Yes I did German floor to both buildings and the wall wetness was due to a recent downpour which is the reason why I am seeking to get a screeding quotation.
Please advice. Thanks

Hello Sir, just some quick observation.
You need to pay good attention to the base of the Bungalow shown in your post l am quoting (Probably the BQ).
What l am seeing is capilary action and soaking of the bottom parts of your walls.
Did you do a german floor for that BQ?
I also notice that the foundation is very low, infact likely going to be lower than the compound flooring and any road that is constructed near you!
These are not good signs, especially seeing that your ground is water-logged and not very firm soil.
I beg you to iron out this problem before going any further (i can see that you have done well on the other foundation) as foundation problems are very difficult to correct and just waste money with the need to eventually collapse the building itself.

May God give you the cash and wisdom to go through.

A very good observation, and timely as well. In this case I submit my own 5 cent. I want to believe that if the compound level can be excavated a little to ensure that the DPC is relatively higher than the compound final finished level, then of course there won't be a way to throw the compound water out, this will require an underground water reservoir into which the compound water will flow, this reservoir will have a submersible controlled by floating switch (when there is rain, if there is no power then ensure your Gen is on) The floating switch will be set such that when the reservoir is half full the pump will automatically start pumping. ( This a method used by most manufacturing industries in treating their effluent and waste water before discharging to the environment, though there are some other process within the reservoir as well). This idea may be cost a little, but it is better than pulling down the house oo.
Concerning the dampness just use gravitex paint half way up, if you can afford it all the way fine, finished with epoxyl to make it shine and also prevent algae growth.

If after thorough check of your compound level and road level and it is obvious that compound water can't flow out to the road and instead the flood from the outside can flow inward, then this advice is applicable.

I am currently on POP, so will give you an idea on the likely cost estimation. I have 120 m² concluded already and a further 100 m² ongoing. I bought the materials quoted by the guys handling the project. For their workmanship, I paid 1k per m². The cost of materials would likely be significantly cheaper in Lagos than in Ebonyi state. For the materials and how much I paid for them, you'll find the info on page 809 onwards on this thread. I had previously posted them

Guys,
I have just received a soil test investigation report for an upcoming project and have posted the summary here. It is a mixed development but this report refers to a proposed 6 nos mini flat on 4 floors (ground floor for parking only + 3 floors of 2 units each).
Although the drawings including structural are still being finalized, what can you make of the Geo-technical soil test summary?
Your observations and remarks are welcome. Thanks

HI bro. I notifed you used 40 bags of cement and 40kg of fibre for 120sqm, may I assume that it is generally 1 bag of cement and 1kg of fibre for 3 sqm of POP ceiling?
Or are there other factors that determine this?

In addition, what would you advise? To run electric cables before POP ceiling or cables could be run later? I noticed price of cables nor de smile now oh...

I guess this guy has been warned before, and he apologized, I wonder why he is doing this again. An Architect that can keep simple rules can not give attention to details.

In drawing up your budget, that would be a safe estimate to use. I was informed later that 2 and a half bags of white cement wasn't used. If you are on ground to buy the materials and supervise the work, you can always buy your material as required. The advice of Elders and professionals is to finish with the electrical wirings and plaster before doing the POP. At least, that's what I did.

Talk to our in-house electrical experts here and they'll advise you on how best to go about extracting a little smile off the cost of cables. I bought mine from one of us on this platform. Good luck in your endeavours

Quick questions:

Anything abnormal here?

An owner wants to sell his land that is within a city and was already surveyed (the record is available and verifiable).

It is bad enough that they are calling millions like it is going out of existence and then the agents came up with these:
1. Agents' fee
2. Lawyer's fee
3. Bush entry fee.
4. Surveyor's fee.

Q1: Why does the land need another survey?
Q2: What is bush entry fee and how is it applicable in this case?

Q1. A new survey has to be done cos the new owner of the land need to have a survey plan with his/her name on it for documentation purpose and proof of ownership.

Q2. For the bush entry fee, the agent just want to collect extra money from you
