because of the ceiling nogging, some are done using 2ft x 2ft spacing for pop and 2ft x 4ft spacing for PVC and 4ft x 4ft for asbestos slate, u will need more 2x2 woods if u are doing 2ft x 2ft ceiling nogging spacing compare to 4ft x 4ft spacing, or 2ft x 4ft spacing.

How does POP plan affect nogging please?

2. the type of roofing sheets you are using

3. Your own propose vertex or king post or height of your roof

I also need idea on how to start the construction, and possible cost .

3 bedroom, guest room and study room...that's like 5 bedroom already, on half plot.

I can bet you will get people that will tell you it's possible to design this, but the rooms will be small based on the size of the land.

You can also advise on the size of the plot, so experts here can advise you better.

Remember, comfort over aesthetics design.

People here have advised you bargain on the job to be done, and not on number of manpowers involved.

For example, if it's laying of blocks...pay them N50/block for 6 inch, and N60/block for 9 inch block.

With this, they wont slow down job unnecessarily.

All irons be it local or foreign regardless of the thickness ranges from 11.5m - 12m(Approximately 40ft).(equivalent to the length of a long shipping container).
