@ marabout , it is not everywhere in ogombo that require a raft foundation, there are lots of plots that are dry and in an upland, that should not require a raft foundation if you are building a bungalow for instance, ofcourse you must run a raft if you are building a duplex or storey buildings, it is even better that it is raining now, so you will know the kind of land to buy, this is the right time to buy.

Dear Nairalanders,

I bought a piece of land for myself this february in Ogombo. Tony Flez acted as my agent. I saw one of his threads on Nairaland and I called him up. I called lawyer around the same period as well to intimate him on my intention to buy land from Ogombo via Tony Flez, he spoke very highly of Tony.

I met with a representative of the family and I had no qualms with his 'presentation'. Tony and Lawyer very perfect gentlemen and professionals through out the entire transaction. I don't mean to over sing Tony's praise, but he is a very gentle and transparent individual. Even after buying the land, he helped me negotiate with the guy's that will clear the land and he did it as if he had known me years before now.

My only regret is that I didn't have enough money to buy more than a plot.

I am currently in the process of getting my governor's consent and that process too is going very smoothly.

^^^^With all those amenities (Light, tarred Road, e.t.c), where will you get it for #850K in Ikorodu?
Three years ago, l bought for #1.2M along that main road that runs in front of the Lagos Govt Housing Estate (After The Petrol Station and before the Maternity Clinic) down to the sea!

@marabout, i dont have anything doing with ikorodu at the moment, i need to establish a relationship with the omonile and also do a proper investigation any area am advertising, this can not be achieved in a hurry, there are couple of omonile issues with ikorodu the last time i did something there, but i think it is getting down now, i will embark on it soon hopefully. just like firstpage wrote it is truelly difficult to get property for that price, you need to increase your budget. @felibaby, yes you can get plot for 2m and a little above it, plots are getting expensive now cos of the development coming arround, and the omonile guys are getting wise (their mouth don wide) so to speak, some times i negotiate these plots down myself to suit my clients budget, i know money is not easy to come by, but the omonile guys to dont see it that, just contact me for details

Lawyer , am interested in buying a plot of land in one gated estate in Sangotedo. The land has a global Cof O and a Governor's consent. Do i need to do a search with these documents ? By the way, am new in town and i throw a salute to every one.

c of o and governors consent in sangotedo? thats strange. i am aware that land in sangotedo are gazetted so you need to be careful about this acquisition. running a search is seriously advised. however, to be on the safe side, i would rather advise that you seek to acquire land in areas like ogombo which has a global c of o. i currently have 8 plots behind golden park estate in ogombo, dry and partly fenced going for #4.5mil per plot. land also has government approval layout and is a corner piece. documents are currently with me for your perusal. adax oil has an estate directly opposite this land. let me know if it interests you. my name is sam, 08185438947 or 07042088986

@tonyflez --- Any update on your transaction with Felibaby. I think the forum will be interested to know how it went, this will encourage other interested parties to follow up with you,

@Lawyer --- why paid another N100,000 + for the families to sign the land documents after paying same families for the land. Also your mentioned "Agency and legal fees range between 10% each” that amounts to additional 20% of the land cost (if you add the N100,000 +, that is paying an extra N400,000 + to the cost of the land) . These extra charges don't make sense - 5% for each party (Agent and lawyer) is fair enough plus the original cost of the land. Just my personal opinion.

@gobi38, i have sent my contact to felibaby and am sure she must have called, i get quit ba number of calls from a lot of people, felibaby is just her username, i just completed a transaction with one miss odutola f also with a naval officer lt l oginni, and the transaction went very well, 3 days ago i did one with one mr c osimen who happens to be a uk base, this was done with the nairaland lawyer, some clients dont like me putting this on the forum.

aspa the agent and legal fees, am sure tyhe lawyer did not mention that is fixed price, they are subject to negotiation, also if you buy a property anywhere in lagos, you must pay the commuinity/ family to sign you deed of assignment, this has been the practise, in some areas, it is more e.g ajah with olumegbon, the lawyer did not formulate this.
