Safety in a developing area is my priority, Make your fence high by 2.4m. The beauty of the structure would have been secreted. That gives a peace of mind. Install Electric Fence Wire, CCTV too.

1st: Step choose a specific location.
2nd: Specifications: Swimming Pool, Parking Space, Recreational Areas and the numbers of rooms to be sited in the proposed structure.
3rd: Engage a team of Architect, Quantity Surveyor, Structural Engineer and Builder.
4th: Allow the Architect provide a drawing with reference to your specification in the 2nd step.
5th: The Q.S and Builder can now provide a BOQ and Estimate Respectively.
6th: Scrutinize material needed as specified.
7th: Go for Building Plan Approval
8th: Good to go.

a bungalow to be built on a dry land, will have columns at 3m intervals, when it is not carrying parapet, what for?
You never can say if the op wants that. Low cost doesn't mean just an anyhow building.

In order not to compromise quality, I advice the corners of the outer wall to have a continuous column at every 3m intervals, it gives support to the building and also minimize any crack whatsoever.

Ayetoro-itele axis is more of a dry land, I advise you use pillars in your foundation then terminate some at the German floor but make sure the 4 corners of the house still maintain pillars continuously.

Was flagged down opposite an Army checkpoint on my way to Saki via Iseyin, a car of 5 passenger, I carried 10 ppl( 6 adult , 4 kids) traveling for an occasion, I told them I wanna park at the front, I sped off madderly.
I know my offence, 2 passenger at the front seat beside me, overloading, no driving license, no extinguisher, overloading.

Was hailed like a king by other vehicles that witnessed the scenario when sighted at Iseyin- saki road.

I know the very 1st quotation is very outrageous,but there is no point trying to extremely beat down the price with ur own....Or are U planning to use substandard materials?
As at when that estimate was done, my cement still came in @1,450.

Hello Architects in the house, there is this piece of land I purchased recently, I wish to commence development on a part of the land(50 by 100 feet) immediately. What I have in mind is putting up three 2bedroom flat on it. Or alternatively, making the first flat a 3bedroom and the rest two flats 1 bedroom each. The full land is 100 by 100 feet, but I only wish to build on only a part of the land for now cos I have other plans for the other half latter.
I want to know if the proposed 50 by 100 feet land is enough to healthily contain the house specs as i planned, and if possible, a recommended plan for it. Its for commercial purpose, so a moderate plan is ok. This is what i have been cracking my head over for some days now. I really need your help over this. Thanks

Hello Sir, the entire floor area is 35 feet by 32 feet i.e 10.67m by 9.75m. The sitting room is 20 feet by 17 feet (i.e 6 meter by 5 meter) and this is where the staircase to the upper floor will be located.

Having 2 bedroom downstairs automatically shows you will want to deck the whole area upstairs which could be another 4bedroom upstairs.
I suggest you get the proper dimension of the proposed structure upstairs in order to acertain the cost involved.

I kinda admire you write up, sincerely 1.9m won't be able to achieve these to 50%.
Reasons: Cost of Materials: Granite,Sharpsand,Cement,Wood,Roofing Sheets et al

1.9m can moderately provide finishes e.g Windows,Tiles,Doors, kitchen & bathroom fitting et al.

Conclusion: get practical with it not just some theoretical analysis.

Yes besides the low cost which was our primary aim, it takes 3 to 4 weeks to complete and the owner moves in. The issue of insulation ventilation and aeration are as follows: Insulation against cold was of little importance to us because we are in Nigeria and have a temperate climate and if it is of any threat...we can easily control that by what we wear.

But the issue of heat gave us some thought because since the walls are monolithic, heat will propagate through conduction faster than if the walls had hollows in them where convection and radiation slows down heat transfer...instead what we did was to adopt the use of burnt brick tiles for the east side of our building for clients who take this factor seriously.

For ventilation, firstly, if you look at our building you won't know its a different convention even if you are inside. Unless the owner tells you. Everything is conventional except the walls. Windows are aluminium glass, roofing is aluminium long span(cheaper than stone coated tiles ), ceiling in the sitting room is suspended gypsum ceiling tiles, other areas are conventional asbestos ceiling, all floors are tiles, toilets walls tiled to 2m high. All doors are are wooden doors N7000 each or there about.

The concept was to use expensive finishes in small quantities in few areas at a time so when you look at the house in total you get the feeling the suspended ceiling is everywhere for example.

Ventilation and aeration are functions of doors and window openings and in this area we were conventional so you have no troubles...

...Looking at it you will never know its different except you are told or shown the walls in detail.
