Fashion / Re: Inflation: Children's Haircut Now #400, Where Are We Heading To? by whyteone: 10:23am On Jan 24
Ozommadu:
There seems to be no end in sight to the incessant increase in the cost of virtually everything in Nigeria, from transportation cost, housing, food and worst redundant Salary.

Imagine taken your nephews or children to have a nice hair cut which was #100 four years ago, #150 two years ago and #200 just last year before Christmas. Only to see that the haircut you'll still return to in max 3weeks is now #400.

How do Average Nigerians survive? Those with four to six children? Those on minimum wage

Yet people who were vocal in the past years against inflation and bad government has gone mute. What is really happening in Nigeria.

Have Nigerians adapted to surviving and just taking anything from the people they voted in power

Abeg oo fellow nairalanders with family and kids, how una dey do am No be to go learn this thing?
It appears the increase in barber's charge just got to your doorstep. In some cities haircut go for as high as 1500 and 500 for adult and kids respectively. The sad reality is that 2024 holds the prospect of a turbulent year.Brace up,everyone.Winter is coming!!

Sorry about your experience. Whatever relay or fuse he fixed is bad again. Take it back to him and let him change the bad fuse or relay entirely. They are relatively cheap. If somehow it still occurs again then there is a bridge in your wiring somewhere causing the relay to get damaged. E.g my o2 sensor wire got melted on my exhaust and kept causing a fuse to blow. Your case needs to be properly diagnosed and damaged parts replaced and not managed
Thank you for the follow up.I took the car back to the workshop. He changed the relay and the problem persisted. He the rescanned and this time it gave a P1658 error. He spent time working on the fuse box and the wiring around the fuse box and under the dash board by the driver's side. The problem stops when he starts the car. When it's put off and allowed to rest, when started again the problem comes up again. It happened over and over again. He then concluded that the fault is from the brain box.According to him the brain box is not sending current to the relay hence the noise when the gear is engaged and lack of throttle power. What do you think?

I drive a 2008 Honda Accord and it recently developed an issue. When I engage the gear in reverse or drive it makes a 'kpoom' sound and the engine vibrates for a split second. When moving it takes a while for the car to pick up speed and climbing a hill is now difficult.Someone suggested I check the engine seating, which I did.The engine seating is intact. What could be the problem?
I managed to get the car to a repair workshop. The scan indicated P1659.The auto mechanic changed something in the fuse box and told me to test drive it.Right there in his workshop the noise ceased when the gears were engaged. When I got back to the road I stopped to get something and the problem resurfaced again!Any one with experience on this please help!

Shame on igbo people... If it had happened in the west, na afonja afonjii we go de hear everywhere.
Just so you know,it also happened in the west and to our revered Archbishop Anthony Olubunmi Okojie.See excerpts from an interview he granted Punch newspapers.........

What’s your take on the rejection of the Pope’s order in Imo?

Those priests must obey. Obedience is important. I suffered the same thing in 1971. I was made an auxiliary bishop of Oyo Province. The priests rejected me. They came to warn me in Lagos that if I came, I was gone. It was tough. I went there and started working. I started winning their hearts gradually. I suffered great opposition. Later, I was transferred from Oyo to Lagos. God has been faithful. I was made an archbishop at a tender age. People started criticising my appointment. They said, “Eni ti o ti gbenu kuro lomu iya e,” meaning someone who is immature.

The Architect is to the building team what the doctor is to the medical team.Everything rises and falls on him.

Properties / How To Estimate Materials For Building(2):Block Making. by whyteone: 3:52pm On Dec 05, 2017
A lot of people embark on building houses without sufficient knowledge of the quantity of materials required for the house to be built. In their ignorance, they are left entirely at the mercy of the contractor. So,it is important you are knowledgeable of the quantities to buy so you are not cheated. The aim of this thread therefore,is to help those intending to build improve their knowledge of estimating building materials.

