We did not get any formal warning from the ogun state government. All we saw were markings on our property. No written notification. No media communiqué, nothing. We went to Abeokuta and we got conflicting reports both from the government office and the ministry of lands. In summary, they assured us that demolition would only start in 2015. They requested quotes for value of our properties…. running into nine digit figures. We gave them. They offered less than 20% of the current value of these properties. We asked for a design of the road so that we can plan a structured demolition of our property ourselves so as to preserve the memories of these properties and minimize destruction by their hungry bulldozers. They did not give us any. We were in the dark, confused, anxious, unhappy, disappointed. All of a sudden, we heard Amosun came last Sunday, spent about 20mins, walked about a 100m and was heard to say that work would commence tomorrow(monday).
I encourage development in every level and agree that Yakoyo /Alagbole road needs an overhaul, but why put the cart before the horse.
Amosun mentioned that he had warned us 2yrs ago about the proposed destruction. Why did he not use this period to compensate us so that we would not be in this current situation of unplanned homelessness after many years of comfort? I pray none of you become homeless, it is a wicked experience. Amosun never engaged stake holders of the area. When development started in the area back in the late 80’s and people were ignorantly purchasing the land from omo oniles, was there any advice from the government against such? If indeed there was a master plan for that road, why did the government not clamp down on development of that area during the early 90’s when development of that area was in its nascence?
Amosun has wielded his power immaturely and insensitively. Such impunity should not go unpunished regardless of the intention. Did you know that taking the road through the vast undeveloped area surrounding alagbole/yakoyo would save the government more money by saving on ‘compensation’? Why was this option not explored? This road would link to the Lagos/Ibadan express way about 5km from Berger junction.
This has exposes many problems that face our country. We the residents of this area are also human, powerless against the selfish govenrment but still human and deserve some respect. It is us today, but remember it can be you tomorrow, in another form. We should challenge such insensitivity to citizens. Most of these houses are the sole source of income for the owners. where do they go now? where would they sleep? compensation whenever it arrives will not alleviate the current distress and trauma.
God, we leave this in your hands. Fight for us, no body else will.

Here, when white people mark a house for demolition the owner celebrate.
They know they would be adequately compensated and do not need a lawyer atall.
There's nothing like present CofO, Building permit etc.
Government already have those stuff and all you need is identify yourself or bring legal papers that you inherited the properties from the original owner.
Black man no like themselves!

Government is supposed to be for the people.

The government only does that when they are compensating out of pity (normally in situations where the property was built on illegal land).





But the Government of Nigeria generally compensates change for legal forceful acquisitions. I remember how Odili gave my family about 600,000 Naira for running a HIGH TENSION line across our almost 1 acre land.. My father just turned and walked away. He thought of suing, but whats the point.

When I become President of Nigeria, I will change all that crap. angry

lawyer: Yesterday news filtered round Lagos and Ogun states that a massive demolition of properties by the Ogun state government along Ojodu/Alagbole road at Yakoyo and the Sango/Ijoko road all the way down to Ogba-Ayo is going on presently and you can read more about it on this thread: https://www.nairaland.com/1487783/over-100-building-demolish-ogun.

For those not familiar with this area, its within the Ojodu berger/ alagbole axis sharing boundary between Lagos and Ogun state. The reasons for the demolition is because the road is so tiny and its the cause of the daily traffic gridlock experienced by users of the road connecting Ojodu, alagbole, akute. The Ogun state Government intends to expand the road so that it would alleviate the sufferings of commuters who patronize this nightmarish road but it has been done at a cost that the victims of this demolition will forever count their losses and curse the omoniles who sold these lands to them.

I am quite conversant with this area and i have done some searches for some people before and i warned them about about doing a proper land verification before they buy lands in this area but most of them did not heed my advice and listened to the omoniles because the land was cheap. Now look at it! A proper land verification will show the following concerning this area:

1. The set back of the road is too close to build a house on a major highway and it has already been in Ogun State Land bureau master plan for years to expand this road and anyone that tried to apply for building plan approval in the last decade in this area would be bluntly refused.

2. All of them don't have a valid Certificate of Occupancy showing ownership and possession for the government to compensate them properly. Upon investigation the title documents most of them were parading where receipts from the Omoniles and fraudulent back dated survey plans.

3. I asked some people who were victims of this demolition whether they can trace the people who sold it to them and they said the omoniles and baales of that community have disappeared since they heard the demolition was coming. I asked them what about all the fees they paid to them such as the foundation fees, community fees, community development etc fees that these omoniles collected from them to claim ownership, they told me the Omoniles did not even pick their calls talkless of discussing issues of refund and they are seriously looking for them now to refund their money.

4. They said the Omoniles even promised, swore and convinced them that their forefathers owned the land and they had sent representatives to see the Governor who in turn re-assured them that no demolition would take place and upon a further late hour search from the Land bureau officials from Abeokuta, they discovered it was a lie.

So many beautiful and expensive properties are going down as i type this article. Massive Shopping complexes, Mansions, Petrol stations, family homes. Shops etc and its very sad but it could have been avoided through a simple land verification. Now Millions of Naira have been turned into rubbles. Owners of these properties to be demolished refused to engage professional land verification experts but chose to listen to all these fraudulent agents misrepresenting facts and criminally minded Omonile Land Scammers who have in turn ruined these people's lives. I know alot of people will abuse the Ogun state government for being insensitive to these people by demolishing their homes but then again, is the government wrong for having the master plan to expand the road and for Omoniles to encroach upon it by selling it fraudulently to unsuspecting buyers who refused to do a proper land check? Its a big lesson for all of us not to fall victim of land scams and for us to verify a property before we purchase it.
