@badboym, according to your explanation the exact cost of the building is 4.5m which may not really be on a high side. there are some bungalows that could cost you fortune it all depend on the magnitude of the building. Meanhwile, you need to verify the engineer you are using is he a qualified engineer by education and training, or one of this people that parade themselves as engineer. In actual fact i agreed wt the fact that if you get a good and experienced QS you will have the total cost from onset and then use it as guideline. @dklex, you are talking of about 460 plots of land at Oregun Ikeja, which location precisely i am 100% familiar with that location Oregun is total built up area, even Okotie and oyhakilome combined together they do not have that much. Please i am not negating your post but let's put more fact and be realistic in our posting so that people do not seee it as scam even you conversion from hectares to sqm is wrong.

@baba_eko, I do not have any land @ igbogbo for now but there are very good land @ Igbe Road off Igbogbo Rd, absolutely free from acquisition designated area for residential infact Lagos state street labelling are already there, infact that area is far better than Igbogbo.

i have a Bill of quantity of that type of building which i was to do at National Library staff quarters sometimes ago, i will check thru my library and tell u what we have there, just to give you a rough idea it may be quite less than what we have there cos that was supposed to be contract and of course you know contract rate will be on high side a bit cos of PR, profit and overheads. at least what we need is the idea for now, just as my other colleague has requested for the sketch of the building will also help in guiding them in giving you a reasonable quote. @Segcy.Mor! pls get me right, how on earth will i do all that for free!!! Am just trying to reach out to people who will are bent on " i will do it myself method" to get some tips and ideas free so that we can reduce collapsing of building to the bearest minimum. there is limit to professional advice i can give out free anyway. and more so if you give a free advice and they find it helpful it will make them to appreciate the use of professionals better. thanks i appreciate ur comments.

i disagree with using a bag of cement to set 100 blockss of (6" x 6"x18"). that is going to be a very poor wall. A bag of Cement adequately mixed in the right proportion should not in any case set more than 60 blocks of 6".

Meanwhile other factors such as the road level relative to your plot, also the level of ease of working on the side (i.e how swampy is the sit) may cause cost variation.

Many think using a team of professional architect, engineer and quantity surveyor to handle their project cost them more, therefore embarking on "i will do it my self" method or using a quack that will tell them that he is charging them nothing (whereas he is lying) and they end up spending more even occasionally times two of what they would have spend ordinarily, and also having to contend with serious problem of maintenance almost immediately after completion as a result of poor construction work.

Engineer: He plays two vital role (1) Structural design of your building for approval and ensuring the stability and safety of the structure. many People engages quack that will adopt a rule of thumb. Structural aspect of building is very important cos if not well handle the entire house and all the effort and money spent can be lost in a moment. Therefore, designing your structures to ensure how to lay your reinforcement, adequate size etc is determined and specified. some people believe that having so much iron in the building will make it stand not knowing that over reinforcement is even dangerous than under reinforcement, Beware.
