A friend of mine intends to buy a land but the seller only has a family receipt.

Now my question is when my friends lawyer prepares the deed of assignment, who will be the assignor?

The seller is called the assignor. He's giving out the property in it's entirety.

The seller with family receipt or the original family themselves.

Kindly respond, it's urgent.

The seller who is the owner is the assignor, because he is giving out the property in it's entirety. If he is not the main owner but a principal member/head of the family, then the family is the assignor, but he's is selling on behalf and representative capacity of the family. Moreover, since you have a lawyer, then he should be able to answer this question.

There are condition precedents to reviewing rent in Lagos State. Such includes inflation, prevailing market value, structural improvement or previous deeds executed by both parties in their tenancy agreement, if any.

Under the Lagos State Tenancy Law, 2011, specifically Section 37, a tenant can apply to court for a declaration that the increase in rent is unreasonable and the court has the power to determine whether or not the same is reasonable, taking due cognizance of the rent payable in similar apartments in the locality. If the court is satisfied that the increase is unreasonable, it can change it to a specific amount.

The single room am giving out is 20k between now and August 2020. Painted and furnished. No need of agreement and commission. It's a good one.

I thought if a property already has C of O, another C of O cannot be issued on that property again but a Government Consent that the owner has changed.

Meanwhile I never knew a property can have both C of O and Government Consent.

A governor's consent issued is deemed to be C of O issued.
