Its 5bedroom fully detach deplux and fully furnished at ikota villa estate, for example since i bought the property 2015 i have managed to collect 3 times rent from 3 different tenants, sometime for them to move out is a problem 3 months gone and another 3 to 4 months to get a new tennant, regards to the damage as soon as they leave you have to repaint the house in and out, changing toilet, bathroom fittings, lights, and treatment of the borehole before you know it a million is gone, what i was told before buying the property is not what i am seeing.

So sorry about what you going through, but this comment up here is the street comment, it's the reality. Nigeria business environment doesnt obey LBS theories, so una think people will prefer this rather than sleep, wake up and collect your semi annual sukuk rents? Because you are street smart and doing well in the real sector shouldnt make one condemn going for a safe option. No be everybody sabi agbero style of business.

He who goes for that property can afford it effortlessly almost 80% of the time.
Default is rare.
Na all those old, backwater properties weh tenant dey drag with landlord for wella

Controversial human being... grin you don go Banana Island before? If you go there, you go see sey dem no born 1 million Boys Brigade to near there. Na shoot at sight ooo.

On a more serious note, bro, you should let go of some of your proclivities so that you can harness the wealth of knowledge and experience this thread possess.

Also, endeavour to make contributions with the intentions of learning more, rather than wanting to impose your ideologies and contrary opinions. It is not a challenge.

Your account is new, so it is safe to assume that you just discovered Nairaland, unless you have been a guest all along or you have multiple monikers. This thread has survived this long because of the constructive contributions anchored on continuous knowledge sharing. We hardly hoard information here. All you have to do is keep asking.

Some months ago, someone gave a detailed exposition about how he started his lending business during his Banking Graduate Trainee days and grew his capital base to tens of millions presently. It was a rude eye-opener for me! If i wanted to tow that line, i could have just sent him a PM and, if he could divulge so much here, i am sure he could have also walked me through privately as well

Late last year too, just when NTB started its decline, you needed to see the discussions that went down here about techniques to be profitable in real estate. It was really really enlightening for me. If i were to venture into real estate today, i am sure i would avoid the pitfalls most of our elders here made when they started out earlier.

Shares and Stocks nko, Elder Emma has taken us through salient tips one should know about Shares. From choosing a broker to even recommending stocks one can immediately buy into, everything was laid bare here.

Most times, when these discussions are about to begin, it doesnt start with the headline "This is a secret". No! But you will definitely spot secrets our formal education and street knowledge couldnt provide. Only practice and experience afforded it.

Capitalism dont exist here, bro. We share information freely, and just like someone pointed out earlier, the sky in here can accomodate all the birds.

Hello thanks for this piece, can you recollect the page where the person share the lending business experience..will be very grateful cos have searched through but couldn't locate it

Please can you explain how VGIF works? It appears not be like a money market fund in terms of accrual of daily yield. The daily price list available on investment one's website states that yield has been around 10% but an investment of 5mil has brought just 5k after a month. Kindly enlighten me. Thanks.

Can someone explain more of this cos even at 8.5% interest rates as advertised monthly returns should not be less than 34k on 5m investment. I just opened an account with investment one VIGF and about to fund the account but I have to pause till I get some clarification

I joined the banking industry in the year 2012 where I met a colleague who joined from a bigger bank, although I joined as a graduate trainee while he joined as very senior officer.

One blessed day I engaged him in a talk on how we could have side hustle added to our salary,he said everything boils down to Capital for which he had none due to the project he had at hand. I quickly asked like how much are we looking at and he said at least a million naira. And lo and behold,I had just N360,000 as a fresh graduate. He requested I bring the cash and that was how we started,he showed me how to draft the agreement and how to recover funds from customers.

The first cash we gave out happened to be my money and the interest was shared on a 60/40 basis but as time went on,I was reinvesting my interest and the money kept coming.

2016, I resigned my appointment, because the stress was getting out of control and my mentor had already left to join another bank being a professional and very intelligent at his work.