BLOCK MAKING:
The materials for block making are cement and sharp sand and the standard mix is in the ratio of 1:6(1 bag of cement to 12 headpans of sand). The quantity of blocks per bag can be increased by changing the mix i.e using more sand and less cement, thus:
*1:8(1 bag of cement to 16 headpans of sand)

*1:10(1 bag of cement to 20 headpans of sand)

*1:12(1 bag of cement to 24 headpans of sand)

The approximate quantity of blocks per bag per mix are:

1)1:6 = 19-20 blocks(6" ),13 blocks(9" )
2)1:8 = 25-26 blocks(6" ),17 blocks(9" )
3)1:10= 32-33 blocks(6" ),21-22 blocks(9" )
4)1:12= 38-40 blocks(6" ),25-26 blocks(9" )

Whichever mix you choose, bear in mind that the more the sand the weaker the blocks and less secure your house could become.

Note:
A trip or tipper of sand(135 cu.ft) contains 216 headpans of sand.
A trip or tipper of sand in 1:8 mix = 338 blocks(6" )

CEMENT:
Assuming your house requires 2000 (6" )blocks to build, using 1:8 mix the bags of cement required will be:

From (2) above
25 blocks require one bag of cement
2000 blocks will require 2000/25 =80 bags

SAND:
Recall (from above)
338 blocks require 1 trip
2000 blocks will require 2000/338 =5.9
(approx. to 6 trips of sand)

QED.

***A trip may be less than 135 cu.ft.

Properties / Re: How Many Blocks Would It Take To Complete This Self Contained Units? by whyteone: 1:05pm On Dec 01, 2017
MrWondah:
Dear propertylanders please I need your help in calculating the number of blocks to complete this units of self contained.

Though I'm a student I have decided to invest my money in real estate no matter how small after saving some money from my freelance web design projects I've been doing for over a year now.

Dear OP,I'd advise you take on the task of doing this estimate yourself. The knowledge gained herein shall prove especially useful when you eventually take on the major task of building the house.I'd describe a simple DIY approach for you.

Note:The number of standard size blocks whether 225 or 150 or 100mm(9"or 6" or 4"wink required to build one square metre of wall is 10.

To estimate the total number of blocks required for your building, proceed as follows:
A)Calculate the total area of the walls i.e total length x height
B)Deduct areas of openings i.e doors and windows.
C)Multiply the result by 10
D)Add 5% for breakages and waste.

Jacob also repented for the sins he committed against his brother and ultimately God. Jacob also had to live with the consequences of his sins...although he was forgiven. Consequences still exist...whether in this life or the next....and sometimes even if repented of.

Brother, two "wrongs" don't make a "right".

While you are giving your "boys" that advice, please remember that you never can "win" playing "dirty"....
Reading people's comments here just breaks my heart. It appears most don't realise the law of retribution is still in force.I completely agree with you that two "wrongs" don't make a "right".

as much as tight regulations are needed, i will never advise anyone to buy a land in a country/state they dont reside in (let alone, a land they have NOT seen with their own 2 eyes and/or check thoroughly its documents)... but sadly, the reality of the matter is that, even if all is in tight order, the person (or even family member) you put in charge of keeping tab on your investment could be the one who defraud you..
Your family need not be involved in all your dealings, you know.Nigerians buy properties abroad without hassles. What we need for the real estate market to thrive is an open and transparent process of aquisition. One where the interests of the investor(s) are protected by law and a legal system that will guarantee justice for everyone.

Samyokporua:

Thanks for this, it's really beautiful, but what's the costing?
The CONSTRUCTION COST of a building is determined by several factors namely:
1.Building Design
2.Site conditions(soil type)
3.Accessibility to the site
4.Owner's taste

It is clear from the above listed that these factors will always vary from person to person.
Since yours are not known i'll give you the lower threshold:N25m

Hope this helps.
You can ask any further question you have.

unless someone has ....
A) desire to invest in Nigeria
B) desire to invest in real estate in Nigeria
C) money to build on that land automatically
D) someone trustworthy to keep track on whats happening on the land/construction
E) misplaced need for investment in an unsettled economy like Nigeria's (instead of a safe environment in the west)

... then there would be ABSOLUTELY no need to want to invest a dime in Nigeria, let alone Africa.
There's been a gale of unsavoury tales from diasporans who have had their fingers burnt while trying to invest back home. The bane of the real estate sector is its lack of regulation. The govt and real estate practitioners must think up foolproof measures to stem this tide or else kiss diasporan investment, goodbye.
