I totally agree with u, family members are the worst kind to deal with wen it comes to building.

Am trying to fence a 100 x 200 plot. Using spyder880 numbers as a guide I gave my sister 200k to start moulding blocks, we already had 2 trips of sand on site.

Last night I called her and she said
"money don finish"! I asked the total number of blocks derived from d 200k , and she said 900.

I was shocked, dat means each came at #222.
So project on hold, will look for money to go home and do it myself. angry


Hehehe. Very funny. U would have discussed with the moulder yourself. How many blocks to mould from a bag and how much to pay for moulding a bag. Most times, its even better to ask people he has moulded for to review him before u give him the job. If they know u know what they know, it won't be so easy to cheat you. Buy the materials yourself.
Let me give u a trick my mum use on my brothers. She gives them money to buy the material and before the work starts, they snap the material and send to her via wassap. At the end of the day, they also snap the used bags and send to her via wassap too. Work done is also shaped and sent to her via wassap on daily basis.

COST UPDATE

The guys doing the carpentry for this deck will collect N40,000 as workmanship for the deck.

N40,000 + N2,823,581.00 = N2,863,581.00 spent so far.

I am very glad that I jam this thread. Greetings to Oga spider and all contributors to this thread. I am also building a 5 bedroom duplex that is very similar to the one in progress.
I am also using 9 inches block on the ground floor with a few 6 inches that was used to partition a toilet and the kitchen. I have already added 3 couches of block on top of the lintel thereby finishing block work on the ground floor. My next undertaking will be the decking, which I am planning for seriously. I faced lots of challenges mostly through various and desperate attempts by my "supervisor" relations to inflate prices as I am far away from home.
Also the consultant I have made a mistake/omission in the DPP casting- the first work he did in my absence. He didn't do any plumbing work for the toilets. I noticed the 4" pvc pipes that you stand inside block holes in your initial pictures which I guess are for toilet.

He just drew a rectangle kind of a thing and the builders are saying that my roof has to be one big rectangular shape. Is there any amendment I can do to alter this? Pls I need help as I will commerce decking work. Thanks in anticipation.

Welcome Everfrank. Lovely house there , they can add the plastic pipes to your house even before the decking, only problem will be passing it through the lintels now. wait till after the upper floor to look at other options to your roofing plan.

Electricians and plumbers set to join today.

I bought more cement and rods for the upper floor yesterday.

Cost updates to follow later in the week.

Chairman no be so oh! Honestly, my mom is on my neck to build another house in the village which am so not ready for even though I just completed 100 bags/block! And following and watching the magic you do here daily makes building so easy and cheap even though its not lol! So, am just trying not to get tempted until am ready.

I bought about 120 bags of cement that was moulded for this house and it did not complete the ground floor, me? cheesy Well, the man is a family member and as such I find it difficult to start a case between me, his family and his. So I will overlook the matter for the sake of peace.

The lesson here is that a lot of us think they are saving money by making their own blocks.. you may end up losing money like me. In most cases , those who make their own blocks lose money. I will do a detailed analysis of this statement in my block making thread in the weekend.
Talking about block, is there a reason why most blocks used in Eastern part of Nigeria is solid without holes? I think it's a waste of money/material bcox you get more blocks if it's blocks with hole. Am also not sure I've seen any of your project in the east both Enugu and owerri with solid blocks. I asked my brother who supervised the job and all I got was "that's how blocks are made here in east" I seriously plan to mold blocks with holes when next I mold more! What do you think?

I build with hollow blocks all the time in the east, except for situations where I use 5" blocks.

Cost updates

We bought the following materials, most will be used for the upper floor, but I will like to see them commence work on the block making of the upper floors, plus other works.

1. 100 bags of cement N1,400 x 100 = N140,000
2. 60 lengths of Y16 rods N2,150 x 60 = N129,000
3. 100 lengths of Y8 rods N700 x 100 = N70,000
4. 1 bundle of binding wire N5,000
Transport/loading N31,000
Total N375,000

Add this N375,000 to the previous balance of N2,863,581.00 = N 3,238,581.00

We are planning to buy more materials today, sand, gravel and plumbing materials and electrical piping fittings for conduit works. More pictures and cost updates later today.

Wow... e get as e be. She overdid the chopping.. My experience in moulding at 3 different projects - It can cost an average of N124 (range from N118 - N125) to get 33 - 35 very good 9" block per bag of cement. Some people have told me it cost them N110 but i have never achieved that personally. Best for me so far is N118.

Hello Spyder.... I need help o... I have a plot at Ogombo Lagos in the relatively dry part and because omonile have been giving me issues lately, I want to secure it more with building the cheapest 2 units of 1bedroom miniflats..... The quote I received was ridiculous... it even cost more than the cost you have what you have spent for your duplex....

Please can anyone who have built one in the past give me a range of what it could cost? I am building the cheapest possible just to secure the land... not trying to spend too much again...
