brabus: Highly recommended areas that fall within your budget on the island/Lekki includes:
Badore, Ado, Owode/Langbasa, Thomas Estate, LBS, Sangotedo, Majek, Abijo GRA (next rated), Lakowe, LFTZ, Ogombo, Beachfront plots in Ibeju Lekki and more.
The koko of the matter is investing in fertile ground. Quick turnaround and not just tying down money. google map is not helping sef |

ojeota: Interesting I cant imagine how it feels like being cremated when dead. The body will be gone and all you are left with is just the soul. either way the dead wont know na but it wasnt as heartbreaking as watching a loved being buried, with cremation u dont see the final process. the coffin is left on the stage and everyone leaves the chapel. according to our Rev, the family will be called to collect the ashes on a later day. they can then do wat they want wit. some will sprinkle it in the garden, river or use it to plant a tree. others just keep it at home depending on wat the deceased asked for. |

mavverick: Na to find reputable agents. Forget Ikota, developers have moved in and some roads have been done which has jacked up prices.
6 years ago when i drove pass for the very first time. 10m would get u a juicy Plot at ikota villa
Look just before second toll and jakande. Behind orchid hotel inside is usually water logged you can also try Ajiran area also try to avoid the cheaper side of ikota, they call it resettlement village, when my driver drive me pass to avoid express holdup, I was terrified to remove my phone to take some pictures. You need to see the conditions some people live in, even some pigs live in a cleaner environment. It will be likely water logged and likely no consent. have around 15m for pocket i don tire oo was planning to come home on the 7th of next month, but there is no need. will wait till june. too complicated |

mavverick: If you are interested in flipping, try to up your budget if possible, then target areas that are even in front (Ikota up till Jakande). Thats where you can make a killing. It also depends on how long u want to hold out for and being at the right place at the right time, the 6m you have now can buy a plot in an area where the going rate is 15m, just depends on how desperate the seller is.
Will you also be doing things like perfecting the title, also even though you want to flip ? Its a ridiculous system in Nigeria, if you perfect the tittle, it will cost u time and money, but increases the value slightly, whats stupid about it is that the next buyer also has to do thesame thing under thier own name, absolutely bunkers.. You will need to ensure that you still secure the land oo. Either fence it so that nobody encroaches on it or try to nick some of your land (this was what pushed me onto Brabus, didn't plan to use him) If you put someone there to be living like security guard, you still need to be on top of things, tell the person to alert you if they spot your neighbor doing things inside your plot etc. Best thing, fence it and put someone there, to fence it if you are not planing on building it, just arrange block and some pillars, as long as its not water logged. if its water logged, there is no escaping raft.
Ogombo is another area, a neighbor of mine at my site told me he bought some plots for 900k each a few years back or so. Now thats a good price. tnks for ur input, how much shud i increase my budget? and how do i get a place around ikota and jakande? i dont like ogombo, the place too far. |

mavverick: Bebe
Have you considered some areas around Sangotedo or LBS ?
Look out for
Good title (The ones with Global C of O are not much ) Land as firm as possible Upland area if you are lucky No dispute on the land etc.
You can also look at Greenland Estate or Happy land estate, was there to check a plot 18 months ago, my lawyer/surveyor found out that its not inside Gazette even though the seller is one of the bigwigs in the estate and told us all was well. Its a functional estate, but I understand a plot there goes for upward of 10m, ones for 5m - 6m are likely to be at the rear and water logged. But check well and ENSURE you get a lawyer/surveyor to chart the plot and check out the legal sides.
3 beds as of 2 years ago command 800k in rent, I dont know about now. Title is excision\gazette etc and you have to do your own consent. Was starting to get excited, untill u mentioned 10m i dont really care for those high rental figures, if the area is gud and up coming dats fine wit me. i want to do land flipping for now. |

