since its not a raft foundation it might not have any structural defect on it,the only issue here is that with time there will be capillary movement of water from the ground encroaching to the walls at the super structure where by leaving the walls damp .These is a major cause of flaking of paints at the lower part of buildings .It also gives room to insects and rodents to penetrate the ground floor of buildings that has no German floor. though I tried persuade him to do German floor even if its not more than 3 inches thickness he refused .Gave me instances of houses his friends and relations have built without German floor.
How many pillars on this building and the number of blocks used for the foundation please.

We bought addition Materials to supplement the ones we have on ground

1. Cement 25 bags @ 2350 = 58,750.00

2. Mixer = 15,000.00

3. Water @ 6k X 2 = 12,000.00

4. Labour = 25,000.00

5. Wood and Transport = 40,000.00

6. Misc = 2,000.00

Total = N152,000.00

Total Money spent so far from Foundation to German Floor = N 1,005,500

Please how much did you pay the supervisor on each stage of this work.

Yes mine is one plot as well 60x120 feet.
Just use my own as a guide.
Your design may be a bit bigger or smaller to mine but l am sure if the land is not slope like mine you can NEVER spend up to
The amount l used on the foundation.
I must let you know that l was thinking that l will only use between 1000 -1200 blocks but end up using 1750 blocks.

Hmm thanks so much! I was giving separate fees and estimate for both stamp duty and assessment. We(my husband and I) are far away from Nigeria and we want to be very careful not to spend triple cost on any thing and no way for us to confirm since we not there. 2. Is it possible you give me the phone number and the name of the surveyor that did yours? My brother lives in Sango Otta and I will ask him to connect with the surveyor
3. Did the surveyor give you a "Red Copy"? This makes the registration of the land authentic with the Govt as we learnt.

The fence with the gate cost N 883,300 l used 9" blocks .
The foundation without the filling sand cost N 713,000 due to the slope Land we used 1750 ( 9"blocks ).
Filling sand With labour N 360,000. ( 45 tippers )at N6000 each and N2,000 per tipper to filled.

Total= foundation and filling N 1,073,000.
Fence + gate. N. 883,300
Total. N 1,956,300.

You are mixing then together.
Survey plan payment is different from building plans approval.
As have told you if you have the time you can do the building plans approval by yourself which l think should not be more than N220k.
survey plan should be between N100k -150k depends on the surveyor .
It cost me N100k for survey plan and About N300k for building plans approval (FOR 4 BEDROOMS BUNGALOW) .

A survey plan will cost you between N110-150k depends on the surveyor.
Yes there will be penalties because there is a building on the land which l think should not be more than 50k.
4 bedrooms that l did in August last year cost App 300k.
On fake building approval you need to know or trust the person that will do it for you and if you have the time you can just work into their office and see any if the worker in (that department ).
By doing it by yourself the cost will definitely reduce.
All fees are included in the cost that l paid except C of O which you can do later.

"Nobody has the whole wealth in the world; you can turn around the fate of somebody who is poor today. My wish when I was very young was to inherit father's hoe and cutlass but I want to tell you that with hard work, determination and industry, you can get there.

"I urge the government to go down to the ordinary men, people in the grassroots and do something to assist them. I am a grassroots man, the only time I am happy is when somebody beside me is happy.

"I will rather go hungry than seeing somebody beside me going hungry; there are many Ado Ekiti indigenes who are richer than me, there are many Nigerians who are richer than me but I won't mention names here.

"Giving is an act I borrowed from my parents; giving is very important if we want this country to develop. The Federal Government alone cannot fund universities in Nigeria and make them comparable to their peers in other parts of the world.

"What Stanford University (in the United States) received annually from endowments is more than the whole amount Nigerian government votes for education. How then can Nigerian universities compare with them.

“We should change our attitude of wanting to leave everything for the government to do for us.
Today, it has got to the ludicrous extent that many Nigerians want to bear children and want government not only to train them but to provide the children school meals.

"We cannot abdicate our responsibilities for government, not in the face of compelling and competing duties of the government. I therefore call on the rich and the more comfortable members of the Nigerian society to come the assistance of the less privileged with the overall aim of engendering growth and development.

"What I am doing today is a token of my humble concern and love for the people generally and I will like the rich among us to take a cue from this because riches don't become wealth until they are invested in humanity."

Babalola urged the beneficiaries of the poverty alleviation programme to invest the cash received wisely and judiciously to give themselves economic empowerment through investment in small scale businesses.

The Ohinoyi, Alhaji Ibrahim, said Babalola's gesture was commendable because of the rate of poverty in the country describing poverty as a "very impatient illness needing attention..

The monarch said: "The time is so right; the gesture is so commendable and so unforgettable when poverty has spread out its curtailing wings over opportunities and hope but here comes a remedy to help generously.

"I pray that those lucky beneficiaries of AB Foundatikn cash gift today should go and invest in any enterprise directly or in association with friends in order to gain self-reliance and gain the needed comfort."

The Ewi, Oba Adejugbe, commended Babalola for siting his university in the town alongside its subsidiaries like farm, hotel, bakery and others which has generated thousands of employment.

He advised the people to go back to the farm to ensure food security and be gainfully employed expressing concern with the huge number of people who turned out for the programme.

Chief Fasuan slammed politicians "who make millions from their outrageous salaries and allowances but come back at the end of the year to distribute second-hand motorcycles and grinding machines as empowerment to the people.

Describing Babalola as an "unusual human being", Fasuan said ABUAD in its seven years of existence has given solace to many people in Ekiti and has become a reference point within and outside the country.

Remember that this plans is for twins THREE BEDROOMS not 3 bedrooms.
You have to know what you are going for.

It is better you do the right thing now don't manage.

To bebe2 my advice is that you buy all the materials and have extra 500k to what he quoted.
I don't know why he is quoting 6" for foundation block even you don't use 6" blocks on the first floor.

The quote is questionable enough. Under this present price regime, you cannot do this foundation of that house I am seeing with N1.539m.

1. The cement quantity is so small that I doubt if he plans to do an over site concrete on the foundation. If you blind that foundation, cast the column bases and then cast the pillars, you would have spent over 100 bags on 3 flats foundation.

2. 2000 blocks will be too little to do this size of foundation if the foundation depth is up to 1 meter and you plan to raise the foundation high enough to prevent flooding. I don't understand why you have to use 6" blocks inside the foundation? Is that the design of the building? Can we see the structural drawing page?

3. The excavation for only N65k? Maybe the land is too soft or trench not too deep. What depth did the structural drawing prescribe?
