npn001:Hi, This is a very nice sketch of the existing building. However, I'm afraid it's not enough to answer your question. A number of things needs to be considered like What's the the actual size of the building. This requires that the as-built plan with detailed dimensions is provided. With this, you can work with a professional on how best to add the extra features you are looking for( all en-suite and additional bedroom). A final working drawing will be produced. This will have all the features you are looking for and the proposed building should be able to fit into your available land space. That's about 7.5m by 15m land space. I think you can achieve that if the rooms are on the suspended floor while the parlor, dining and kitchen etc are on the ground floor. To make the most use of the land and achieve what you are looking for, the building needs to be at least a storey building. GROUND FLOOR: BLOCKWORK & LINTEL We started the block wall construction on the ground floor level the next day even before completing the concrete works for the slab-on-grade. The window sills were all at four courses of blocks except for the kitchen. I went to the market with the client to purchase the reinforcement and the timber for the lintel and column shuttering. The lintel and the ground floor columns was cast monolithically. At the timber market, we bought full planks which we sawed into two to get the with of the lintels. This I found to be better than buying the pre-cut ones. The planks are usually not properly seasoned hence warp when exposed.

BACK-FILLING AND EARTHFILLING We used the excavated earth materials to backfill the trenches and the pits. We leveled the remaining into the room spaces to make up level in the substructure. We did so because the earth materials was of good quality and devoid of clay. The earth material was watered thoroughly for consolidation before a compactor was used to compact the earth. When not done, the earth will compact on its own over time under the slab-on-grade ('German floor" in the local parlance) and it can collapse if the concrete thickness does not support the weight on it or make a hollow sound when hit or stepped on. The recommended slab-on-grade thickness is 150mm (6'') but I use 80mm to 100mm (3'' to 4'') once I've thoroughly compacted the earth fill. The lighter thickness is also pocket-friendly for the client. We also introduced reinforcement inside the slab-on-grade (german floor) to act as tie beams (internal beams).

I can only make judgements from an economic standpoint as I don't know your personal biases. 2 bedroom is definitely pocket friendly. This comes down the size of the building, the land space it will occupy. You can afford quality materials to give your home the kind of finished look you desire. On the other hand, you will have to consider what the size of your family is like. Minimalist lifestyle sounds good if you are overseas. We have a different culture here. You need to consider the number of children you'd desire to have. Family members still pay us visits without announcement and we must shelter them, think of your mother-in-law visiting etc. Deciding to invest in a home is a long term huge capital investment. As the person above has mentioned, I think a three bedroom home is preferable. |

FOUNDATION BLCOKWORK & COLUMN SHUTTERING As I've already mentioned earlier, we used 6'' for the entire substructure. The blockwork got completed in the trenches and followed by shuttering and concrete placement for the columns. This dude photo bombed my picture twice.

We used 6" hollow sandcrete blocks for the foundation block walls. The client had the blocks made on site before we started the construction works. It's also my first time of using 6'' hollow blocks to erect a building with a suspended floor. I have to state here that the block walls are only supporting their own self weight. They weren't considered as structural elements here.

We dug the trenches to a depth of 750mm (2'-6'') and about 675mm (2'-3'') width. After we excavated the trenches, we followed suite with column pits. I designed most of the structural columns in the building to support the suspended floor (penthouse) while the rest was to work with the tie-beams, lintels and roof beams to improve resistance against lateral soil movements. The soil was fairly sandy and I reckon it has good bearing capacity to support the floor above. I excavated the column pits to the dimensions of 1.0m × 1.0m × 150mm. I have to stress that I get it from the structural design I did for the building and is not a recommendation for what you can use. Consult your structural engineer/builder. After the excavation works, we took level (pegging) inside the trenches to get a uniform concrete thickness for the strip and the pad footing. This helps for quality control especially with the thickness of the pad footing and also helps reduces waste of concrete.

The project site is located somewhere in Emene, Enugu state. I produced both the architectural and structural drawings for this project and had the electrical and mechanical drawings produced by my colleagues. The features of the building are, 1. Living room 2. Dining room 3. Visitor’s convenience 4. 2 bedrooms (all en-suite) on the ground floor 5. A kitchen PENTHOUSE 6. A living room in the penthouse 7. Kitchen 8. Bedroom (en-suite) 9. Balcony We started with the setting out of the building layout. Went to the timber market to buy the pegs, lines, nails, profiles (2’’ × 2’’ ×12’) etc. I will show a sample of the detailed cost estimate I provided for the client in the next stage.

