There are parts of Lekki that are [color=#007700]dry land, though Sandy[/color] and you will still need a raft to build a Story building There are other parts of Lekki that are water-logged and still Sandy, your raft will cost more and it may even be a Drill There is the third part of Lekki, the worst of them all, it is water, looged but not Sandy. IT IS A WATER-LOGGED SWAMP.  With this last one, l can ssure you that #10M for Foundation is not an exageration. I have one of it and l still dey regret how l got tricked into committing funds into it. The cost could have erected Two building in other places ... but it is a 'Sea Front', so tha compensates. The importance of sub soil investigations especially in Lekki environs cannot be over emphasized. It might seems like an additional cost but it helps you to make good decision on the type of structure to build that will give good return on your investment. We had a project at Ikoyi awhile back . The subsoil was poor from the result of the subsoil test. The client wanted three floors but a raft was not sufficient to support the structural loads so we had to pile. The cost of piling the structure was much so we advise the client to increase the number of floors to four to accommodate the cost of the foundation. He agreed and the structure was redesigned and it was worth it. |

decimator: Good day house. Practically , what is the maximum distance a beam can span between two supports using 12mm rods for both support and beam. The rebars of any beam depends on the load it is supporting ( beam / slab) , the span of the beam as well as the depth of the beam. So i dont think there's a defined distance for beam rebar. |

Rerin: Hello house, please can I use 6inches block on a decking with 1 feet shootout even though i used 9inches all through at the ground floor? I used 35 pillars at the ground floor flats, can i reduce them to 20pillars at upper part flats of decking? Is it manually made blocks are better or machine made with a bit of stone dust blocks. Please enlighten me more. Its not water logged, 6units of flats You can use 6" block on the first floor cos it will give you more space but i will recommend 9" for the external walls and 6" for the internal partitions. On the columns(pillars) i wont advice you reduce them cos it depends on the position and load they are carrying. Why not get an engineer to critically check and see if they can be reduced without affecting the structural stability of the building. |

Saw it at a client site Hollow block/ pot slab is a combination of the hollow pots with reinforced ribs and concrete toppings. The volume of concrete and steel for this type of slab is small compared to the r.c solid slab option. It is appropriate when the bearing capacity of the soil is low. Due to its light weight, the transfered load to the foundation is less than that of the reinforced solid slab. It is very good when you have large span/ panel and can be used to conceal beams because of its depth. It is very common in areas with low soil bearing capacity. |

I have constructed terrace duplexes on a waterlogged area, Ibeju lekki to be precise and it cost about 5million naira too. Foundation cost is dependent on: the type of foundation, the depth of foundation and the size of the building. These will invariably affect the quantity of construction materials. For this particular foundation a raft slab and beam foundation type was done. |

Get a structural engineer to design the structure. He / she will recommend the appropriate foundation type. This is what will be used to cost your foundation. |

Thanks for your response, I already dig the soakaway, the problem is the soakaway is not soaking anything, infact is the one bringing water from the ground.
In waterlogged sites, it is often found that the water table is exceptionally high (ie, near the surface). In cases such as this, a soakaway is just not going to work: think about it - to where will all the additional water you're planning to send to the soakway drain? There is nowhere for it to go. The 'soakaway' in this situation is not a soakaway at all; it's a hole full of water, otherwise known as a sump.
One of the first things to consider when choosing a site for a soakaway is the water table (aka saturation line). This is defined as upper level of the groundwater that is naturally held within the soil, sub-soil strata.
However, there are some sites where the water table is high, because there is a layer of impermeable clay overlying a deeper strata that might be porous. In such cases, digging through the clay cap and into the porous sub-strata will render a soakaway feasible, assuming that the depth to the porous strata is not prohibitive. |
