I like what you wrote. When I rebuilt my house. I excavated the improperly built foundation then created a concrete footing, and placed DPM beneath the footing.

After curing the concrete, I demolished the walls and rebuilt the walls on the new concrete footing.

Then poured a new foundation inside the concrete footing. I also applied DPM underneath this new concrete slab.

Any negative implications to this approach?

The idea was to correct the lack of DPM without bringing down the whole house.

Yes the situation can be remedied but you need to state where exactly the dampness occurs. Is it on the wall or the floor?


If on the walls then, the lower portion of the walls will have be worked on and a hydro-seal applied before making good.

However if it is on the floor , you can either break the existing floor, place the dpm and reconstruct.
Or just cast additional floor on the existing floor after placing the dpm. Water proofing cement should be used during the rework.

However I would like to ask, in the event , foundation was properly done ( in this case, strip and pad) ,but DPM was omitted and capillary action has commenced in some areas of building after 5 years, is there anything that can be done to remedy the situation? I would like to hear from you.

It is a good practice to place polyethylene ( damp proof membrane (nylon) ) on the foundation blocks. This is to prevent rising dampness in the building due to capillary movement of water. It however would be much safer to place the dpm on the entire ground floor before casting the ground floor slab (German floor) instead of the block walls only.

However, this construction method in which the blocks are set above the ground floor level before casting the concrete (german) floor is not right. A building should be constructed in such a way that ground floor is resting on the foundation block/columns/or beams and not entirely on the filling sand.

These will act as support to the slab and also prevent the concrete floor from sliping into the ground in case of settlement or heavy vibratory loading during usage.

I have noticed something quite for some time now.
At foundation level, people tend to use polythene in between blocks to prevent moisture raising on the wall just like the picture below.
Here in my state, there are hundreds of houses that use it and believe you me, it works.
What's your take on this method?

No, it's not only applicable to walls and columns. Slab can be stitched as well if need be to prevent further movement which can widen the crack size

Stitching is a method of repairing structural cracks on building. Its involves the use of steel or fibre bars to join the cracked portions together.

Its a very good repair option for structural cracks cos it prevent further movements of the members.

Ground floor slab rebars

Your Soakaway dimension depends on the numbers of users while your method of construction depends on your soil type but I prefer to have top and bottom slabs.
Here's one we did for 6 flats of 2bedroom apartment
(24 users) with cars parking on it
Size: 4.0 x 2.75x3.0m deep.

The slab, beams and columns were designed to support vehicular load. So we made the slab 200mm thick while the perimeter and internal beams were 450mm deep.

Various sizes of iron rebars were used from Y10mm for the links, Y12mm for the slab & beams and Y16mm for the beams and columns. In total, 42 lenghts of steel were used.

The blocks were 9inches and about 400 nos were used. The holes in the blocks were filled with lean concrete.

Good evening everyone.. I am also making plans for soakaway.....will have cars parked on it... How will it go? I mean, how many feet deep? What is the best suitable dimension? Should I make a separate slot for waste water or just don't cement a part of the soakaway so it can absorb the water from beneath? What materials and quantity of materials will I need for setting and casting? How much should I budget? I'd really love to have these informations so I can start making plans for it..

What are the dimensions of the top slab?.

The quantity of materials be it cement, sand, granite or steel can only be estimated correctly if the dimensions ( length, width and thickness) of the top slab of the soak away pit are known.

Also confirm if there are beam(s) within or around the perimeter of the panels to know the appropriate sizes of rebars you will need. This is necessary for slab supporting vehiclular load.

I haven't tried this before but it's looks really interesting.

However, these are my questions, observations and suggestions

What are the load bearing capacities of the soil that made you choose this options because for this type of merger to work the difference in the soil load bearing capacities should not be wide apart. Otherwise there would be serious settlement issues..

Also where the two footings are meeting how are you going to ensure there is no differential settlement and cracks on the building.

I would rather have cavity ( double) walls along the dividing line; one on each footing type, to prevent cracks that want to might occur as a result of differential settlement on that part of the building.

Moreover, I believe the ground floor ( oversite concrete) of the two foundations should be on the same level, how do you intend to achieve this with that depth of beam. I seriously think the beam depth is rather too small for a raft beam.

Back Filling with laterite.

These are patterned precast concrete slabs. They are like the paving stones but bigger in size. They are made from weak concrete mix and laid like floor tiles.
They are mostly used for walkway construction.

While the stamped concrete is laid insitu and bigger in size, these are precast concrete in small size.

Is it more durable? Depends on where you are using it. For walkway , Yes it is. On the drive way. Only if the thickness is good enough for vechicular load.

Does it prevent grass growth ? Yes it does.

This is a lean concrete mix( 1:4:6) with poor strength. Don't use this mix if you are constructing storey building.

Kobokobo build should NOT be a death trap.

It's VERY good if you can afford it, right from foundation to Plastering even your concrete blocks as well (You cant be practicing 1:2:4 mixing ratio and when your concrete blocks could be easily cutoff with hand trowel).

Not always true. The couple might agree to separate rooms for reasons best known to them. As long as they perform their marital duties to each other and they are happy , then there is no issue
