Is this enough to get a discount from the vendor?

There are no other concerns except putting a door to electri board and fixing locks.

Hi Guys,
I'm a FTB. I met my broker today and we get a lender Skipton.
I suggested fix rate of 5 years but my broker advice i go for 2years with rate at4.14 and 5years is 4.22.
He said the rate will continue to drop even in 2 years.
Please I need advice on what to do.
I am thinking of 5years for stability but what if the rate drops further.

I was with a MA on Monday and we were able to get AIP with Halfiax for 4.62%.

I have lived in the Uk for 3years 6months and I have got 2 years and 2months left on my visa.

I visited some estate agents offices around yesterday and they promised to get me a cheaper rate than I got from the independent mortgage adviser.
My questions are as follows:
1. Can I trust the estate agents to act as a mortgage adviser for me or I hold on to my independent mortgage broker?
2. Can I visit more than one mortgage adviser as I don't want it to affect my credit score due to soft checks.
3. My rental contract expires in March 2026 but i plan to leave before that time. When is the earliest time for me to start searching for house.

Hi Guys,
I spoke to a broker today,and told her about my status as a visa holder and gave her other details as requested. I told her I've got a deposit of 15k and looking for a mortgage of 300k which is 5%.

After everything she said I could get a mortgage value of 218k at 5.99% fixed for 5years.

My question is can I get rate lower than 5.99 % and higher mortgage value at the same 5% deposit?.

Please i need your help here.
I applied for my mother to visit the UK on a visiting visa, she is a trader and she makes about 100k as income every month.
I also deposited a sum of 5 million in her account so as to cover for the expenses and i stated in my invitation letter that my wife and i will be responsible for her coming.
I submitted my employment letter and that of my wife, proof of address, BRP, birth certificate.
I submitted one month bank statement also.
Surprisely, i just got a refusal email now stating the following:
I have refused your application for a visit visa because I am not satisfied that you meet the
requirements of paragraph V4 of Appendix V: Immigration Rules for Visitors because:
• You have applied to visit the UK for 21 days for a family visit. In order to come to my
decision, I have considered all of the documents you have provided regarding your
circumstances.
• You state that you are self-employed with a yearly income of NGN 1,800,000
(£1,577). In support of your application you have provided a copy of your personal
bank statement. I note that the credits and balances in your account are not
consistent with your declared income. I am therefore not satisfied that your personal
and financial circumstances are as you have set out. This undermines the credibility
of your application to the extent that I am not satisfied that you are genuinely seeking
entry as a visitor or intend to leave the UK at the end of your visit.
• In assessing your entry clearance application, I have considered all of the documents
and information provided against the requirements of Appendix V, and have also
taken into account the published Visit guidance. The guidance indicates a number of
factors which can help assess if an applicant is a genuine visitor, including but not
limited to the following:
• their financial circumstances as well as their family, social and economic background
• their personal and economic ties to their country of residence
• The concerns noted in the paragraphs above mean that I am not satisfied that you
have accurately declared your personal circumstances, which in turn means I am not
satisfied on the balance of probabilities that you are a genuine visitor. While I note
the information you have provided regarding the purpose of your visit and your
sponsors support, I am not satisfied that these other factors outweigh the concerns
noted above. Therefore, I am not satisfied that you are genuinely seeking entry as a
visitor and that you will leave the UK at the end of your visit.
• Your application is therefore refused under paragraph V4.2 (a) and (c) of the
Immigration Rules
My question now what did i do wrong and how soon can i reapply for her.

I will encourage you to be patient. I was also in your shoes some weeks ago. It takes maximum of 8weeks for them to make decisions within UK. The fact that you said decision has been made on your wife's application means your own and that of your children will be out.

Yes, we applied to switch to a Tier 2 visa after the course completion date on my CAS. I contacted my university visa advice office and was told my studentship has no connection with my spouse-dependent visa application and that the home office has already been informed that I have completed my program. I know someone with a similar issue; I believe it is a backlog issue. I want to wait until Friday; if nothing happens, I will contact my MP as someone suggested here.

I drive a toyota corolla 2004, i just changed my engine when the old engine was smoking. The old engine was working fine except for the smoke, after changing the engine, i discovered i couldn't go more than 60km/h and climbing hills becomes a problem.

I went back to the mechanic yesterday to complain, so he checked the car with his machine and there was no error code on the machine.

He invited a gear mechanic to check the car and the man tested the car by driving it.,he told us that the problem is the car brain valve and i will need to change it.

My fear now is that i don't want to spend another money on the brain valve and the problem still remains.

Please kindly advise if i can go ahead.

Can I go ahead and pay the deposit without statement of account? The School is not saying anything about the statement. I was only asked to accept the offer, fill the guarantee and finance form and then make the payment of 5k deposit. Then the Offer letter states that I may be required to pass a credibility interview and that I should not pay the deposit until I have passed the interview. I didnt get any mail from the interview team. Could this be a general template of their offer letters? Is this applicable to everyone? should I still go ahead and pay the deposit?
I have emailed them yet no reponse. Should I just go ahead and make payment

Biometrics: Abuja TLS October 26 (standard) (walk in for the 2 children. We couldn't get the same date for them)
Non straight forward mail: November 1st (4 of us)
Request mail for more documents: November 1st (main applicant only)
Requested documents submitted: November 4th (main applicant)
We waited for one week and nothing happened we had to send paid mail asking for progress of application.
Paid mail: November 11th
Decision mail : November 12th (about 20 hours after sending paid mail)
Dispatched from TLS on Friday 12th (same day as decision mail)
We waited anxiously for DHL to deliver but they didn't because of weekend.
We got our visas yesterday evening finally.

It wasn't an easy wait o. If you have money, pls pay for priority because High BP is real o. We endured a lot during the 3 weeks wait.
This journey started early 2020 and I have been reading this thread everyday religiously.
I must thank everyone on this forum for all the helpful contributions. I gained a lot.
My advice is for everyone to try and read far and wide, use Google a lot and ukvi sit (gov.uk) has almost all the information you require as well as your school website and course page. Don't also shy away from asking when you hit a brick wall too.

You can do everything all by yourself and it is far better because you are sure of what you submitted.

Another piece of advice: if you come across any information you feel might be relevant to you during the process of application, screenshot and keep it in your picture gallery. It is better that way because sometimes this information may be difficult to search for when you need them most.
Over this 2 years I have over a thousand screenshots from nairaland alone.
