The boys quarter has two bedrooms, a living room, kitchen and a bar: a pool will be constructed beside the BQ. Each of the rooms is en-suite. We had the layout formed, ensuring the blocks are plumb, straight & true, and the masons took it up from there.

The carpenter shuttered (boarded) the stud columns the next day; we had concrete placed inside and started backfilling and earth filling. After the fill was water and compacted, about half of 40kg waterproof material was laid over the fill and the blocks before the hardcore came in. The carpenter boarded the sides and concreting begun. The fence wall was being worked on concurrently with the boys quarter.

The block work was a day's work. We had a very sharp sand supplied from somewhere along Abj-Kaduna called Jere. My guy found it difficult to work with as it has absolutely no plasticity about it. The local guy worked industriously as he's used to working with it. At the end I observed my guy got a lesser number of blocks laid per bag of cement and the local guy laid even far lesser blocks per bag of cement used. This was due to a significant portion of the mortar being lost as waste while trying to establish plumb, straight and true. The sand was really good for concrete works. Another good thing about the Jere sand is that it sets and hardens really fast thanks to the hot and dry Abj weather. I think this makes the north suitable for sun-drying as a preservation method unlike the south that's hot and humid. Second, the sandcrete hollow blocks in Abj are superb. I found they use crushed rock dust (Dust 2) to mold them. I think they will have impressive crushing strength if put under the universal testing machine. However, they are quite rough externally and we had to get machete to cut the I's, O's and C's where needed.

The next step was setting out and excavation for the boys quarter, gatehouse and fence. I observed that diggers in Abj aren't very skilled atleast the ones I met. Also, I had problems communicating with them as my Hausa's been on a gradual decline since the end my NYSC service in Sokoto. After they were done digging, I got one of them that's good to carry out levelling and ramming in the trenches. We cut some high points and filled some low points/regions with chippings just as done in road construction. I prefer doing this even though it costs a little money and takes quiet some time depending on the project size. I've found from experience that it saves a lot of money for my client reducing the volume of concrete that would have been used in the strip(blinding in the local parlance) foundation. Second, it makes the work of the bricklayers (masons) easier when the block work starts which also translates to cost savings for my clients. I had the iron fitter cut short rods which I used as pegs in the trenches to establish a plumb level for a uniform concrete thickness and finish. |
Earlier this Month we started construction works for a Nairalander in Abuja, to erect a boys quarter, gatehouse and fence his property. We started by visiting the quarry to buy crushed stones (coarse aggregates for the job). I had already provided my client with a detailed quotation for the proposed projects. The plan is beautiful. But I don't understand how he played with levels there. There is about 3 steps as you enter the front porch. Then 3 steps from the parlor down to the dinning. Then another 3 steps from the kitchen verandah down to the outside. You might need to look into it. I can provide you with a detailed cost estimate for the plan. Hi Nzekells, It would be difficult to say whose estimate is better without seeing the working drawings. If you are going to buy the materials yourself, I think you should go for the affordable guy but use the most affordable estimation. Of course you will have to provide extra if and when needed. Note also that you haven't factored in the level of skills of the carpenters you are appraising which I think is also very important. If you couldn't believe or at least come to a consensus with the data provided by the several block moulders you contacted, I doubt you'd believe what you get here also. However, I'll try. A typical 6" solid block has dimensions of 150mm x 450mm x 225mm. The volume is, 0.0152 cumec. 30 blocks will be 0.0152 x 30 = ~0.46 cumec. So, you will need 0.035.cumec of cement for ~0.46 cumec of blocks. (50kg bag = 0.035 cumec) Subtract cement from the block your have 0.421 cumec of sand. Cement : Sand = 0.035 : 0.421 = 1 : 12 Your bag of cement is equivalent to 2 standard construction headpans. However, what ever the measuring container you wish to use make sure that for every one measure of cement that you add 12 measures of sand. Another important point to note is the water-cement ratio. The first step is usually to prepare your drawings for your proposed home. Then estimate what it will cost to build the drafted floor plan. In your case, you want it backwards. It's possible to build the foundation of a duplex for the said amount if it's 1. going to be founded on a very good soil 2. The ground floor area should be small enough to only cost your budget for it's foundation. Smaller building will have smaller foundation which will cost less. Yes, "rescreeding" is one of the solutions. "water de find its level". Meaning that the deck needs its top to be sloped outward so that the water flows out. Another solution is felting. There're experts who provide said services here. You can consult them or go DIY. This solution doesn't eliminate the need to slope the top of the deck outward to discharge off accumulated rain water. I think you should consider the interest rate on the mortgage first, what upfront payment you'd have to make, etc. At an interest rate of 15% on a 30-year mortgage with no down payment, the home buyer/owner ends up paying a cumulative of about 4 - 5 times the net present value of the home. If you have your mortgage financier structure the mortgage repayment as an annuity, and the net present value of the loan/mortgage is say ₦10,000,000.00. At an interest rate of 15%, the buyer will have to pay about ₦1,500,000.00 annually. This amounts to about ₦45,000,000.00 in 30 years. On the flip side, you will pay rent while you gradually build on your land and that is relatively a sunk cost. I think you should consider how much you pay on rent and match it with the annuity on the mortgage. If they are equal or almost equal (> or <), I think you should buy the house on mortgage and consider it rent you will have to pay for 10, 20 or 30yrs to own the property. |

It's easy to say 3m or less. However, Not all two bedrooms apartments are the same. lot's of things like the room sizes(building size), type of roofing sheets, type of interior/exterior finishing used etc affect the overall cost of the building. No information has been provided on these. To have an estimate, the first step is to get a drawing plan with detailed specifications of the interior and exterior finishing. Then you can solicit for a quote from your contractor/engineer/builder or from an independent estimator(for cost control). If you had a survey plan of the 5 acres, it will a lot more easier to calculate as what is needed is the perimeter of the land.
