The completed documents for plot numbers 37 and 43 were dispatched through a courier company yesterday. They are expected to get to their respective owners by Monday.

I collected the completed documents for plot 16 from my lawyer yesterday evening, its now ready for dispatch to the owner.

By now we should have been doing the fencing of this land, but some of us wanted the documents first, so I suggest we talk about the fence, since the rains might not abate soon for me to start building the culvert from which we can drive in.

Anyone who can brave the loneliness in this area can also come and start building his or her house as soon as possible, we just need to take possession of this land as soon as possible since we have completed the payment, when these people finish chopping the money I paid them, they will start asking for development levy grin

Watch out for our newest land acquisition move to Ako Nike, Enugu state. This one will be a pay and move in project, all my arrangements are geared towards the quick development of this new area, so be prepared for building your house as soon as we acquire here.

The rains has made the roads here difficult to pass, especially at the culvert area. I will spend the rest of the day working on the cost of the fence.

Yes you can get in and move around the site, but locating your land on your own will be difficult. I wish we already have an estate manager resident in the land. I am waiting for us to finish building the gate house to employ him. I will then have his number pasted here for anyone to get in and see the place.

In the interim, let me know anytime anyone wants to go to the land, there will always be villagers I can call up to show you the land in case I am not around Enugu.

COST OF FENCING THIS LAND

The perimeter of this land measures 851.66 meters.
When you multiply 851.66 by 3.3 feet, it comes to a total of 2810.28 feet
Now divide 2810.28 feet into 12 feet partitions and it will total to 234.19 partitions of 12 feet

Considering that in a 12 feet partition, there are about 8 blocks, we are going to work with 9 per line to allow for blocks that will be used as double standing pillars, this means we are going to need 9 blocks multiplied by 12 lines = 108 blocks per partition.

Multiply 108 by 234.19 = 25,292 as the total number of blocks needed to build this perimeter fence.

I will like to make the blocks on site, so I can economize things and produce at N80 per block (25,292 x N80) = N 2,023,360.00

We are going to need 3 bags of cement per partition 3x234= 702 bags x 1800 = N1,263,600.00

We are going to need about 60 trips of sand in total (blinding the foundation, block work) 60 x N8000 = N480,000.00

We are going to require about 20 trips of gravel for blinding, gate pillars 20 x N18,000 = N360,000.00

Digging labour N1500 x 234 partitions = N351,000.00

Blinding with concrete N750 x 234 = N175,500.00

Block work N35 x 30,000 = N1,050,000.00

Gate house construction (two rooms, two toilets) N2,000,000.00

Double entrance gate with high columns and designed fancy beams N1,200,000.00 (more pictures of this later)

Total N8,903,460.00

When you divide this total by 58 plots, we all will have to come up with N153,508.00 for each of the plots we own here. I will be waiting for inputs on or against this calculations, if you think there is something I added or omitted in the calculations, kindly point it out.

We can start this fencing as soon as possible as we need to take possession of our land since we have completed our payments, other works like planting of royal palms might be going on at the same time, the culvert waits till the rains stop.

I can move to site as soon as we agree on these costs, picture updates will be added regularly.

2. Gravel : 20 trips is also too much. 17 trips of Sand, IMO.

3. .Digging Labour : 1000 ngn per partition shocked ? Do they cost digging by per partition in Enugu? I was thinking digging is cost per plot? I suggest we cost digging per plot and each plot should not cost more than 4000 ngn.

I think your calculations are explicit enough for contributions to commence, I wish some co-landlords with better knowledge could comment on this, the fencing of this place will definitely facilitate development here and subsequently and increase in value of the properties. What we need to figure out is how to spend the least we could to achieve the best we want.

Now for my contribution:
1. While I thank you for dropping the cost per block to N80, I don't know if you considered "minus-ing" the entrance gate area from the number of blocks to be used.

2. The way am looking at it, the quantity of sand and gravel quoted, will cover both the walls and the gate house.

3. Just a crazy thought...How possible and cost effective is it to make the security house stand on the gate pillars as well, that is having the security housed decked on pillars with the gate pillars as part.

4. What's the Idea behind decking the gate house, I had followed one of your threads where you built similar structure for a cost of about half the number of rooms in million naira, so I was expecting one million naira to suffice for two rooms, which includes sand and gravel. Now we have sand, some blocks and gravel, if am correct with my earlier supposition.

5. Can you make a calculation of 100K/plot and work backwards? Just try some adjustments and consideration ...like building two rooms only while they use one of Ifyalways plot for toileting temporary till we're bouyant enough.

There's a thread he commenced building 16 rooms, I think he ended up building 12 with approximately half this number in million naira, ie 6 million naira. So I was expecting him to build two rooms with 1 million, am sure he understood me.


Ehm for the other one...cheesy cheesy Sorry ma, I guess I was carried away by looking for ways of reducing cost to meet 100K per plot levy, no vex.

Considering we are yet to do drainage and road, I join you to ask that Oga Spyder review and do something about the cost.

As per your over excitement induced post, just call Spyder, get my plot number from him and deposit 2 tippers of sand and 200 blocks. That's the only way I can get over this " toilet insult" cheesy

Am in support of your suggestion, please Oga Spider try and do more modification to the cost lets know if we can get a cost between #100,000 to #120,000 per a plot; the economy is too hard now but we need to secure our property.

I am with my lawyer now, and about 12 plots have their documents tied here because of one reason or another. Some are because of name changes, others are because of addresses not supplied.

The owner of plot number 47 should reach me with his address so we can get his documents ready.

Today I am collecting the completed documents for plots 6, 40, 46, 48, 54. I will despatch them as soon as possible. Thanks.

Spyder, let us fence ASAP.... thank goodness dangote has reduced cement price with immediate effect. If cement price is down and fencing completed, any surplus can be rolled over into other projects in the facility . fencing will add immediate value to this estate. So I will suggest we give a deadline for the ideas to come in, followed by the voting, then we adopt the price point with most votes. Let us get going on this issue ASAP.
