No money down principle mostly work in developed countries where you have all credit facilities at your fingertips, in Nigeria it may be a little difficult to achieve because of the bureaucracy, just say economic probs.
Nothin down or No money down is a term popularise by Robert G. Allen an American enterpreneur per excellence. For about 25 yrs ago he wrote on how he went about purchasing houses and selling them without money in his pocket.
But you need some level of integrity to do this.
He also wrote something about it in his book, Multiple Streams of Income. I suggest you look for it and buy in any motivational bookshop.

Improving on thatch roof and mud is a great idea in promoting our own style of architecture. Infact some builders have started using the improvised ones to construct houses.

Yes you can go ahead and roof without the upper part, just take your building line/wall from end of the kitchen thru the first wall of the staircase down to the second bedroom.
However if you have to construct  the entire building in the future, you have to amend the roof because it is faulty.
The slope hitting on the wall of bedroom/study on the first floor will cause leakage due to pressure of water directly on the wall. Your builder may tell you that he is going to remedy it by using aluminium flashing, bituminous felt or concrete directly on the surface, all craps it will still leak max. time 2 yrs.
So when you are ready to take it up, call your architect's friend to help in this area ,also you can get him to redesign your public area.
I am not saying the plan is not ok, but this one was not done by an Architect.

The high cost of  building projects are usually caused by us unknowingly, we need to take cognisance of some facts before deciding to embark on our projects.
