What is the type of foundation you are constructing for your building?

Since you won't be needing the soak away pit any longer fill it up with hard core and sand. Then compact very well as your engineer suggested.

Good Evening house,

Please I need advise on a construction project. We are planning to erect a foundation for a two storey building on a plot of land which used to house an old building. We have demolished the old house and then noticed that the old soakaway pit is inside the perimeter of the new foundation. In fact a pillar for the new building falls into the old soakway pit location. My engineer says to open the soakaway pit and fill with sand and compact for the next couple of months before the new foundation. My concern is that I have seen foundations settle even after 2 years so I am worried about that possibility. The pit is 8ft by 6ft

Experienced engineers in the house, what are my options to fill the Soakaway pit?

I would appreciate all suggestions.

Ratio 1:4:4 isn't okay.

Whatever size/ grade of granite you choose, DOES NOT affect the mix ratio if the right batching method is used.

Different sizes/gradation of granite is considered because of availability, arrangement of the rebars and thickness of the concrete element.

Structurally the least ratio for concrete work should be 1:2:4 unless it's a lean concrete.

When you reduce the granite you reduce the strength.

If u r using 3/4 granite, ratio 1:4:4 is ok but if u r using half inch or any lesser sizes ratio 1:2:4 is ok

My 1:4:4. Means 4 or 5 headpans of sand to 4 headpans of granite if u r using 3/4 granite

The ratio of your concrete mix determines the strength, workability and durability of your concrete structure. The strength is gotten from granite , that's why more granite is used in the mix while the binder is the cement.

Often times you see people using less of the granite because they want a fine finish and they end up compromising on the strength. Also site labour reduce the quantity of granite because it makes the mix heavier for them to carry.

So your workmen are invariably reducing the strength of your concrete element with that mix ratio and it has nothing to do with your location.

A finely finished concrete is gotten from properly mixing the components, vibrating to remove voids and using a good formwork and not by reducing the granite quantity.

However the granite should be washed and free from dirts and clay.

It's your project , insist on the right mix and they will comply.

Hello house I'm having a little confusion as to mix ratio. in delta state most concrete are mixed at 1 bag of cement 7/8 pans of sand n 7/8 pans of granite. which is a 1:4:4 mix. and it's a norm. someone here once told me a mix shouldn't be more than 1:2:4. which is 1 bag of cement 4 pans of sand n 8pans of granite. is there any reason why the difference?

No this ratio is not good at all.

In actual fact your ratio is 1:4: 4.5 cos one 50kg bag of cement is two pans of cement. This ratio is poor and weak concrete for swamp.

For foundation I always recommend 1:1.5:3 otherwise
you can do the standard 1:2:4 ( one bag of cement , 4 pans of sharp sand and 8 pans of granite)

The beams
These are horizontal members of the building. They transfer the load from the slab to the columns.

It is wrong to assume a particular size/ qty of reinforcement bar is sufficient because everyone does it that way.

The quantity and size of their rebars are determined and calculated by the structural designer.

For this building, the beam size varied from 450mm-600mm.

The building must have been designed and constructed in such a way that the vibration from the train is absorbed or dampened.

Such should also be done to buildings that are susceptible to vibrations here too.

I was in an office today and the building vibrated, I asked what happened and was told it does that everytime a heavy truck drives by.

Why should a building vibrate when heavy trucks move around it? Have you experience this before?

Columns.
These a vertical structural members of a building. They transfer loads from the beams and slabs to the foundation. The size of column and quantity of steel depends on the loads on the column.

For continuous columns, it is important to provide adequate lap length for the steel and beams should be lapped around the columns.

For this building, we had 450 x 225 and 225x 225mm columns.

We introduced some new columns on the first floor as recommended and provided for in the structural drawings..

What stage is your project?

Get a structural engineer to check the cracks for you.

You need to let us know more about the cracked wall.

From the picture attached, the fault/crack line is a horizontal one that cuts through the sandcrete blocks and not only along the mortar joint. That's something I would be worried about.

Its appears more like there's a sinking , a downwards movement about that area so it is likely a foundation settlement issue.

What type of foundation did u do? Is there any support ( beam or wall) under that wall?

Let your engineer monitor the growth of the crack and also the extent of the sinking if any. This will assist in determining the appropriate corrective measure.

The issue of rising dampness on your wall cannot be resolved by skirting or screedng cos it will reoccur unless the root cause is address or blocked.

For the pic attached, use the grey cement with addictive like Geekop earlier suggested.

Having your compound level very high is not a bad idea especially in areas where the finished road level has not be established.

You should be worried only if the dpc is not higher than your compound.

Good day engr. A building with a not so high DPC, how do you advise they do the landscaping. I read that if the outside floor is higher or at the same level with the dpc it can cause capillary action. But the professional I contracted is ignoring this, and going ahead to raise the compound too high for my liking.

How do you suggest I proceed pls.
