we are fine bro..... thanks for the other time. I know from onset that he wanted to ripped you off. he told me that if I wanted to be supply you further, I must bow to his wish but I just ignore him them. very devilish in nature.

Please what are they mixing manually? Blinding? Seriously? After the serious bashing you and @Ericko2k2 gave artisans in Nigeria about equipments, you're allowing your builder mix manually? Oga Spyder said One week in Nigeria and you will change your mind grin

Please share other details like width of your foundation, depth, pad footings etc. And the grasses left in the middle should have been removed.. Decomposing vegetable matter is an issue on a standard job.

On this project my responsibility is materials. My builder is responsible for labour and equipment.

I'm not concerned about not using mixers and stuff, what I was concerned about was child labour. The two "kids" that worked on my site will not return but they'll go home with extra pocket full of cash for their families.

Noooo.. You are the General Contractor of this job oo.. Not just material supplier. So you mean your Builder will do stuff and you just lay back and watch?? That wasn't the plan. angry

Nope, that was exactly the plan.

Unless it involved murder then no need for me to step in and yes I am the general contractor. I stand fully behind my builder. Well except the child labor part which we resolved grin

Some quick lessons learned today.

I grossly underestimated the amount of water needed. My builder quickly liasoned with another sub contractor, in these case one of my block suppliers, who came to the rescue. This will be a non issue in the US as there would be city services already onsite or fire hydrants in less than 400 feet away.

Solution? I'm buying the biggest plastic container tomorrow for the site which is now secure (a major milestone of this trip). I hate those plastic suckers though. If someone can make rectangular ones in clear plastic then I'll die a happy man.

Another gotcha is that a lot of men (and two kids angry ) eat a lot of food. But these are hard working men doing grueling work. If you think you have enough then add another 50%.

But all in all it was a fun day and I learned a lot on Nigerias building system.

I didn't want to elaborate with my friend KolaShangone.

This is my first house in Nigeria and is the staging zone for future endeavors. If I imported concert mixers where would I store it? The builder felt he could be more efficient doing it manually based on where we were at, access and availability to labour. Since that is all on his side of the project then I had to yield to him. I don't believe that my project is suffering because they hand mixed the blinding. My job is to use knowledge learned on Nairaland to make sure that I'm seeing what I see on Spyder, Brabus, Aventures, etc high dollar projects and quickly ask questions.

Now on another note, Smiley001 has been onsite and can relate the deplorable road condition that I'm dealing with. We had to dump 19 tons of granite down the street and hand carry it to site because the roads were slippery.

I'm proud of the crew yesterday grin

Don't mind me. Now you will appreciate the Nigerian builder more and his abilities to get things done no matter the challenges.

Superior construction equipments just to construct a bungalow in Elebu, Ibadan and not Atlantic City. It better be that you're pulling my Oga's leg.
Even at that, give baba some time to acclimatize, I know he'll perform wonders. You all know the beginning is always the prob. Those teething probs are unavoidable even by the most respected Naija builder.

So let's keep watching as things unfold and see how Sir Egunmogaji handle the challenges of the unfamiliar terrain.

For me, I think he's still doing well so far.

At least you don dey see from the Nigerian Builder's point of view. Just some piece of advice, "Concentration" oooo. It can go wrong at any time. This is Nigeria and I would assume this is your first project. Put eye for ground ooo and always seek professional advice from them Spyder, Brabus, Aventure, segcymoor and others. They know how to do it the Nigerian way.

You mean you have accessibility issue like we experienced in Ile Oluji project where we had to make road with almost 2% of the project fund. At first, it seems like hard but to crack but in the end we can see a fruitful result.

At the very end, we were able to overcome the challenge and open up the area for more development through unrelentless effort.

And the "superior equipment" were brought in at the tailend of the project.

An average Naija builder would have done it the other way round. Bring in the heavy equipments, make the roads, eat up the whole budget for the building just to overcome the challenges. For me, I know how hard it is to keep spending without something tangible to show for it. Who cares how the materials get uphill so long the house get built. I always look past the challenges.

please, i have a simple question that needs a simple answer, assuming you built a two bedroom rental property for 2.5 million, how many years would you consider reasonable to earn back your money through house rents from it? thanks
