@Prince, its two different ball game when it comes to renovation, ours is from the scratch while u can afford to leaving your mid way, we might not have that liberty to do same take for instance during decking,

@Prince_onx, instead of regular flooring, why not spruce up your floor with floor rubber tiles. You won't spend more than N8 - N10k for a standard room of 12 x 12ft. They are available in varieties.
Re: The Real Cost Of Building A 6 Bedroom Duplex (reloaded) by spyder880(m): 3:21pm On Sep 14, 2011
^^^^ @ Nexthome, rubber tiles are cool, but they are just a little better than the normal plastic carpets, anyway the one in my office has spent more than 12 years and still look good.

Best investment ever, I have been helping 3 people to buy some cheap plots around Enugu, today alone, 3 people paid for 3 plots for N500k each.
I loved the smile on their faces, it was just 'indescribable' to own a property ranks among the highest achievement anyone can get.

I hope I got you right but am not renovating! just commenting on the remodeling that has set Nexthome back in N2.3m. I am also building from the scratch but decided to completely finish the down flats before continuing with the top.

Never thought of that! we also have them here in the US. can they still go on an already plastered floor? I really want to use tiles for everything but the cost is crazy. Please let me know ASAP because they already started the flooring. Do I need to break the floor to put them or can they go over?

Rubber tiles go well on plastered floors.
Re: The Real Cost Of Building A 6 Bedroom Duplex (reloaded) by spyder880(m): 8:44am On Sep 15, 2011
@prince_onx, the plots are a full 60x100ft plot in an estate with all access roads mapped out. Only that people have not started building there now. Its an investment for the future.
And as nexthome said earlier, rubber tiles are best fitted on already floored rooms.

Spyder,
those 500,000 naira plots might interest me oh!
Which part of Enugu is this.
Is it close to the New University of Nigeria Teaching Hospital?
Re: The Real Cost Of Building A 6 Bedroom Duplex (reloaded) by spyder880(m): 4:21am On Sep 17, 2011
^^^ Emmmm, no, the new university of Nigeria teaching hospital is in Ituku/Ozalla and it is still too far from Enugu town developement. The area we are buying now is the new layout for Nike people at Ibagwa and Edem Nike. The area is not inhabited by many people now but developement is pushing towards that area, Enugu town is expanding.

Another woman also paid yesterday evening for another plot in Nith mile corner, Near Nigerian Breweries company, price, same 500k. That was the deal I closed the week with. Little by little, God is at work.

On second thought I think this man that gave this quote is joking with you, like using 35 bags of cement to do a whole German floor for two flats! That will be unthinkable before now grin grin grin
Re: The Real Cost Of Building A 6 Bedroom Duplex (reloaded) by Ogbefi007: 9:53am On Sep 21, 2011
@Next Home, i will upload the floor plan on soon.

@sypder, from your wealth of experience how many bags of cement will be required to do german floor? and how much will it cost me to do the decking, Is 1.4million naira way too small?

Please give figures, your input matters to me at this stage!
Re: The Real Cost Of Building A 6 Bedroom Duplex (reloaded) by spyder880(m): 10:22am On Sep 21, 2011
^^^ I should think a full decking for a 2 wings of 3 bedroom flat, all materials and labour should not cost less than N2m. I have my reasons for saying so. As for the number of cement needed to do a German floor for the same building, look in the region of 100 bags or above, depending on the thickness of your slab. Some people do a slab of 5", some 6", even 8". It takes more cement as it gets thicker. Another place of interest is the ratio of sand, gravel or granite, it adds or removes from the number of cement to be used, please don't allow them to do your slab of that size with only 35 bags as it cannot stand the work quality.
