Legendguru: As a property owner I advise if you have such fund don’t build in one location I advice splitting the fund into four places get a quarter plot in different hot locations and build 2 bed down and self contain up on each of the land .total cost to build such to finishing stage will be estimated to 7.9 m each.i did similar project recently. I don’t know how much quarter plot land will cost in your area just make inquiries. As for building projects I advice anyone do not contract out buy all your materials yourself and get labor pay per day and supervise them all through thank me later coz you will save a lot this makes a lot of sense. smaller units are in higher demand and rent paid almost equal big units. thank you for sharing |

emmanuelewumi: The liquidity status given by CBN shows that there is no risk, even Osun State bond performed. There is an irrevocable order which corporate lawyers to the bond must have secured that will mandate the accountant general of the federation to debit the payment at the source, it is what is left after the deduction that the state government can spend. Lagos State government even went a step further by creating a sinking fund for the bond.
With the order given to the accountant general of the federation the bond repayment and coupon MUST be paid before the state pays salaries, build hospitals and schools, repair roads and other expenses of the state government.
Lagos State has a budget of over N1 Trillion and the current is about N100 which is 10% of the budget.
Better to buy in the primary market than to buy at a premium in the secondary market. findings from my discussion with stock broking firm reveals some special features of this bond offer interest will not be paid in the next 24 months (moratorium period) principal will be amortised and paid over 8 years along with interest no lumpsum payment of principal at maturity |
