For the structural design and detailing, i.e. the drawings responsible for the stability of your structure, i will do a perfect job with just N150,000:00.

Full working drawings with all design parameters taken into consideration.
Bar bending schedule inclusive to make reinforcement preparation and placement more convinient for you.
This job is very professional and should ordinarily cost a percentage of the cost of the building. However, this rate is to the advantage of nairaland clients only.

You could go for cheaper rates that will eventually cost you your house though.

You will need the following set of drawings/documents

1. Architectural Drawings (6 sets of A3 Drawings design with FCDA building approval consideration and duly stamped 7 signed by ARCON registered Architect) @ 150k.
2. Structural design and detailing drawing (6 sets of A3 structural drawings, with bar bending schedule, calculation sheets all duly stamp & signed by COREN registered engineer) 120K
3. M & E Drawings 80k
4. Bill of quantities - Optional ( but very important to know the total cost estimate, and cost estimate at very stages also very good for cost control) @ 50K
As per the price range of construction no one can really be certain about it until the drawings are ready and the Bill of quntities is prepared. But from a particular bill of qty for 2 storey of 6 three bedroom flat i was supposed to worked with at Federal library staff qtrs also in Abuja the bill sum was abt 33 million plus, though that was prepared in  some time late 2008.

Watch out for some non reasonable charges. beware of scammers they will give you extremely cheap price and end up scamming you or give you a no-fuctional drawings that might rejected at approval office. the Abuja approval processing is very strict. Our track record speaks for us better.

Sir, 1800sqm is 3 standard plot. Sincerely , my fees does nt include FCDA bjut only ARCON & COREN Stamp. But I can assure u dat my Designs is up to Approval standard. I can go to Town planning office with u to check d drawing while u pay me as soon as officer satified with my designs, collegues na free world oo

@Lororoso, the fees does not include FCDA charges, approval charges is based on the volume of your building (L X B X H) multiply by the applicable rate to the proposed location of the side. Meanwhile the fees may vary because the quality, standard and output of the work also varies. Meanwhile if we are to go about standard charges as set out by Government we will the charges all put together might be running to million. but our rate is considerable and affordable.

thanks 4 all the contribution but i have decided to hold off 4 a while until am sure i have enough funds to complet the project but in the main time any one with idea on how i can generate some income with it by leasing 4 people making block etc that well be helpful

Hi guys.

Want to take on a project but as a first timers I guess is best to shop around n see what is happen as I know lots of talented Nigerians out there with good drawing skill.

I have a full plot of land in lekki area and honestly I don't even know what I want on it, first am not the supper rich guy so am just looking for something very nice and sure fit the area where the land is.

So idea of what I want is a nice down stairs house, 3bedroom flat which will be for my own use with the master bedroom very spacious and would have a walk in closet and it own bathroom and toilet for sure, and the rest 2rooms will just be standard ensuite bedrooms with one visitors toilet but I also want to add an investments flats on this same place so am thinking of having 2bedroom flats X2 as well, so I need a nice beautiful design for my new home and want something that will not cost me arms and legs too but am also not looking for a cheap crappy house too
And pls anyone sending me Email should break everything down 1 by 1 and pls advice too if he or she or their company can help get approval from the Lagos state government too on buildings, and cost to have a qualified builder to supervise this project too.
