That's why you have to know your tenants well. Sometimes it could just be sensing that one is in subordinate, or one tenant is trying to act like the landlord at ur absence without ur approval. Those are danger signs.

This same issue happened to my mum and her tenants, even though my mum had an agent. Before they could evict all of them, they had to involve the bale of the area. Some of them owing hundreds of thousands, it wasn't funny.

This is how it works, if you are the one serving them a quite notice, then according to the law they have the right to stay for 6 free months. In this case most landlords will usually serve the notice 6 months before the next rent is due so that they won't need to stay for free. That means as their rents expires so they are leaving.

However if your tenants are saying they won't pay you for 3 months after which they would leave that's breech of contract so you can throw them out.

I stand to be corrected but that's my understanding from experience.

When taking a debt, take one that can successfully pay for all your business expenses and also your investment for @ least a year. So by that time your business should have grown to the extent of making its own profits. Though not all business make profit in a year. Some do take longer time.
