The only thing that i find Ironic in Nigeria is that me with foreign salary can not even afford this Ghetto... You price them and all you hear is 15M , 25M etc. I was privy to a 45M face-2-face in Ketu; even at the time Magodo was a little less, but they told me its " Market Square OOo" Oju Oja!!!


I hear you loud and clear. Lots of reaching around goes on in Nigeria over real estate sales. Hyper overhyping cool

In the USA we have MLS where all the active real estate listings and sales are listed on. With this a good Realtor will be able to calculate going prices for property in an area in any corner of the USA. Things like closeness to fire station, school district rating, public transport, shopping, etc go in to factor the going $ per square foot. In Nigeria I haven't found this. No one knows. I'm selling a property in Ijebu Ode as an example and all I have to go by i just intuition.

So me I don't participate in that tomfoolery I just go out to the suburbs and buy land in wholesale. I've never bought any land over N500K in Nigeria and I use that as a baseline. Some plots I bought in Elebu, Ibadan for N500K are now selling for N6.5M. These are facts that I know first hand.

As always. What I post is not a bible, just my opinion and doesn't mean its the only way.

I'm more comfortable with my Baba Latis especially those that do actual work themselves.

Your referral is safe with me. I've used Hajjis and Gbadexy referral before and I hope they reported good relations with me. I read a mouth breather on here that wondered how I treat those that work for me grin Only God knows how much money I've given away this year to artisans that aren't even actively working for me. "Enu Gbe" things. At my enterprise, employees/contractors are the most important resources.

Ibadan is very big and you will need to identify an area. I have adopted Elebu and Omi Adio area as my bod oof choice. My decision is that those two areas gives me speedy access to Murtala airport/border when nasal finally burst grin and also to Ijebu Ode where I am from. Others choose Bodija, Iwo road etc so they can flee towards North.

My recommendation is to come down and spend a week (to include weekday and weekend) to ascertain the area and study traffic patterns (Lagos people are Lagosfying Ibadan already). Once you set on an area then search will one better. Hotels are cheap here. SuperK Hotel at Challenge Ibadan and Academy Suites at Ososami are both recommended and are affordable in case you don't have folks here.

The only way top avoid Omi Onile is if you buy inside an estate or GRA. I can never ever live inside anything that's a GRA/Estate/HOA. Even if Omi Onile comes they don't charge the millions that is rumored in Lagos. The hardest thing is to identify the real leader (Were Ni Oga) and just deal with that one.

Elebu area has a lot of good areas but the roads are bad (I just finished welding the seat brackets in my Jeep, something I have never ever had go bad in all my 33 years of vehicle ownership in the USA. I like Omi Adio now but it will be boring for a young person. Omi Adio has a station that will enable you to get to Lagos in under an hour. You can also look at Ologuneru are because that one has a station too I think but now you're going inside Ibadan proper where I really don't like.

As you make your findings let me know and if you need a site visit let me know too. I have Architects, Surveyors in my circle of professionals.

Thank you sir. I have been in ibadan since March of this year, I am very much on ground. But I don't know places like that and don't really know someone that can take me around.

As for omo onile, that is not the issue, it is a one time thing. My concern is the kind of people that constitute the neighbourhood.

I have always thought, with the high costs of building materials , why haven't our people dived into this thing... I know they are widely used in the U.K - Europe. I think this was a German engineering.. I could be wrong..

Now, let's bring this thing home..

What are the limitations (if any) in using this in Nigeria?

How would it work for multi story buildings say 3 or 4 decking?

Do you know of any project (specifically a multi story building) that they used this on and how has this building faired over the years??

What exactly do you have against en suite bedrooms? Getting a bit tedious coming on here to see you arguing against the same thing daily. I thought that chapter was closed when it was pointed out to you it all comes down to choice.

Next thing you know you will be advocating communal baths in each street to minimize cost, doing away with the one bath per house entirely

Kaduna, Kano etc are one of the most peaceful and pocket friendly places to live in. I left the North in 2018 to take up a better offer in the south south and frankly i feel more in danger here than i ever did when i was working in Kaduna. Nassarawa is super peaceful

Even Maiduguri metropolis is quite calm. I visited in late 2017 and still have friends and family living there.

Last last death comes to us all so don't really get the trepidation

Hian, Shekau ke, He must be killed for all the atrocities he has committed against the country @topic, I like the North, born in Kaduna state, started my schooling at NMS Zaria, before I left the country decades ago for further studies , then the North was actually the best place to live in Nigeria and cost of living very cheap but now, the place has become another Somalia within Nigeria, will l live in the Northern Nigeria again >>>> No, except Abuja and before I do that l must have a small koboko hut like Hajj Mufuttau inside the main Abuja wink

This is not stereotyping, I lived all my life in the North, Northern Nigeria of the 60's, 70, 80, 90 is different from the Northern Nigeria of today

I witnessed all the senseless killings of maitasini, Bonke killings, Zaria killings and all the various senseless killings that has been perpetuated in the North, the southern part of Nigeria is not exempted from senseless killings as well, before I am misconstrued, like l said in my previous post without sentiment, l like the North but I will prefer to live inside the main Abuja, this is my decision and choice and I think it should be respected, I am not a bible to be followed on this issue, it is my choice wink

The reason why you dont see it much here is basically economic view of it .. Explanation below

Its usually recommended in situation where you have a very bad soil and we want your building to be light as strict as possible to reduce foundation cost for you

It makes building a structure very fast because its a plug and play thing like building with steel
exp when you r doing ur foundation first floor to 5 floor will have been produce and ready just maybe 75mm topping to be cast

Quite number of project it as been used for on the island and we have a company in nigeria you send your floor plan to and they check and send back the layout of placing back to you to recheck with your design..

But is it cheaper Not really , its not cheaper as u may have taught but its left to you to choose between time (which is money Also) or going for our older methods..

This implies casting a slab and having to wait 21- 28days to achieve its strength before going to the next stage of work..

..

I would say the same for folks living in Lagos.. they are a brave soul. Like I said, Lagos is too stressful for me, traffic , traffic and more traffic.. but lots of brave souls live there and they like it!

There is no risk of being misconstrued in this case, you likened Northern Nigeria, comprising of 19 unique states, to "a Somalia within Nigeria". That's pretty clear. Anything else is you walking back from your initial position .

1. Better acoustic and thermal properties, thereby reducing energy consumption which in turn saves money.

2. EPS is cost effective relative to concrete and cement blocks.

3. Easier and quicker to handle and install requiring less propping. This also results in a reduction of the amount of concrete used.

4. EPS blocks remain as permanent shuttering.

5. EPS is environmentally friendly and 100% recyclable. We also only use fire retardant material that complies with building regulations.

6. Due to the light weight structure of the EPS blocks, less concrete beams would be used as would be the case in a normal insitu building.

7. EPS blocks are resistant to vibration, aging and rot and are Chlorofluorocarbons and hydrochlorofluorocarbons free.
As such there are no Ozone depleting elements in EPS.
