ENGAGING AN ARCHITECT The next big step in the planning and construction of your house is to engage an Architect.An Architect is one who designs buildings and supervises their construction.It takes much more than the ability to design buildings for one to become an Architect.The Architect must be a university or polytechnic graduate,who has passed the qualifying exams and is registered to practice Architecture in Nigeria.When engaged,the Architect provides a range of services,one of which is to produce a document called a PLAN.This essential document is required for the following reasons: 1)The building plan is the medium of communication between the Architect and the builder,without which the builder can't work. 2)The building plan enables you obtain approval of the Area Planning Authority where your house is to be built. 3)The building plan enables the Quantity Surveyor estimate the cost of building your house. 4)If you are going to apply for a bank loan to build the house,both the building plan and the estimate will be required by the bank.

CHOOSING A SUITABLE LAND The recent spate of building collapse and flooding makes it imperative that you thoroughly examine any land before buying.You must investigate and ask pertinent questions that will enable you make an informed choice when selecting a land for your building.Some of the questions to ask are: 1)SOIL TYPE:Is the land a rock,sand or made-up ground?Is the soil firm enough to support a house?Note that buildings erected on a soft or made-up ground could result in cracks or building collapse. 2)TOPOGRAPHY:Is the land at the bottom of a hill?If so,beware of flooding.Is the land on a hill?If yes,then beware of erosion. 3)SHAPE:Is the shape of the land square,rectangular or zigzag?Always go for a square or rectangular shaped land as they are more economical and easier to plan.

TYPES OF RESIDENTIAL BUILDINGS When you make the decision to build,either for rent or occupation,it is neccessary you know the different types of residential buildings,so you are properly guided in your choice.The different types are: 1)Tenements:These are single room apartments or "face-me-i-face-you as laymen call it.They are usually occupied by separate families and located on opposite sides of a central corridor sharing a common kitchen and sanitary facilities. 2)Flats:This a residential unit with all the rooms on one floor,complete with it own kitchen and sanitary facilities.This can come in the form of a bungalow or blocks of flats. 3)Maisonettes:This building type,erroneously referred to as "DUPLEX" by laymen has the rooms on more than one floor.The kitchen,sitting/dining rooms and guest bedroom occupy the ground floor while the bedrooms are on the upper floor where it is safer and quieter. Now you can go ahead and decide on the type of house to build.

COUNTING THE COST More often than not,people consider the cost of building a house in terms of buildings materials alone.This is quite erroneous!There are a number of expenses which must be considered by anyone intending to build.The following cost should be considered: 1)Land:Expenses expected to be incurred here include: a)Cost of the land b)Cost of surveying the land c)Legal dues d)Stamp duties 2)Consultancy fees:You need the services of an Architect to design the house and supervise the construction.Other consultants include quantity surveyor,structural,electrical and mechanical engineers.They all charge a fee for their services. 3)Construction cost:This refers to the cost of building materials and labour cost. 4)Statutory charges:This include fees charged by the Area Planning Authorities for approval of building plans. 5)Miscellaneous:This include customary rites paid to the land owners e.g bush entry etc. All the aforementioned costs put together,constitute the cost of building a house.
