Where a Governor wants to compulsorily take back (acquire) land, the Governor need not pay compensation to any person for the land. Rather the Governor must pay compensation with respect to the improvements, developments, structures and expenditures on such land. Compensation is for legally acquired lands and not for fake or unapproved land.

Where residential buildings were erected on a compulsorily acquired land, Government may offer residential building(s)/settlement in another area as a reasonable alternative accommodation to the affected persons in place of monetary compensation.

Where one is not paid his compensation at all or has any challenge concerning the rightful persons to be paid compensation, he can seek redress in a State High Court.

Brother, even though size matters, environment also matters. There is a probability that Ibeju Lekki, Lagos develops faster and quite overrated than Agbara, in Ogun State. The road leading to Ibeju Lekki is more accessible than Agbara.

After a successful defence to a criminal suit against my clients who went to farm on government's land of 56 acres at Ipokia, Idiroko road, Ogun State, we went to Ogun State land registry where we conducted our search to confirm whether or not the said large expanse of lands were government's lands. Our results came out and we learnt it belongs to the agric sector of the government. All plantations and fixtures made on the land by my clients while they unknowingly bought the land were going to be uprooted by the government.

This is a special caveat to those who are found of buying farm lands without precaution, to make quick enquiry to avoid stories that touch.

I just returned to the office after an hectic time in court yesterday. Not quite long i arrived, three clients walked in and were asked to exercise little patience for me to freshen up to attend to them. I finally attended to them, and what brought them in was a petition against land grabbers. They bought 2acres from the Omoniles in 2012 and purchase receipt was given. To their greatest surprise, they discovered same lands were re-sold to a third party by the same sellers. I carefully observed that there are cautions and conditions at the bottom of the receipt stating that land buyers who fail to develop same land within 6months shall forfeit same.

The fact remains that most of us don't knw our rights. Once u buy a land, it is permanently yours, whether or not u develop it, though it's advisable that you develop or make concrete demarcation as earliest as possible because of encroachment like this. However, we advise that you ask relevant questions before you pay. Involve your lawyer to look into every document, else the consequences may be unbearable.

Several heartbreaks are looming around. We have seen situations where a man will sponsor a lady to school with the mutual bid to marry each other afterwards, but the lady will in turn jilt the innocent man.
