Lagos is a port and the most populous city in Nigeria. It is the second fastest-growing city in Africa and the seventh in the world. The population of Lagos according to the Lagos State Government, was 17.5 million. These figures are however disputed by the Nigerian Government and judged unreliable by the National Population Commission of Nigeria. The latest reports estimate the population at 21 million, making Lagos the largest city in Africa.

Lagos is a metropolitan area which originated on islands separated by creeks, such as Lagos Island, fringing the southwest mouth of Lagos Lagoon while protected from the Atlantic Ocean by long sand spits such as Bar Beach, which stretch up to 100 kilometres (62 miles) east and west of the mouth. From the beginning, Lagos has expanded on the mainland west of the lagoon and the conurbation, including Ikeja (which is the capital of Lagos) and Agege, now reaches more than 40 kilometres (25 miles) north-west of Lagos Island. Some suburbs include Ikorodu, Epe and Badagry, and more local councils have recently been created, bringing the total number of local governments in Lagos to 57.

Beware of Fraudulent real estate agents

Ibeju Lekki
Beware of buying land in ibeju lekki from just any real estate firm, some of the lands in Ibeju Lekki have incomplete or no approval from the state government before real estate firms start selling them. Most fraudsters will claim to have sold a lot of lands to prospective buyers, they'll sweet talk you with the fact that very soon the caterpillars will come to the land to clear the place and de-liminate the roads. A Lawyer reveals that when asked what accompanying document they have, they'll say and they that they have applied for the gazette and the excision is under processing at the Land registry at Alausa.


Badagry
One has to be very careful if you must buy any land in Badagry, because many lands there are either under Government acquistion for either tourism or other purposes. You don't want to fall victim to Land scam artists selling land to unsuspecting people. Recall that the Nigerian Police demolished over 500 houses for building on their lands sold to them unsuspectingly by Land fraudsters.

Ikola Ipaja
There is a land here in which the said owner claims is hitch free. They'll show you a survey plan mapping the whole area in their name including receipts. But a deeper insight will show that the land offered for sale falls within Ipaja New Town Scheme. It is recommended that one always watches out for the red-flags when land acquisition is involved.

Ifako Gbagada, Kosofe
The agents of this particular lands located off Adegbenro street in Ifako, are really forceful and would threaten buyers to pay up quickly to be able to secure the land. Investigative Lawyer reports that his client was to pay about N20Million for that plot of land, but was wise enough to conduct a search.

Badore Ajah

Everywhere in Lagos is dangerous!

I remember our house then in Oshodi, my parents have been there before my birth. One year there was heavy rain and our fence collapsed.

After some months my father gathered some money to renovate the fence. Guess what? Omo onile!!! They came and were requesting payment before we could renovate the land.

As if that wasn't enough. They came in about three batches. Each batch claiming to be different from the previous.

And worst? They did that everyday till we finished the project!

So when some people abandoned Lagos for Oyo, Osun and other so-called rural states , we know what we're doing.

I can't let my children go through what I went through.

When purchasing a land not just in Lagos, do well to chart the survey to know where your land falls, if it is under agric or Government acquistion, Run,run,run!

It is also worthy of note, that some bad eggs flies coordinate in other to decieve client's...


However we are the right people to talk to, when it comes to architectural plan, structural and M and E designs

always expect to get into trouble when you part with your money for any land anywhere without seeking the approval of a lawyer versed in land matters before paying.

Excision in progress, hmmn.
Excision is 50-50.

If anyone offers to sell you land with the excision under processing, ask that person how many of the land they've been selling got excision after they processed it. Most have None!
