Main issue would be how much the bank are willing to loan you.
Although no longer a BOE requirement, most banks would limit what the max they lend you to 4.5x your annual income. They might stretch above this if you have a good deposit and 'good' personal circumstance e.g professional and secure job. Considering your income, if you work on a bank lending you max of 140- 180k, then you could work out how much deposit you need for your house type.

2-3 beds are a sweet spot for rentals in general. Worth keeping in mind if you want to move on later on

Ultimately, it comes down to what you can afford but I'd personally go for a 3 bed if I can afford it. You wouldn't want to start looking for a new place the moment you get married. You'd also have family, friends e.tc visiting.

It's your choice actually.

The numbers: 35k is about £2.3k monthly. £250k house with a 10% deposit, if you stretch the tenure, you'd be paying about £1,200 monthly. That's half of your salary on Accomodation.

Not exactly ideal.

Have you considered buying in a closeby City like Northampton instead? You can get a 2 bed for half the price or even buy a 3 bed with change

It depends on where u are and your outlook.

In parts of many cities, flats (many of which are leaseholds) are the only realistic option hence its boils down to the fine detail. With some, you could have a share of the freehold which is better.

Mine is detached but that would be more difficult for a FTB in large cities. For flats it's different. Lots of horror stories around leashold and flats haven't done as well over the last few years partly cos folks are more averse to restrictive leaseholds, cultural want of a garden and supply stock as flats are 'almost unlimited'. This was not a consideration I had to make due to my location and moreso with the horror stories about leaseholds. All things being equal I'd go freehold over leaseholds (keyword: equal)

My advice would be to utilise your ISA (including LISA). If not looking to buy within 3 yrs, an index fund in a S&S Lisa should likely bring more return than a cash one.

Also when you come to buy, if you can look to push yourself and make the most use of the 450k stampduty treshold for first time buyers.

You can rent one or two rooms out to a lodger and almost guarantee £7500 tax free pa in rent with much less hassle that comes with tenancies.

With property, time in the market is essential. My main regret is not buyjng 2-3yrs ago

Hello guys,

For some days now I have been on a serious dilemma whether to resign from my federal government job that pays me above N200k for my current position and migrate to the UK or stay in naija and set up a business to augment my salary. I will be 34 years next year, I feel traveling to the uk for studies next year September will delay my chances of getting married, as I have planned not exceeding 34 years without getting married.

I belong to the school of thought that believes can make it in Nigeria despite all odds. However, considering the economic realities of the country, I have recently contemplating of japa and maybe get a Nigerian lady for marriage after my studies.

Please I earnestly need matured advice from you guys to know how to start the coming year.

I hope you have familiarized yourself with the new Visa rules in UK 😀 before embarking on that journey

I was 22 in 2017, fresh graduate,i and no money no plan to even get money to work, no money to even pay for clearance fees for my uni. Is this job worth it ? I am the manager of a betting shop and my monthly salary is 40,000.

I have been on the job for four years now and I'm thinking I'm not getting younger anymore . I joined the work with the aim of saving and sending myself to school I've tried for years now but it was unsuccessful.

I got promoted as a manager earlier this year, I felt it was the perfect opportunity for me to send myself to school as I will have the time and opportunity. To be able to go to school while also working.

The problem here is the cost of expenses . Transportation and food I spend a minimum of 1500 everyday and as a manager I have to go everyday Sunday to Saturday without off. If you calculate it I spend a minimum of 46000 which is more than my monthly salary for just food and transport. There are small perks like in terms of winning, people can give you a share inside but that doesn't happen always, sometimes I can go a week without getting 5 naira from anyone

. I haven't added other personal expenses to this, how much will remain that I am going to even save for school? Talk more of other shortages expected in the job.

What's the gain of stressing myself working from 8am to 9pm everyday only to spend more than my monthly salary on food and transport ?

I'm thinking of finding a better job but where is the work ?

In USA a room what you call self contained is $700 per month, you haven't included phone bills, gas and sundries. Most often than not people do more than two jobs to meet up. Think twice before you migrate.

I worked in an hospital in Nigeria when I was in Nigeria and every week we admit atleast one Libyan returnee. There was a girl that was brought back, pregnant, has brain and balance issue. Hence cannot walk. She crawls everywhere in the ward. Gave birth to half Libyan.
