Nice one... This shows that with 5 to 6 million a 3 bed room flat can be set up, with no parapet and no stone coated... A huge cost will be saved.

Can he quote how he spend N6.6 m on this house and when he started the building.
The roofing and parapet will cost close to N2.5m only and he has done all job only to fix in doors and painting.
How did he manage to use 4.1 on the other work done.

Thanks for your input sir, how much do you think will do the job apart from the land.

I will say you should budget between 7.5 - 8m that is on low cost building of the house.
Please note that you don't need to have N1m before you start, building house takes time just start with the little you have.

l am very sorry if you are thinking that N4m can build 4 bedrooms bungalow
No matter how the design may be with the cost of building materials now.
If you are talking of setting out the blocks to a low cost roofing level that may be possible but to finishing like electrical,plumbing and painting no way that N4m will finished the house.
More so you don't need to have 3 or 4m before you start building.

I don't know how people manage to build for a cheaper price. My project is a block of 2 flats (4 bedrooms ensuite, visitors toilet and 2 bedrooms plus visitors toilet at the back and a gateman house. I have spent over 10 million naira excluding the land and the project isn't finished yet. I am even scared that it might get to 15 million - 17 million at the end of it. When i see people that built or are building for less , i Begin to wonder HOW?

Thanks for your comments l've spent N14.3 on mine now and yet to do the compound flooring and borehole.
People will just come on here and be saying they build a three bedrooms house with less than N2m.

My oga does the N5m includes the electrical,borehole,sockaway, WC, shower,sink and not to talk of painting,building plans approval.
I don't know how N5m will complete a modern two units of bedrooms flats.
The house will have the following, 4 rooms,two sitting rooms,two kitchens,two visitors toilets and minimum of two toilets and not four.
