They should not wait till the illegal structures are completed before they start to demolish just as the useless FHA is doing. Any ongoing construction that is illegal should be brought down.

BTW, the incompetent FHA should look into the main Festac Town where almost all residential houses (block of flats) at the ground floors have been converted for business activities. Duplexes along the roads aren't spared either. They have almost converted all to commercial centres.

I'm a town planner and I can tell u that all developers with building under construction were duly notified, marked, served a stop work notice and demolition notice. The problem is the actual demolition takes time, process and Approvals which makes it seem like the authority looks away. This also give people the confidence that nothing will happen and other builder willingly or innocently develop such area.
The annoying thing is that when u advise people against such they will tell u that u don't know what u re doing and make example of people that has already built and living without issues, what they don't know is that each houses has a file in the office that contain all the notices served with pics to back it up waiting for the day d approval will be given.

They are part of the problem we have in Lagos, imagine my area where land values around 20m to 30m just because this igbos want to turn every part in Lagos to their properties, they will offer to buy the land for 80m and making land values skyrocket everywhere in my area, even the real indigenes can't afford lands from their hometown cox of this igbos

The oba has nothing to do with it, it's the buyer cox once they hear they have put up a house for sale in the area and the owner wants 30m and probably have gotten someone to pay the 30m, the igbos will go behind to offer the buyer 70m for same land owner wants to sell for 30m and as you know, owner can't get offer of 70m and still want to sell for 30m.

Immediately owner gets 70m for the house, the owner of next house beside the sold house will hear about the value the owner sold his house n he too will now put up his property for sale for same 70m but another igbo will come and offer 100m and that's how they keep increasing land values in the area and making it difficult for indigenes to afford it.

Wish government can place land values in every area and whoever sell land beyond the values will face government...

Socialism or better still communism hasn't worked anywhere. Check Venezuela and Zimbabwe, where the government control the prices of lands and who gets what. Sha, in my usual schadenfreude state, I will like communist policies to be implemented in Lagos and environs. grin

You cannot sand fill water bodies to be building estates

It's so rampant lekki, ikoyi(including banana island) down to Ajah, Sangotedo to Epe

People should ask questions before they buy land and start sand filling

I know guys that bought up many lands those lekki, osapa, Chevron axis
They even sounded out those available opportunity to me then but thank God I didn't key in
Developing close to American international School in the FCT
Heard it's already sold out

Which means more tears will flow in the next ten to twenty years once the government faces those areas. grin grin

This is not about whataboutisms. Those who have ears should hear. You dare the state, the state will bring down its weight of the law upon you.

This is Lagos state Government and FHA spending a lot of resources and time to fix the problem and at no expense to any of the violators unlike Anambra state government that imposed such expense to serve as deterrent. Perhaps Lagos State Government may soon adopt that to serve as deterrent too like Anambra.


FHA asked them to stop building and they ignored the order, so what should FHA do? Keep calm? A federal agency? So no power of enforcement?

This is a sad reality but the truth is that many unsuspecting people get scammed while trying to purchase properties in Lagos. Many of those who might have sold these lands or finished buildings to the victims of this demolition can no longer be reached. They have abandoned their clients to face the music.


How could this have been avoided?

1. Survey Plan

A Survey Plan is essential for determining the precise boundaries and dimensions of the land. This document helps prevent boundary disputes and ensures that you are purchasing the correct parcel of land. Always obtain a copy of the Survey Plan and verify its accuracy

Getting the survey plan isn’t the ultimate solution. The next step is to take the survey plan to the Ministry of Lands and verify that the land falls within a suitable area on the Lagos city plan.

Enquiries could have been made at both at lands and survey department or physical planning unit. Developers and real estate investors should take note of this.

Such due diligence would have revealed if this land was suitable for building a house. These people would have saved a lot of money and heartache.

Documents! Documents! Documents!

So houses in Surulere and some area in the island and mainland converted to shops should be demolished.

Actually on the Long run it will bud well for South East

Because those igbos that invest in Lagos real estate have the finance to invest in the East

So this will cause many of them to transfer there interest anywhere else: South East, some states in South South and FCT

These three places have a very huge potential for real estate Development even more than Lagos.
Because Lagos real estate Development markets are over saturated

So it's a win win for everyone
