Where a Governor wants to compulsorily take back (acquire) land, the Governor need not pay compensation to any person for the land. Rather the Governor must pay compensation with respect to the improvements, developments, structures and expenditures on such land. Compensation is for legally acquired lands and not for fake or unapproved land. Where residential buildings were erected on a compulsorily acquired land, Government may offer residential building(s)/settlement in another area as a reasonable alternative accommodation to the affected persons in place of monetary compensation. Where one is not paid his compensation at all or has any challenge concerning the rightful persons to be paid compensation, he can seek redress in a State High Court. MiddleSpot:Interesting sir. So you know someone who engages in forgery? Please can we meet him? |
Heartbender:This is how people fall victims against simple formalities and instructions. Do it the way you like sir. |
Babalakin:Thanks in anticipation. |
Married ladies, in order to protect your interest in law, whenever you and your husband buy properties, it's advisable to make it "Mr Frank Williams and Mrs Oluchi Williams" NOT "Mr and Mrs Williams". Remember, anyone can come later and also claim to be 'Mrs Williams'. Barr Ayo- 08068088866 ay4u888@gmail.com |
Babalakin:Brother, even though size matters, environment also matters. There is a probability that Ibeju Lekki, Lagos develops faster and quite overrated than Agbara, in Ogun State. The road leading to Ibeju Lekki is more accessible than Agbara. Don't forget to contact me for documentation. |
Babalakin:Its a beautiful idea. I tell u, that's what I tell most people because lands in Ibeju Lekki will appreciate in time., especially with the new development. Also contact me if you need a deed of assignment. Kindly contact me on 08068088866, Barr Ayo. |

Good day all. You are free to ask questions on land matters and Wills on this thread. Answers shall be provided accordingly. Thank you. |
After a successful defence to a criminal suit against my clients who went to farm on government's land of 56 acres at Ipokia, Idiroko road, Ogun State, we went to Ogun State land registry where we conducted our search to confirm whether or not the said large expanse of lands were government's lands. Our results came out and we learnt it belongs to the agric sector of the government. All plantations and fixtures made on the land by my clients while they unknowingly bought the land were going to be uprooted by the government. This is a special caveat to those who are found of buying farm lands without precaution, to make quick enquiry to avoid stories that touch. Barr Ayo- 08068088866 ay4u888@gmail.com |
The timing for land search result has now been made easier. This are the simple procedures in helping to verifying land titles in Lagos, Ogun and Oyo State. Call for verification of title with necessary details of the land. Your result is out in less than 12hours in Lagos State, and less than 1hour in Ogun and Oyo State. So why hurrying to buying land when you can wait for an hour for result to come out? As lawyers, we also help in verifying the genuineness of documents like survey plan. I just returned to the office after an hectic time in court yesterday. Not quite long i arrived, three clients walked in and were asked to exercise little patience for me to freshen up to attend to them. I finally attended to them, and what brought them in was a petition against land grabbers. They bought 2acres from the Omoniles in 2012 and purchase receipt was given. To their greatest surprise, they discovered same lands were re-sold to a third party by the same sellers. I carefully observed that there are cautions and conditions at the bottom of the receipt stating that land buyers who fail to develop same land within 6months shall forfeit same. The fact remains that most of us don't knw our rights. Once u buy a land, it is permanently yours, whether or not u develop it, though it's advisable that you develop or make concrete demarcation as earliest as possible because of encroachment like this. However, we advise that you ask relevant questions before you pay. Involve your lawyer to look into every document, else the consequences may be unbearable. Barr Ayo, 08068088866. |
Several heartbreaks are looming around. We have seen situations where a man will sponsor a lady to school with the mutual bid to marry each other afterwards, but the lady will in turn jilt the innocent man. We have also seen situations where a lady will sacrifice her prides and financial strengths in the name of love, only to be disappointed soon. A pretty lady told me she started dating a guy from 22years for solid 7years. The guy surprisingly left her when she clocked 29 with no suitor coming again. Hardly do you know that, you have the standing to sue a guy/girl for breach of promise to marry. The time wasted, the resources invested, the energy and trust incorporated are good enough to take the person to court for compensation, though no amount is worth the emotional trauma and pains as a result of deliberate heartbreak from the other person. Don't go ahead with unnecessary abortions when the estranged guy can still be compelled to take responsibility for the pregnancy. Don't be fooled. Heartbreak is killing and depressing. It is your right to sue him. Barr. Adeolu Ayo Aderinto. |

Boriqua:Dont mind him, you can deduce from his reply via email conversation that he is not serious. Several contacts and efforts have been made on his behalf. When you're not serious about a transaction, why posting it on social media? |