That was how it has been ever since 2012 and currently, i have very solid customers base through referral that I can transact business without going to their offices or even meeting them. To further preserve my capital, I was able to secure about four landed properties in Abuja one in my village.

The loan business is very lucrative,as I have introduced my wife into it and my younger brother is coming on board.
Caveat is; get a mentor and have a targeted market and u will succeed. Do not listen to people as many will talk u down.

Funny enough no one has ever owed me since over 7years.

Whao, quite impressive sir, please I want to ask, how did you arrive at the interest rates you charge your customers and is the business run through an app or just simple manual paper processing?

I have been doing it for the past 7years and today,I am absolutely fulfilled.
I actually started very low in 2012 and I have been able to grow my capital to the tune of 35million.
The inflow has been consistent for all these years.
Caveat is; do not give above 10% otherwise u might loose all ur cash and another thing is that u have to be mentored before u can venture into this kind business.

I started it while working in the Bank and I had to resign because I got another job that was less stressful.
U could do it if u are interested.

Hello, can you please share details of how you were able to do this?

It does not matter, most auditing firms prefer renting their offices, just like some Treasury Bill investors who are tenants but have money that can buy houses invested in TB

As big as MTN is making profit after tax of over N200 billion in a year, they are tenants in the property where there head office is located

Oando was also a tenant in their former head office on Ajose Adeogun

Even Total is a tenant in Eko hotel towers

This is unrelated to the refugee topic; however, this is actually big in Canada. i.e. nepotism aka man know man.

My last employer had a husband, wife and wife's cousin working in the same office.

Moved on to recent employer in a different province, and I have worked in 3 different offices/dept.
Offices had the following characteristics:

Office A: Husband and wife, a co-worker and her bro-in-law.
Office B: Father and son, fiance & fiancee.
Office C (Current office): Husband & wife, father & two son, father & daughter & son & in-law, father & 2 sons (intern students), brother & sister.

I am still discovering other relations on a weekly basis since it's a big company.

I have also deliberately left out relations working in different dept. Those ones are too numerous to mention. cheesy

Even though all her qualified for the jobs, it's definitely not a coincidence.

Bro, if you have worked in most American multinational companies including the ones in Nigeria, it's the same. Most of them allow siblings, family etc to work in same company you just need to declare to the management and you good.

Yes. It also gives the same benefit as ASET in Alberta. Some employes/ jobs would require a CET or Asct designation.

Thanks, appreciate the feedback

I am not sure if APEGS, APEGS etc recognizes HND or not. You may want to carry out a research on that. I do know that APEGA does not accept Bachelors in Applied Tech or Bachelors in Technology (from non universities) for registration as Professional Engineers or EIT.

However; if they don't, there are engineering tech regulatory bodies like ASET in Alberta or OAECTT in Ontario that regulates Engineering tech diplomas.

https://www.oacett.org/

https://www.aset.ab.ca/

https://en.m.wikipedia.org/wiki/Certified_Engineering_Technologist

Thanks alot bro, but do you have an idea of any of such body in sask? And if you are in sask can I reach you on WhatsApp please...thanks

I can't think of any certification for Asset management or reliability engineering either required/or listed as an added asset for jobs in your field.
You will need the experience in the field plus the regular Elect Eng degree (EIT, PEng) or diploma in Elect Eng tech (CET, A.ScT etc. If the engineering regulatory bodies do not accept HND, the engineering tech regulatory bodies will accept it). You might be able to find an online certification from a Canadian institute of learning that could help employers look favourably at your resume. Bow Valley college for example has a continuing education program in Asset Maintenance for Plant engineers, techs and specialists in Canada.

As per getting a diploma. it depends on your career goals and aspirations. Some get jobs without having to go back for a diploma while some only get good jobs after. I can't say if you should get one. College application fees are cheap. You can apply a year before the start of the diploma program, while still actively searching for jobs. At least you have that one year to test the job market before considering going back to school. However, If you decide to get a diploma, endeavor to attend a program that offers a co-op option.

Hi Salford, just want to confirm what you mean by Engineering Tech regulatory body will accept HND? Is that same as APEGS?
