I envy the fact that you didn't have to pour money into a fence right away.

My N1.2m for fence to secure the land would have fast tracked my small bungalow build instead,

Mind you... Oga Spyder is probably the "Igwe" of this village... so who gonna tamper with his land?

True, I thought of fencing, then I remembered that I may not need to secure anything now since there are good neighbors and relatives always passing and watching everything for me. I only get to show them some appreciation sometimes. So far, I have spent about N8,000 on PR to the neighbors.

Did you make any changes as they were cutting out the space or everything came out as envisioned?

We bought additional materials today to be used on the upper floors of this house, some of the materials might last till the parapet of this house, and we might have some remnants even after that.

1. 50 bags of cement 1400 x 50 = N70,000 (concrete cast, lintels, columns)
2. 50 1x12x12 planks 700 x 50 = N35,000 (column and beams carpentry)
3. 6 trips of sharp sand 9,500 x 6 = N57,000 (making of more blocks, casting concrete and block setting)
4. 1 trip of stone 22,000 x 1 = N22,000 (concrete cast, lintels)
5. 25 lengths of Y16 rods N1,950 x 25 = N48,750 (Columns, parapet)
6. Carriage of blocks upstairs N10 x 1,260 blocks =N12,680
7. Making of 19 bags of cement x 700 = N13,300
8. Transport and loading of materials = N18,000

Total N276,730.00

Add this to the previous total and we have N4,015,211.00 spent so far in this house.

The layout of the rooms will remain largely unchanged, I only changed the window design, I will like to have the double windows shown at the left side of the ground floor to be repeated at the right hand side, then on all the upper floor frontal rooms, so the look will become uniform.

Bros, I like your figures so far oo. very envious.
In terms of wood, when building in a place like Lagos, apart from using marine boards what other steps can one take to reduce the amount of wood that one uses ?

Some of the major challenges I will face in this site will be accessibility, and the consequent transportation and logistics costs. Some days when it rains, we cannot drive into this town. So the transport costs may add so much to the costs here.

We have also bought the following materials which we have sent to the site last Saturday.

1. Bags of cement N1400 x 50 = N70,000
Please are all the rooms ensuite?
2. Y16 rods N1950 x 30 = N58,500
3. Y12 rods N1150 x 30 = N34,500
4. 6mm rods 50 = N2,500
5. 2 rolls of binding wire N5000 x 2 = N10,000
6. 3 bundles of pegs N800 x 3 = N2,400
7. 2x2x12 wood N250 x 30 = N7,500
8. 50 pcs of 1x12x12 = N700 x 50 = N35,000
9. Bag of 3" nail = N5,000
10. Half bag of 2" nail N2,700
11. wheel barrow N6,800
12. Line, hammer, markers etc. N3,500
13. 2 shovels x N1000 = N2,000
14. 2 Head pans x N800 = N1,600

TOTAL N242,000
Grand total N538,000 + N242,000 = N780,000.00
Are all the 5rooms ensuite? Thanks

That was a very quick response my oga.My God bless you and give you the enabling grace to finish this project IJN.
pls Sir one more question what is the maximum you will expect me to mould for 6'' block.
[quote author=spyder880 post=40701397]

Good job oga spyder;
I have a question. Looking at your structure and Responce; We are about moulding 9 inch blocks that will be used from dpc to lintel level/ of our duplex; thereafter use it from decking to roofing. We have decided to mould 30 blocks per bag of cement as you did, as against 40 blocks per bag that was done and used in completing the foundation to German floor. Will there be any negative impact on the building due to the variation of the blocks. ( I understand we shouldn't have gone up to 40 blocks per bag; it's been done and regretted anyway). My concern is if it will affect the buding ( foundation) using the more stronger and I believe could be heavier blocks we will make now to use from dpc level,as against the one moulded 40 per bag already used.
Thanks

It can't be same.it's the dimension people here would use to calculate. Estimate are diff from guess work.but if I must go by what you are saying then I must employ you To go fru Spider's cost analysis and use it as a guide.House hope I spoke well.

It will be better if a structural engineer carries out a physical inspection before coming out with any recommendations.

The ground floor and upper floor rooms..........

Mi oga, am looking at this your small plan o. Is 168sqm for each floors living area or combined?

This "feels" more than 1,800 square feet.