I think the problem is with the skills and technology required to deliver timber buildings. If you go to any timber market and request for 1" * 12" * 12' plank, 2" * 4"*12'; check the dimensions of what you've been provided with and you will see that it's mostly below specification. Another is moisture content. You will observe also that once you expose the timber to the sun, it starts warping along the exposed side. Timber is not properly seasoned here. The sector needs serious disruption. |

Hi, Providing the dimensions of the building is not enough information to provide you with a detailed cost estimate. I suppose you've got a structural drawing. The structural drawing will provide information on where the staircase is, it's size, the reinforcements therein. It will also provide information on the beams in the slab: the size of the beams, the reinforcements sizes and placements. And others. This is the information the estimator will need to provide you with 1. The concrete works: provide either in lump volume sum or broken down into bags of cement, trips of sand, stones etc. 2. The Reinforcements: also provided either in lump sum weight terms I.e KGS or tons or broken down into lengths of 16mm, 12mm, rolls of binding wire etc. 3. You have not provided a detailed information to give you estimates. The "water logged" is not definitive enough. The structural drawing among the the architectural drawing is needed to work out the quantities of reinforcements, concrete, form works, block works etc needed in both substructure and the superstructure. In my opinion, I think this is majorly a failure of institutions. The lack of enforcement of the laws. As it is, the problem cuts across from the client to the contractor/builders. I'm a COREN registered civil engineer and have been into design and construction for a little over 5 years and in that time, I've observed a few things I think has the potential of leading to collapse. DESIGN: By design I'm referring to the structural drawing or the calculation that's done to get the sizes of the structural elements (beams, slabs, pad footings etc) that's to support the building. If a structural element is undersized or under-reinforced with steel you can almost expect it to fail when subjected to maximum loading condition. However, I've found clients are not always willing to pay for this service but rather resort to seeking draftsmen who just produce the drawings for them without any knowledge on how the calculations are carried out. Some of the draftsmen have fake COREN seal which the imprint on the drawing for approval with the town planning authorities. Even some registered engineers will put their stamp imprint on drawings for a fee without checking to see if the detailed drawings is accurate or going through the calculation sheets. So, with faulty design, an inexperienced builder will follow this and produce a poor quality job. APPROVAL: This is the job of the town planning authorities across local government's in each state. Theirs is to approve the drawings as fit for construction and carryout proper documentations for future references. I do not need to say much about these people since you are in Nigeria. CONSTRUCTION: This is where the services of the building construction professionals are needed. From my experience, the clients usually employs the services of a civil engineer, an architect or a builder to the role of a general contractor. his/her roles mainly are > Be a registered member of the building profession (COREN, ARCON, NIOB) > Determine the type of soil on site and if it's stable enough to support the building or if the design should be changed > Sufficient knowledge of the skilled tradesmen jobs to be able to supervise them. > Ability to read the drawings and transfer said information on ground. > Ability to carry out minor structure design when clients makes minor change order to the architectural drawings > Carry out routine site safety inspection works before any construction activity on site > Have sufficient knowledge of the various building materials, how they behave and how to identify the substandard ones The skill level and experience of the professional goes a long way to determine the quality of job to be delivered. However, it costs money and time to attain these hence the skilled experts tend to charge more for their services. Clients are however looking for those offering the same services at lower price points. What some builders do is to cut down on their service fees and try to recoup it back during the construction process. In conclusion, to reduce the incidents of building collapse the responsibility rests majorly on the client as we already know how weak our institutions are. The potential loss of lives and properties of the inhabitants and the opportunity cost from investment loss should make the clients do their due diligence when embarking on this activity. They should seek for information and follow due process as regards the building procurement process and most importantly go for a binding legal contract. The first step is usually to avail yourself a detailed set of drawings(architectural, structural etc) then estimates can be arrived at based on that. Furthermore, the architectural drawing can also provide information to price the fencing/gate, pavement/landscaping, stand-alone waste treatment facility (Septic-Tank & Soak-away), water tower (optional).
