kenkenn: Is that thing a mansion?
Is there any major Road or street in Lagos, Abuja and PortHarcourt that you won't see more than 18 exotic buildings far better than that?
People will not allow Ben Murray Bruce manage his mud house.
Can Ben Murray Bruce not afford that cheap building on his own as a business man?
Mtcheeeeeew! Lool. The price of one room in an unclassy area in Glasgow would rent three bedroom flat in Lekki. This is now Beverly hills. Oga by abroad standards, that house is huge. |

Boss13: Oga I am not giving you a theory or hypothesis. First, the government cannot fix manufacturing, that is left for those who have the resources to engage in manufacturing activities. The government can fix power. Reliable power supply has an indirect effect to productivity. What does it do, reduce the cost of fixed production; presently incurred by manufacturing industries generating their own power supply.
If cost reduces, what increases? Margin/profit. If profit increases, who smiles; the manufacturing industries and their owners. Now, the theory is fix power, productivity will boom, but has government reviewed the cost of starting a business in this country. It has been said that Nigeria is one of the toughest place to start a business. Hence, if the government fixes power, Nigeria still remains one of the most difficult place on earth to start a business.
To address your question - who is the ultimate beneficiary of owning a home? The young man or girl who is creditworthy, has a stable job or business and approaches his/her Bank to buy a house in his/her choice location. Even a secondary market will be credit for house owners to start trading their houses at fair value. Also, not to forget capitalist including foreign investors investing into the sector.
To conclude, I write from an informed position. From the onset I said encourage manufacturing. Giving people things like tax holidays can encourage more people to manufacture. There are many other policies the government can institute. I'm not arguing that your points are invalid. I'm arguing that the most widely felt program that would touch every single Nigerian are those two. Honestly, there are houses to rent/own anywhere in Nigeria now. Just go to your agent and tell him you need a house, he'd give you one straightaway. The issue is how many can afford this? Power and manufacturing can greatly stimulate the economy and increase the earning and spending power of the average Nigerian who can then afford these homes or take advantage of the mortgage that would be offered. You talked about credit worthy, the average bank would prefer giving loans to people in paid employment with constant revenue stream. So, the average business man or entrepreneur may not be so lucky to get this. Fix power, encourage manufacturing, all other things fall into place I wish you'd see my point |

Bolustic: It's simple. The naira will not appreciate until we start producing the foods we import, stop refining the crude our oil abroad, until our universities are world class.
It's just demand and supply. Naira isn't demanded as dollar is.
I don't see the naira appreciating till Dangote refinery starts working in the first quarter of 2019.
My thoughts though. Barman give this man two Star and nkwobi this early morning |
Politics › Re: Text Of Speech By Adeosun On Linking Capital Markets With Affordable Housing by Anyi3(m): 9:45am On Jun 28, 2016 |
Boss13: Fixing power and encouraging manufacturing would not have enormous direct impact on the economy like what mortgage and real estate would.
First, you would ask what is the relative contribution of manufacturing to the economy? Power will only reduce manufacturing cost and increase the margin of manufacturing companies.
In this country where obtaining loan is still a mirage, steady power supply will contribute little and only increase the profit of manufacturing countries and make capitalist more powerful.
However, a situation when a young graduate upon getting a job can apply for a loan to get a house, is a direct significant increase to his/her net worth. Also, construction workers will build the house, lawyers will sign agreement, Banks will collect finance income, estate agents will collect agreement fee. The effect will be astronomical and very direct. Nope fixing power and manufacturing would drive down the cost of building your house amongst other costs of everyday living. It's an open market, so prices would dive down due to competition. Your idea is geared mainly towards benefiting banks and construction industry workers. Agreed, there would be an eventual ripple effect. But fixing Power and manufacturing benefits every single Nigerian soul straightaway |

Boss13: Underestimate Kemi if you like but I need she has just hit the nail on the head. Mortgage/Real Estate is the key in reviving our economy. It cannot be overemphasized. The effect will be more than what telecommunication contributed. Job creation, finance incomes for Banks, revenue for realtors, estate agents employment, construction workers getting jobs, also people owing homes.
This is a policy if implemented can affect positively the lives of over 60 percent of Nigerians. The impact will be directly felt. I disagree, just fixing power and encouraging manufacturing is what is needed fast. This, though, isn't a bad idea too |

catchdwind4rmkd: I'm afraid not, the masters criteria was only a recent move by NB to reduce staff turnover rate rather than cost. I fear other top employers might follow suit. I learned from their last recruitment via "Careers in Africa" in London that they've experienced high staff turnover, with most of the reasons given being that employees were leaving to further their studies. Thus, NB believes that recruiting masters level graduates will help reduce the rate at which employees resign. Most importantly, most of the graduate roles in NB are for prospective NB managers. So, it becomes a painful waste of investment and time if these graduates resign before or after completing their training. I gathered that the masters degree is not really considered in arriving at your renumeration or offer. I may not have said it all, but I'm sure the reasoning behind the MSc criteria is somewhere around what has been summarised above. You've got a valid point baba. |

It would have been alot easier. You can't blame them really. Economic situation harsh. Would cost them. I feel the masters criteria was equally a cost saving move to reduce number of candidates to pay for tests. |

Specialiste: ....i don't think the reason for the low milk production is simply because of the grass...no...i have a poultry and i know that egg, meat production is astonishing behind closed doors compared to free ranging birds which roam. cows, cattle can never do well when their lives are spent roaming the country as nomads by their herdsmen, its never possible. i've had broilers reach weights more than 5kg and their bird feed is made locally. I'm still wondering how the nomadic cows would benefit from imported grass. my opinion though.
cc: yomalex, obailala, Anyi3, cjfavour You answered your question in your post already. They don't do well because they roam about in search of good grass. If we can breed grass that can stay highly nutritious in one place, they don't have to roam everywhere. |

Malaysia did not import our oil palm seed. They took a sample and develop it. They gave us half of what they developed but Obasanjo mis manage the strain. We need to develop the strain not import and consume. Brethren read please. The grass would be imported to crossbreed with Nigerian grass and then increased. Brethren reading really doesn't hurt. I'm not an APC loyalist because I know that's the angle you guys are thinking my comment is coming from. The writeup was done by an expert in this field. It makes sense. Well apologies but my point was Malaysia imported something, don't know exactly what but they imported from us and developed it. We want to import to develop our grass. What's bad in that Read brethren. |

See Nigerian youths. Everyone above me didn't read the epistle before commenting. What a shame.
The writer made serious sense. Malaysia imported our palm trees back in the days and are reaping benefits. There's absolutely nothing wrong in importing agricultural raw materials and then developing your economy.
Again big shame that people above me didn't read or don't know how to. |
