In the background of the first pix, you can see mansions built and lived in by Africans. Thats actually Lekki in Lagos. Am currently here in Lekki. All these mansions costing millions of dollars to build and yet to tar and maintain a decent good road is hard for us! Of course the government should do it! As if world governments are thrown down from heaven and not selected from among the human beings there. In this part of the world, we see our leaders as celebrities and demi gods without even knowing that they too can die! Meaning that they are human after all!
In the second pix, you can see an average neighborhood in America. No houses built with stolen millions. But just look at the neighborhood. Can't you just imagine sleeping there.... Just on the main road! I dont mind oo. From my location in Lagos, I can actually feel the serenity, divinity and coolness of this environment. Imagine writing a movie, reading a novel or carrying out a research in this serene environment. Wont you fell blessed?

Personally, I dont believe that what hampers African growth is bad leadership. What actually hampers us is because we have a lot of malignant, evil, devilish, pugnacious and criminal minded people walking around as human beings. Turkey is much a third world country with condition similar to most African states. South korea with gdp of 1.2 trillion dollar is a developed nation than most of your God Europe....countries like Grease, Portugal, eastern Europe are shit hole compare to poorer south east Asians in the past ( Singapore, Taiwan, south Korea etc). Africa is not that naturally endowed as white/pale people make you believe. countries like Niger, Mali, Burkina, Chad, central Africa republic lack things has basic as access to sea to help trade, good arable land for agriculture, rainfall to support life etc. Europe is not as advanced technologically as people made you believe. brabus: 4k per meter is very reasonable. Cheaper than Aluminium parapet which sells for 15.5k
But it looks like there'll be some concrete work before the installation. just the head beam/ head course as the case may be. the head beam is cast half way and allowed to set for a day, the polystyrene is then attached and the remaining gab within the head beam is cast with the use of 1/8 or stone dust. Note: the first casting is done half way leaving behind the two top reinforcement to which the polystyrene is attached.

snakebeat: Sir the Polystyrene facial seems like cladding to me. Are the rafters going to rest on concrete or the polystyrene? If it's just for cladding, then it's no way different from precast. rafter don't rest on the fascia ( either insitu, precast of polystyrene). the rafter is connected to the tie beam with the help of a small strut, both are then connected to the wall plate. the sketch below will help to buttress my point

This volume is the area of each room x the height of the foundation (internal dimension between the back filled earth and top of block wall) 3. convert the volume to weight through the density relationship, and divide the weight by 1000kg to covert to tonnes. The allow about 30-40% for shrinkage as the compacted earth form into position. 4. Trucks supply laterite in 15tonnes but be assured that they will deliver less...say 10 tonnes. so, divide the result in stage three by 10 tonnes to get the number of trips required to fill your foundation |

abouzaid: we both have similar experiences. i can forgive the en suite but what's up with the concrete fascias? that thing gulps money with out serving any serious functional purpose and most clients are really don't have deep enough pockets to finance their fantasy but i have decided to do those as a standard part of my designs to avoid clients teaching me my job. the latest craze is sunken living rooms. There are plenty cheaper alternatives to the insitu concrete facias which considerably low ( about 50- 70% ) cost is save using these alternatives. I am working on how improve the structural strength of precast facias for building. placing light reinforcement will solve all the problem with precast facial. Alternative like polystyrene is cheaper, more aesthetics is achieved because of flexibility of materials, lighter in weight ( reducing torsional effect on building) and the cost is lower.

I'm all for automation but we have to be reasonable.
If we can first get rid of adult men carrying poun poun of concrete mix on their head and old women fetching water then I'll be happy.  adult men carrying cement in the head can be replaced by men fully kitted with hand cloves and rain boot shoe carrying cement in wheel barrow.... Women fetching water from well can be replaced with a pumping machine connected with hose long enough to get to any part of the site.... problem solved.... |

erico2k2: Ye I think we are both saying same thing in diff ways, so ideally a storey building should have its top floor partition with hollow blocks and a Bungalow and a ground floor has no business with hollow blocks then  yes sir....only when you build on the assumption that the ground floor partitions are load bearer....And i am of the opinion that it will be a very bad idea giving the relative poor strength of our sancrete block. |

I'm sure in Nigeria they'll make it more complicated that it needs to be.
Over here you cannot be a General Contractor on a multi unit property or commercial property unless you're licensed.
So what do you do, you enlist on with a General Contractor who will charge you but will still oversee the project from time to time, just won't be onsite 24/7. But then we still have government oversight to make sure things are done properly.
The biggest issue I've been finding out is that almost ALL of our Nairaland builders are actually General Contractors (my opinion which will never falter), NONE of them lay bricks or swing hammers so it causes a concern for me in terms of budgeting since I too will be onsite Supervising.
Not saying it's wrong for the love of God as different strokes for different folks. Lol...Do you expect them to lay blocks, do formwork or plaster house? |

Is it possible for someone with no knowledge of structures to be a general contractor for a project? isn't he suppose to be knowledgeable in dat field? Perhaps, I'm wrong ………… pls put me in the light of things …… or maybe u shud give me the idea of who a contractor is…… Project manager (aka general contractor can be a quantity surveyor with experience in structures, building technology and architecture) his major work is to organize other professional involve in the construction of a building. Job size is a factor to the choice of the general contractors. A simple bungalow don't really need serious job planning and organization, hence the owner if around can be the general contractor |

erico2k2: Hmm I think I can prove to you solid blocks bears more weight than hollow blocks on all sides , so therefore I think the only structural advantage of hollow block is its weight. Dont you agree? You are right about the weight of solid block.... weight may not of structural advantage when you are building higher floor building because of tendency to constitute more dead load to the structure. i like to do away with heavy partitions on my beam because it will automatically increase the design load there by increasing the concrete section and reinforcement of the structures. For example, a simply supported beam carrying a uniformly distributed wall load will have, M (design moment) = w ( weight) x l2 ( square of effective length)/8. The weight is a function of dead load (self weight of beam and weight of block wall on top of the beam) and life load ( the intended use of building, i.e its functionality) you see sir.... heavy block is not really structurally advantageous |

Building a bungalow is not rocket science and why I chose to build a bungalow, not just for me but for my builder. It's far mor complex than a story building for sure. I also chose to build and supervise a bungalow because of my capability. Just like a choose to restore classic LBC (Little British Cars like Austin Mini, MG B and Triumphs for their simplicity, so I did chose to build aa bungalow. You've seen my floorpan (which mush remain confidential by the way), I could have saved so much plan if I just stacked it but I have no interest in supervising a story building as it's outside of my scope of confidence. At least for now.

I can use so many specialized softwares in structures like sap, orion, RCD by oyenuga etc, architectural softwares like revit architecture by downloading the tutorials online |
