it depends on the state. in my area with that kind of money you'll finish the house. your choice of designs and plan also determines how far you go with the money

If the land is not part of the 3million, it will roof it provided you have the needed experience in building. However, l can see you don't have it so look for a CLOSE FRIEND with the experience to assist with costing of materials and supervision to prevent wastage and over pricing.

This is my candid advice, invest the money in a business u can manage or go for an investment u r sure will continue to bring in income for @ least 10 - 15 yrs. Then use d proceeds to build a house, while d investment still brings in profit. Although u need to b financially disciplined to keep ur target in view.

Is it necessary or urgent to build that house now? I suppose you are young man. Of what use is it to spend all that money on a house only to return to your current financial state again right after? Why not invest the money first and build a house later? Why don't you invest the money into business and see that you set up a system that yields returns for you annually, and in a couple of years you build the house of your choice with part of the proceeds, while your system still stands, running for you?

My advice don't ever tell anyone that you have 3 million naira, just try to get estimate. Also I think the money will go a long way provided you will supervise the work yourself. Start the work and with time you will work and make more money to complete it. Though N3 million cannot complete the building.

I actually laugh at the responses because I wasted lots of money on my first building project. Now i build with ease even on a very tight budget.

N3m will complete that guys house. But you should know that at this stage of your house, roofing and finishing is twice the price of your block work. So keep building. If you spend 1.5m getting your house to " about to roof level ", them you will need another N3m to complete the house' roofing and finishings.

if you don't mind, I will give you a simple sketch of 3bedroom flat that 3m can complete to a habitable level free of charge. then I will give you techniques of handling labourer to minimize cost of workmanship. i will also give professional advise on effective material management

I made same mistake with the OP, now I intend to sell the house so I can use the money to set up a business.


@Op, if you must build with that amount, just have it at the back of your mind that that money will not give you a standard bungalow.

Since u said it is rural area, it will complete d building excluding fencing.
Cost of Labour is very cheap in rural area. I used 3.64 million to build a four bedroom flat including a moderate fence at Ondo. The finishing is basic but complete.

I pray u don't fall into d wrong hands.

You have 3 million naira to spend on a 4 bedroom apartment abi.

Hope my breakdown would be helpful base on personal experience.

Land in New Lagos Locations ( Mowe, Ibafo, Ofada, Magboro, Ikorodu, Agbara etc) N600k average in interior parts or average of N2m per plotin outer parts. My recommendation is you buy half plot of land. Prolly 30 by 120. Budget N400k for this.

Balance N2.6M

Forget fencing for now.

Borehole - 120k

Block 9 inches for outer walls and 6 inches for inner (4000 pieces) AVerage of 500k

2 "20" tons of sharp sand and 2 gravel - N134k

Cement to lintel stage - 50 bags - N100k

Workmanship - digging, foundation and setting to lintel - N140k

Omonile foundation money - Beat it down to N50k

Lintel and Last 2 coaches - Cement 30 bags for round beam - N60k
Welder - N80k
Carpenter - N25k
Bricklayer - N60k

Roofing

planks for roofing and logging including carpentry workmanship - N300k

Step tiles aluminium - N350k
