Thanks for the insight. I am even considering changing to 2 bedrooms of four units.

What if I am doing 2 unit of 2 bedroom flats? To what level will 3.5 m reach?

I'm supplying materials but my builder thinks that plastic membrane cover is a waste since the site is on a hilly rocky outcrop.

He also thinks that we don't need to use wire mesh on the German floor. He's confident on the soil and the mix he's going to use.

What says yee of great knowledge?

I think your builder is right, if the soil is firm and on a terrain with no history of ground water, you might leave the membrane and the mesh.....but

(hope this gentleman will not start compromising on arrival?,) EgunMogaji, are you sure you wouldn't have looked at it differently if you are still over there at yankee cheesy

Happy arrival, still hoping to see the action bro.

Thanks Spyder.

I hear you about situational compromise and I have to keep that in mind.

As far as action, I'm to meet some area boys tomorrow about settling them for protection my site from being stolen angry I'm really looking forward to meeting these illustrious sons of Ibadan.

Who sent them to secure the land? Was the land ever in danger?

I'm confused myself, did I buy land or a box of sardines? grin

I guess it's like shop owners paying the mob for protection so that there shop window pane doesn't get broken by other hoodlums grin

So my Lawyer, who handled the transaction, is of the opinion that it's easier to just "settle the boys", that it's unemployment. This I understand but they need to stop trying to make it look like its some legitimate and required tax.

It could turn into a bloodbath the moment you settle them. Kamoru might decide to leave Kabiru out of sharing of money and also shortchange Jelili. Before you know it, Igbadi, broken bottles and igbaju at your building site. grin grin grin

I haven't been able to reach the actual thug that I left in charge of watching the land so to speak. It's him that i want to handle the situation.

It won't do any harm if you use it. Strangely simple leaks, splash and run offs are often overlooked when talking about damp. We only look at rising damp. What about penetrating and soaking damp?

All buildings must have a subfloor. It prevents dampness from entering the building by providing a damp-proof membrane. It also prevents the growth of vegetable matter and other living organisms inside the building.

Oga, you need to provide your foundation with an acceptable surface finish for comfort, safety, and heat retention.
Every other parts of the building can be revisited or reworked but definitely not a foundation.

To my best knowledge, the use of wire mesh is to help reinforce poured concrete's tension strength. Concrete with low tension strength can easily pull apart or crack.
Reinforcing a foundation is not only peculiar to waterlogged sites and multi-floor constructions only.

Do your best while you can!

I laugh when people say polythene that will not account for 1% of the foundation sum is a waste of money....moisture will rise even if you build on a rock. sand closer to the grand will always get saturated during dry season which will make moisture rising inevitable.

If you want to spread a large concrete mass over a large area with reasonable thickness you need reinforced the concrete so that it will not cracked when it expand under self weight. quantity of cement in the mix will not help that.

building construction is a simple science, experience allows flexibility but the fundamentals are important.
If I am to build that house, polythene will be a must and i will advice you to use wire mesh if you can afford it.

Don't listen too much to this Builder guys o. You have seen or had enough experience from Nairaland... (that is why you are here).
Sh!@#t. How much does wire mesh and the plastic cost in comparison to the safety of the german floor? How much dent can this do to your pocket? Answers are minimal... Please follow your mind and "Just do it". You are paying for it... tell the Builder to go drink Aboniki or something.
Summary... "Just do it" by Bo Jackson.

Guess we will need a new thread to discuss things that's should be quality upfront when you're building in Nigeria.

Many people even builders don't seem to know.

I've helped someone to demolish a massive structure built in 1998 last year due to faulty foundation. Just 1998!

After parambulating around town I finally settled on this one.

I will replace it later with a custom wooden one that I'll build myself once my workshop is setup later in retirement.

It is a lovely gate. Black color on it seems the best to me. A lot better than the multi-color gates I have seen here several times. I am impressed with your taste.

On the wire mesh and plastic for concrete, the professionals at your site are in better position to advice you on what is needed. If they have told you to use mesh and plastic, just go for it. If they already told you not to use any because they add no value, just listen to them.

Professionals who are on ground know better.

Being on the ground is like a bumper harvest. Cement went down to a savings of N300 per bag. Smiley001 hooked me up at N2,300 per ton of granite and delivery is astonishingly lower than the eye popping estimates I was given grin
