MrsAnyanwu:
I work with Axa Mansard and I recently installed a car tracker for a client. We install car trackers for cars above #3 million... It's done within hours after all documentations and processes have been done. You can send me a private message and we would talk more.
Message sent. Kindly follow up with your official email.

Thanks.

Car Talk › Re: A Thread On Car Tracking by Abdomox: 1:09pm On Feb 14, 2019
Hi,
You know you could insure your car and still not worry about tracking? You can also get free tracker if your car is over N3Million and insured with Mansard.
Think about it.
Please how reliable is the tracker Axa Mansard installs for cars above 3m?
Car Talk › Re: The Official Car Comparison/Recommendation Thread by Abdomox: 5:45pm On Feb 13, 2019
Hi All,

Is there anyone who has insured his car with Axa Mansard and got free vehicle tracker? How effective is the tracker.

Also, kindly recommend best tracker for vehicles in Nigeria.

Thanks.

Am sorry for the late reply ma
Using your old numberplate on a new vehicle is usually termed 'EXISTING'

It should cost around #34,000
If I opt for EXISTING will I be given new number plate? The old one is rough and has faded.

Thanks.

I was surprised myself at that his calculation of break-even point. Iam not a finance person but i can do simple thinking-based finance. If break-even point even used in property?.
It's not in the real sense. But for non-Finance people it's used as basic explanation.

In anything you do, value added is always more profitable. Just selling the land is just a premitive state. You add value by erecting a structure. Just exporting Cocoa produce is premitive and far less profitable than adding value into chocolate bar.

So how do you calculate the 'profit' of a building the way you asked? Do you need 30 years to get your money back? Certainly not.

When you calculate in such respect, you use the principle of amotisation, depreciation and residual value. But let's not go into all that.

Let's use a practical example. If you gave your contractor 40m to erect a structure for you, immediately your keys are handed to you, that structure is worth well over 40 million on completion. Fact.

So let's say for argument sake, on completion the building is now worth 80 million. Let's say it took you three years to complete.

So you calculate by dividing 80million by 3 years. So your building is 'making' over 26 million a year. So your break even point is under 2 years. This is the point you get your money back.

If on completion, your property starts losing value, then it may take 30 years to get your money back or not at all.

So the rent you generate, is just an extra income and there is a calculation for that as well to know if you are making profit. You use the Return On Investment (ROI) calculus.
I am sorry to say, this analysis is wrong. When we talk about pay back period in Finance, we don't use the initial investment cost to analyze the way you did. The only amount you use is the salvage value of the property (for properties we've always agreed that the salvage value will be more than initial cost due to Land appreciation).

For instance, if you build a property of N40m today, and have an investment horizon of 5 years....all you need is Cash flow for all the 5 years.

Let's assume you rent out the property for 2m p.a, and assume the property will worth 60m after 5 years. The cashflows will be as follow:

Yr 0- Initial investment- 40m
Yr 1- Rent- 2m
Yr 2- Rent- 2m
Yr 3- Rent- 2m
Yr 4- Rent- 2m
Yr - Rent & Salvage Value- 62m

After setting this out, you will discount all these at prevailing discount rate (let's leave this).

In short, you don't breakeven based on appreciation of property yet to be disposed except rental income covers the initial cost. Note that the future rental income need to be discounted because one dollar of today is not of same value as tomorrow.

Mgbadike80:
Please, do you guys consider rental properties as a good investment considering the fact it takes sometimes almost 30 years to recoup the initial investment through rents or is it better to sell the empty land at a fantastic profit margin and call it a day. Please, give reasons for your answers.
This depends on your investment horizon. If you're after short term gains, you can sell the land at a profit. But if you're after long term, you can build to rent out.

Remember that rents are mostly inflation-hedged (i.e you increase it as cost of things rise), and there are also exogenous factors that can sprout the rent (e.g. Road network, Commercialization of area etc.)

Give the major parameters:

VIN
Mileage
Year
Engine Status

With all these you can make your decision.

For example, most tokunbo cars in Nigeria are accidented, you don't want to buy such by trading this off.

Check online with those parameters, how much it will cost you to get this in Nigeria. Jiji or cheki can be of help.
Thought I saw 3.1m before. That's why I gave this suggestion.

Now that it's 2.1m in total, I think it makes sense to ship in. So far, you are fine with the engine and car history.

Hi Kakaki,

I bought a car on Copart, and it has document pending (P) status. I just checked now, the P status is not there again.

Does that mean the title is ready? And how can I know if the title is ready.

Thanks.

Never! Interior Wise, Lexus has better materials, better leather. Neater fit and finish. Exterior, the Lexus is better. Go thru the gaps with a micrometer gauge, you'd notice its got smaller spaces and also the headlamps are better designed and when you get the HID types, they're AFS. The rear is high quality CLEAR LENS with LED Tail lamp. The swept body design profile is meant to keep the RX More streamlined.

The Lexus was designed by engineers and highly technical craftsmen.
Many thanks for this review.

More upscale, more reliable, better built, rides better, better in looks and overall its a Lexus. The badge speaks volume.
For the badge, I agree. But seems Venza looks better than RX 350 both interior and exterior.

Have talked to a roofer/carpenter...aand several other people..and they insisted that they cant use tie off ropes or shackle that wil act as a fall arrestor..incase they miss their step and fall. Thats a human being 4 storeys up tongue huh

The carpenter said it would be too cumbersome n impossible.
My fear is..if perchance they fall and die or get injured .their family will come for you..and you will spend big money...for treatment or burial.
What do you guys think
Safety first pls. If they still insist on not complying with your suggestions, have them sign an indemnity form.
