira is greatly flawed,
don't know why we can't recognise a fraud mail?
Assuming am building in the lekki axis where a raft foundation is required.
Iron rods, granite, cement,  etc is needed,
600,000 naira is not sufficient to make a raft foundation for a moderate 4 bedroom bungalow.
Except ofcos your tips is based on building on stilts, free salt water and free air grin

great job just continue,
xanadu:
Well, I'll go ahead and talk a bit about HTML Forms. I hope this tutorial helps someone out there.

HTML FORMS
Overview:

HTML forms are used in many cases to select and collect different kinds of user input. This input can then be sent to a processor (could be Perl, PHP etc page - don't worry, we'' talk about this in a later tutorial) that will process the data and carry out specific instructions (e.g send an email, access a database etc). HTML forms vary in complexity, depending on the use one requires of them. I'll start from very basic forms and we'll work our way up.

I have discovered that one of the best ways to learn forms, from a beginners point of view, is to actually learn from how others have done it - especially when you view the source on web pages that have forms. By looking first at the end result of some html coding, and then studying the actual code, you are able to understand how it all fits together much quicker.

You can view the source of most (html) web pages in Internet Explorer, for example, when you do the following: from the menu, click on 'View', then 'Source'.

Module One - Building a basic form
Lets start by studying the basic form below. It is a simple form that is designed to accept a user's name as input.

https://www.29-30.com/images/form1.jpg

Here's the html code for the above form:
Now, taking a close look at the code we can study what part of the code does what:

Let's take the first line, <form name ="myform" method="post" action="post_form.php">. This line opens the form tag <form>. To create the form, we state the name of the form ("myform"wink, the method we want to use to process the form ( do not worry about this yet, we come to this later on in the tutorial). Here, we specify the "post" method - basically we are telling the script to send the user's input to some other file, which is specified in 'action="post_form.php"', in this case a php file called "post_form.php". Again, do not bother yourself about the php file yet - we will come to that in a later tutorial.

The line <input type="text" name="name"> creates the text box where the user enters in their name. With most browsers, the size of this box is limited to 20, but this can be increased. This is the same line, but with input box size increased to 40: <input type="text" name="name" size="40">. Note that the box size does not necessarily limit the amount of characters one can type into it - what it means is that if, for instance you enter a name that is longer than 20 characters all of that name will not show when it it typed into the box.

The html tag <br> is a line break, and by entering that twice, we can skip two lines. Another way we can achieve the same result is if we use the paragraph (<p>wink tag. This helps us arrange our form on the page a bit more neatly.

Finally, the line <input type="submit" value="Send"> creates a submit button for us. We can specify the text we want on this button where we have "value=", for instance if we wanted the text on the button to read "Submit My Name", the line would read <input type="submit" value="Submit My Name">.

When the user clicks on the submit button, the data input is sent to the file specified in the first line (<form name ="myform" method="post" action="post_form.php">wink, in this case post_form.php, which will have instructions to process the data.

Try the above html and play with some variations. You can create more input fields by replicating the second line, and prompting for some other information, e.g: 'Enter your height<input type="text" name="height"'>. Note that the name of each field or input (in our examples so far, "name" and "height"wink MUST be unique for each field.

So we have created a basic html form that can accept user input. Before we go on to learn what happens to this input, it may be wise to learn about various kinds of form elements. In the next module, we'll learn about various types of form elements. You have probably seen forms that use checkboxes, radio buttons, drop-down, textarea etc. We'll take a look at these in the next tutorial

Next Module: Form Elements
Great job just continue with it I have been searching for this.THANK YOU FOR SHAIRING YOUR EXPERIENCE. It is a forum, you don't need to start any other thread. Continue with this.

CareerRe: Unemployment in Nigeria by thirdeye(m): 12:44pm On Dec 16, 2005
The only way to be above  board is not by blaming anybody but yourself.
There is no job because of the implanted average young Nigerian mentality of -Go to school, study well then look for a well paying job.Nobody is thinking of how to create a job and that is why there will always be no job for the job seekers.
MY ADVICE--Change your orientation towards  creating a job no matter how small you start as long  as you are focus within few years you will see yourself at the top.Bishop David Oyedepo started the winners chapel with his family as the only congregation .This site we are using was created by somebody.(did you say  you need money  to start? NO,develop yourself, read books, acquire wisdom, search for it and keep it.That is all  you need.).Send a blankpage to [i]greatway@freeautobot.com,there is a story on how a nigerian can succesfully earn money on ebay.com without any  financial commitment but your time.