hello to u all, its been a long time since i posted in this section, i just want to share an experience i had in the past week, i hope someone can gain a thing or two from it. sorry it abit lenghty my kids sunday school teachers husband died on last week wednesday. ( got it? na the lady dey teach my children for church her name is doris, her husbands name is mickey, they are English) so, back to the reason for this write up, we went to the ladys house on sunday to visit, met her at the door, she yelled a big hello and carried my daughter into her house and began to show us round her house. then we sat down and she began to tell us how it happened, i know the man has been sick for awhile he had diabetes and had a leg amputated. got sick on xmas day and was taken to the hospital, he got diagnosed of cancer 4days later and the thing has spread. they said he didnt have long to live, 36hrs later he was dead. on the day he died he got very sleep drifting in and out of consciousness. so family started to travel down to say their goodbyes, his niece arrived from portugal at about 10pm, held his hand and called his name, he responded by squeezing her hands. At about 3am that night, It was just the wife and their daughter that were left with him. his wife said, she sat on his bed put his head on her thighs , held his hand and told him it was ok to go, that she will be fine. being that the man used to be a lorry driver, she then called his name and told him that he was going on a very long journey, that he shud get in his truck, start the engine, and asked him if he was ready, he nodded gently, she then asked him to start to move away, and she started to sing with his nick name (king of the road) a few minutes later, he completely stopped breathing. i just sat there crying my heart out, for me it was so emotional, my mind went to the few deaths i have experienced in my family, especially dat of my elder brother, when he was taking his last breath we were all going crazy, shouting, wailing and the doctor too was shouting telling us to stop shouting. now i sit here wondering, if my brother knew wat was going on, and if he did how did dat make him feel? wat if one or two of us was calm enuf to sit wit him hold him and just tell him watever happens, we will be ok, mummy will be fine, ur kids will be looked after, just some calm words to ease him into the after world. i hope this give someone strength wen they need it becos death is inevitable, but we as a pple shud learn to compose our thoughts and behaviour even under difficult circumstances. today was his funeral service and cremation, the whole family was there very emotional but restrained. his widow sat on my table, telling us funny stories about her husbands sometimes silly behaviour, we laughed and laughed. I aso want to implore us to show love to the sick and dying, not just by buying medicine or paying their bills, reassure them, hug them if possible, sit calmly with them and gist them positive and uplifting things. Reach out to ur grand parents and other older relatives , u will regret it if u don't. If u come across the scene of an accident and you DECIDE to stop, don't just get ur phone out and start snapping, see if anyone is still alive, stay with them and encourage them, take ur outer shirt or scarf off and use it to cover them if u can. tell them help is on the way. Ask them questions if they are responsive, about address, family etc. Pls dont move accident victims unless they are in danger. Watever happens after that u knw u did something good for a fellow human being. May GOD give us strength in our Hour of need AMEN. Crackhaus |

brabus: Many people are avoiding Lekki free trade zone now like plague. Meanwhile, the informed few knew what Dangote is doing will cater for more than 25,000 people which means condos, MTUs and other flats won't be a bad idea in such area.
Or do we think Dangote will start building staff residence first?
That makes more sense to me than the white elephant Badagry-Benin 10 lane expressway.
At the end of the day, the ROI is what matters. Wats is dangote building? How much do u think his staff will earn? One needs that info to know if any investment will be worthwhile . |

mavverick: Bebe
Here is my view on it.
As previously mentioned, location is very important, you also have to look at infrastructure, title, accessibility and prospects. I am not going to talk about property investment in the UK, as thats a different kettle of fish, lets focus on Lagos. Brabus has already covered some points, but I wouldn't be fooled by any marketing with the figures he provided, most of those examples are not that of happy clients.
Location
Before you decide to go for any area, call random agents and ask people around locally what the location is like, read castles, find out how much rent goes for in the locality, find out what sells in that area and look at opportunities, what are other landlords doing correctly that you can learn from and what are others doing incorrectly that you can improve on. In Lagos, good location often comes at a premium but this is where cash is king and how well you can bargain. I have seen a property sell for over X million in one area and less than 200 metres away, I am being offered a plot for half of that X million (had it checked out and it all came back clear).
Ask questions and do your research well.
Dont feel bad that you are asking questions, its your money. Get a good agent, give him your brief and let him do the leg work. They will all charge you a percentage, so might as well make them work for their money, just like you do unless your are Brabus who goes around with a Van stealing materials on site and offloading materials via the black market...
Construction costs
In my experience, during construction there are just some costs that are more or less fixed irrespective of where you build. Examples include (When comparing like to like)
* Raft , irrespective of whether its in Sango Ota or Ikate, Ikate might be marginally more expensive when you consider labour etc but the difference would not be much, but the rent can be massively different. Obviously I am comparing like for like not different specifiction of raft etc.
* Window na window (If you plan to use same window on 2 sites, one that both cost 50m to build but yet one is bringing 8m in rent yearly and the other is bringing 2m in rent). I find that such costs doesnt know location, its usually very comparable. * Blocks (Not much difference unless you make it yourself) * Sand (This can vary) * Cement (You use thesame cement irrespective of the area, one may gulp more than the other especially if Brabus is your builder and he has m*ss up big time) * Iron rod (if a building needs 10 tonnes or rebars, cost almost thesame but yet rent can be wildly different across the 2 areas) * Finishing (You can see a scenario whereby if 2 houses one in Sango and the other at Ikate, if they both use thesame finishing material, the cost is more or less thesame but the ROI is wildly different.
Be careful with some advisers
Whilst we have some dodgy contractors (not all) on NL, and some are just plain fraud and some even bury juju on your site (trust me i have seen some stones). Some say a lot of things that you want to hear, once you enter their trap. You enter one chance be that. Dont be fooled by any glossy figures, a lot of lies are behind the facade...
Now is not a bad time to invest in properties in Lagos. But be very very careful Bro. Always ensure that whatever you buy gets checked out by a good lawyer & surveyor. Bro, tnks for the post. Read thru all with eyes wide open. Am beginning to realise having the cash to invest is only the beginning of the challenge. Will slow down and take my time so as not to mistakes. Ehhh but wetin oga brabus do you, u sure got his attention Pls u guys shud sort things out biko, |
