I Have a duplex here in lekki which also has a 1bedroom flat in the same block for Rents

There’s a bathtub in every toilet including the 1bedroom flat I rented out

I decided to rent the 1bed room flat to this man. He’s a lawyer and he is married ,what I noticed is that his wife is jobless and she waste too much water
They use the bathtub everyday and that consume about 400litters *(2) =800 litters of water and also uses the washing machine daily
This bothers me because we are using the same prepaid meters and I am the one who pays the basic amount
He pays just 6k every month which this last bills was 34,600 naira for electricity

Before I got the tenant ,I pay just 6k-8k per month for electricity

I use to pump the storex twice in a week but now sometimes 2 times in a day
She washes and use the bath tube everyday , the machine and use other appliances

Please how do I caution this people since they moved in I paid for another prepaid meter and nothing is delivered till now

Madam or Oga.. the gradual increment in your electricity bill from average of 8k to 34k is not solely because of the careless way they consume electricity, recall early last year there was about 70% increment on electricity tarrif. This account to hike in electricity bill u get now, i.e your prepaid meter total monthly recharge

Secondly, let them understand the essence of electricity management because you r using prepaid meter. Explain in Details to them how to manage consumption n the benefits

Lastly n most importantly, since your bill varies month on month, don't ask them to pay any fix amount any longer. Let them pay like 25% or 1/4th of whatever you consume in a month.
This will make them conscious of it, and when you bill them less in a month you guys didn't consume much.
It will make them manage this so they pay less again

Please note before u demand for 25% monthly vending amount fr6 , please consider the appliances they are using vs yours so u won't cheat them. Fairness is virtue, i.made this base on information u gave not ascertaining if it's true or not

Meanwhile, u never made mention of air-conditioners
Is like u r d only one using A.C in the house?

Do u know why the wife is jobless & has the husband come to complain to u?Do u know if she has a health condition that will make working difficult for her or if she has been trying to secure a job without success?

If the water consumption is the issue take it up with the husband.You have concluded it's the wife's joblessness that is the reason she is using the bath-up excessively.
At worst you give them quit notice and get a tenant that would use the bath-up once a week!!

I just decided not to say anything so it won't look like I'm abusing him.

Bros I feel Ur pain.wish I'm in Lagos .the problem u are facing u believe u never used a consultant,Ur problem is very very avoidable.

1 Get a prepaid meter

2 Get a seperate tank for their flat

3 Ask an Electrician for a Knife switch very common,so when u get a prepaid meter,When Up is tenant,when down is u the landlord with the water pump common,so with that every body can pump water from their own meter.Getting a meter now very easy bro,abeg don't use d word joblessness again bro,d country is not easy.

I doubt a water pump will consume that much power.
Its. 75hp or 1 hp. Max it will run for 45 minutes.

I don't see how that will impact on your nepa bill.

An ac is the greatest impact on nepa bill

Also it is the dry season. Baths are the only way some people can cool down.

get prepaid metre for the 1 bedroom. Give them the condition like, they pump one week while you pump the next two weeks by so doing you would have successfully divide the bill by 3 with them paying for 1 part.
Going by the above, your savings over a year would write off the cost of the metre and then you have successfully solve future problem and saved yourself from the current emotional torture.

You Have to exercise patience for the new meyer to come in but before that you need jeep bearing with them..

So if he is a Catholic man he will allow u to send him packing from Lagos because of your own excesses. I am once a tenant, when I noticed my co-tenant wastefulness, I bought my own Jeepee tank and pump when I need water.

Try and find a way to be independent and by dat time do anything u like with it.

The same way my neighbors here will be draining my water. I told them my borehole has an outlet bring your own generator and pump to your house. It become a problem for them. People just like free things not minding the cost on the other person.

Anyways the solution is simple, call for a brief meeting/orientation and make them understand ur pains, was in the same shoe as urs untill last week, i have to tell them i cant be their Jesus or Mohammed. Infact i had to sit dem down, loaded a prepaid and make them check the unit, after pumping we checked the unit again, we did the calculation together and make them realise the cost. One other boy squating with me will leave his light bulb and fan running and leave home till he returns in the evening. Now everyone understand the Maths.

I don't like nosy landlords .call the guy to address this issue . The best way to solve that problem is by getting a separate meter for that guy or there is arrangement which some do with nepa where by the charge that separate house Along while the prepared is connected to you only . Lease with nepa they will get it done for you .

no mind those land lord/lady.....the day i came home with my first car to where i stay, land lady became instantaneously jealous. She will deliberately move her car from her frontage to come park in the tiny path where every passes making it inconvenient for people to pass. What she wants to gain from that, we don't know. All that started immediately i got a car.

It's well, just wait for the prepaid meter and connect the borehole to their own prepaid meter, in that way the husband will caution the wife to moderate the use of water and how she handles those appliances, those appliances really consumes voltage.

The property only got one prepaid meter today, new meter is still on order (not yet delivered).... Might not be delivered within 22 months........

So a separate tank, is never a solution...... Today ......

Call a meeting and inform them about your plan to triple the service charge fees - Of cause they will lament about your intend plan but give them the option of cutting down on water/power usage. They will definitely change and amend - No body wants an additional chargers / billing this period.

This is quite easy. No need to caution him. Show him past receipts when it was you alone and now. The difference will be his to pay. Also, this will put strain on your pumping machine, you may add a bit of service charge on it.

You can't control how people use water.

That is why water is in generous supply of all of GOD's creations.
Water and air, infinite supply!

Electric bills, I'm sorry, maybe you put the cart before the horse.
Get a prepaid meter.
"Be on the neck" of the "Nepa" officials till they deliver the meter.

Please do not listen to the advice of Landlords here who pump water for their tenants ONLY when theirs is finished. It is pure wickedness.
Very wicked. Why not get them a separate card meter or electricity line?

There are people who wear their clothes only once and wash it. They need water. Because they are neat people.

Should your tenants bathe with half bucket of water only?
Get a another prepaid meter for them!

It is simple.
Let them bear the burden of the cost of their water usage and pumping.

Man! Landlords and tenants should never leave in the same compound or share any amenities!

The other day another one was on front page, saying after 10pm his tenant's gen ought not to be on?
Like seriously?

The small power humans lay their hands on is to exercise control upon control on others?
