I just acquired another 1 acre property for sale near the Omi Adio station. I'm toying with the idea of designing it as a micro estate. Fewer and smaller plots, central/shared gateman, shared borehole, bio digestive septic tank, small height fence between plots, perimeter fence, etc

How viable do you guys think this might be?

It is not good advice to over layer a project with too many unnecessary and overlapping processes. This will cause a delay. Each segment should take responsibility for their work and the client should hold responsible the respective segment for any poor outcome.

It is the client fault because the client didn't employ a marauding overseer. This is not on in the grand scheme of things. This is just spending money but not in the right places.

However, there is a place for a Project Manager whose duty it is to deliver the project.

Initially, my thought is he should do the drawings and I give the job to my bàbà Láti. But he said he needs to be on ground cause building is plus and Minus even with the drawings. So I had to retain him and continued to pay for the service but at the roof top. I don't think anything needs to be amended again na that requires his presence.

Well, he is right and some Baba Latis may not be thoroughly trusted.
You may relief him of his services if you think its necessary or you may pay him to check on the project once in a while.
