It would have even made sense for you to read my post and make no comment than this kind of headstrong comments.
I bought a property with a valid tittle and in your own view I prepared the deed of assignment myself? or pay such huge amount of money without carrying out a due diligence? Who else does this if not a lawyer.
I think you both need to go back to a Law firm and redo your training before you start practicing on your own if at all you are a lawyer and not charge and bail.
I wonder why you are so pained.
You can keep you consult to your self please.
Sorry for your pains sir. I wasn't insulting you rather. That's aside. I'll recommend you consult the lawyer who did the due diligence for you then sir. He must have a way out. He couldn't just collect money without work, except you didn't pay him well.

God bless you sir. I used to warn them to consult a lawyer or we carry out investigation on the property, but they assume we lawyers will collect their money, so they want to save the money and go ahead to pay. Poster, please go and settle the omonile. Simple.

A cooperative society is a voluntary association of individuals, united by the common bond, who have come together to pursue their economic goals for their own benefits.

TYPES OF COOPERATIVE SOCIETY IN NIGERIA:

There are three major types of cooperative society in Nigeria

�Agricultural cooperative society (also known as farmers’ cooperative).
�Saving and credit cooperative society (also known as microfinance cooperative)
�Multi-purpose cooperative society (General cooperative)

CONDITIONS FOR FORMATION OF A COOPERATIVE SOCIETY:

�A saving credit cooperation society must have at least twenty (20) members.
�An agricultural cooperative society must have nothing less than fifty (50) members.
�Other types of cooperative societies must be composed of a minimum of ten (10) members.

It should also be noted that for a group to be registered as a cooperative society, members must satisfy the following:

�A member must be at least fifteen (15) years of age and above
�The board members should be at least eighteen years
�Every member must have a common need with other members of society.
�Every member must be in an occupation relevant to the primary society
�A member must be capable of paying fees and buying shares.

PROCEDURE FOR REGISTERING A COOPERATIVE SOCIETY IN LAGOS:

�An application for registration shall be made to the Director of Cooperatives at the Ministry of Commerce, Industry and Cooperatives requesting to be registered as a cooperative society.
�The officials from the Ministry of Commerce, Industry and Cooperative shall carry out an inspection of the cooperative society’s premises.
�The applicant shall pay the prescribed fees.
�The minimum required members, depending on the category of the cooperative society must duly sign the application.
�A form is issued to the members to fill in their details and return while a name search is made to ascertain the availability.
�Upon availability, a stamp bearing the cooperatives name and logo with the other documents shall be submitted for verification and approval.
�After verification, if the Director of Cooperatives is satisfied, a letter of recognition is issued. This letter gives the cooperative approval to operate as a cooperative society for three years.
�A certificate of Registration with the certified copy of the by-laws governing the cooperative will be issued after three years.

REQUIREMENTS FOR REGISTRATION OF COOPERATIVE SOCIETY:

�Proposed name of the cooperative society.
Proposed address of the cooperative society.
�The objective of the cooperative society.
�Membership rules.
�Four copies of the proposed by-laws of the cooperative society.
�Letter of consent from all members of the cooperative society.
�Feasibility study on how the cooperative society intends to operate.
�Certified copy of the resolution passed at the first meeting of members with the cooperative officer.
�Official stamp duty of the cooperative society.

Take note that the process of registering a cooperative society differs from state to state, and this should be considered when registering a cooperative society in Nigeria.

i. Approved survey plan: This is an important title document that helps to reveal the true ownership status in any land and landed properties’ transactions. It also helps to reveal if such land is not under any government acquired or committed lands/area.

ii. Approved layout

iii. Deed of assignment: A deed of Assignment is a legal document that records the transfer of ownership of a real estate property from one party to another. It states that a specific piece of property will belong to the assignee and no longer belong to the assignor starting from a specified date.

iv. Purchase receipt: this is the evidence of due payment of the purchase of the land and it is usually required when registering the land.

v. Certificate of Occupancy: this is one of the most important land title documents that is used to certify the legal ownership status of any land in Nigeria irrespective of its usage. It is usually delivered to the owner of a parcel of land by the government.

vi. Power of attorney: this is usually required where a person is acting for another person, individuals or companies as his agent. It is a document that authorizes such person to act on their behalf.

Several landlords suffer untold hardships in the hands of their tenants, owing to non-payment of of rent, utility bills, substantial damage of properties, nuisance and threats. On good occasions, tenant are in deficit of arrears of rent and landlords might be cajoled into promises and settlement which may not later materialize. Several landlords are not patient enough to serve the 6 months statutory notices because of free time consumption by tenant while time runs.

It's on this occasion that landlords are admonished to initially enter a formal tenancy agreement with such tenant via a legal Practitioner as an Attorney. The agreement will contain detailed species of the use of the apartment and time frame to issue quit notice (not necessarily 6 months, it may be 1 month).
