This thread is opened to document the processes of building a small 5 bedroom duplex in a rural area in Nigeria. It is a thread to promote affordable housing for those willing to construct their homes at the lowest costs possible, while imbibing the best engineering practices.

We did not decide to mold our own blocks here, instead, there is no block industry around this town, so we have to make our own blocks in this location. I am not going to include the cost of clearing this site, as the conditions here might be different from that in many other sites.

We have made about 3,400 blocks of 9" to start this foundation, and the costs of making the blocks are as follows;

1. Bags of cement N1,750 x 120 = N210,000
2. Workmanship for making the blocks N600 x 120 bags = N72,000
3. Trips of sharp sand N8000 X 12 trips = N96,000
4. Carriage and packing of the blocks N 30,000
5. Security and misc. N10,000
Total cost for making 3,400 blocks is N418,000 (this means that each block here was produced with N122.94 only)

Another cost we have incurred here is a well for water supply. This well was done for N120,000, everything including workmanship and plastering works.

This will mean that we have spent N418,000 + N120,000 = N538,000 so far even before starting the foundation of this house.

Some of the major challenges I will face in this site will be accessibility, and the consequent transportation and logistics costs. Some days when it rains, we cannot drive into this town. So the transport costs may add so much to the costs here.

We have also bought the following materials which we have sent to the site last Saturday.

1. Bags of cement N1400 x 50 = N70,000
2. Y16 rods N1950 x 30 = N58,500
3. Y12 rods N1150 x 30 = N34,500
4. 6mm rods 50 = N2,500
5. 2 rolls of binding wire N5000 x 2 = N10,000
6. 3 bundles of pegs N800 x 3 = N2,400
7. 2x2x12 wood N250 x 30 = N7,500
8. 50 pcs of 1x12x12 = N700 x 50 = N35,000
9. Bag of 3" nail = N5,000
10. Half bag of 2" nail N2,700
11. wheel barrow N6,800
12. Line, hammer, markers etc. N3,500
13. 2 shovels x N1000 = N2,000
14. 2 Head pans x N800 = N1,600

TOTAL N242,000

Grand total N538,000 + N242,000 = N780,000.00

Good observations bro, but its not a typo. When we started making the blocks, (about 5 months ago), cement was selling for about N1750 on the average then. But now the price has reduced to N1400 in that location. You are very attentive.

I made arrangements and sent these materials to this site yesterday, sadly, I could not spare the time to travel down and see the work done, so I missed the drama as the 911 truck I sent sank into the mud and took about 5 hours of digging plus another tipper to pull it out. However, these are the materials they took to the site.

I am assuming the rods we have in the site may take us high, even to the decking stage.

1. 100 bags of cement N1400 = N140,000
2. 300 lengths of Y12 rods N1150 = N345,000
3. 30 lengths of Y16 rods N1,950 = N58,500
4. 2 bundles of 6mm rods N42,500
5. Loading and offloading charges N10,100
6. Transportation N40,000* (when the truck sand, there was some expenses like trans-loading and pulling out the truck)

Total materials bought yesterday is N636,100

When you add this to the previous balance. We have a total of N1,416,100.00 spent so far



Please note, that many of the materials we have now will take us through the foundation, walling and the deck.
