i have a land with pennek the estate on Abraham adesanya , Ajah.
land was bought 2019, and allocated 2020.

they have built some duplexes there which people are living. they called for a meeting earlier
this month and thanked all subscribers but nothing concrete was discussed.

only for them to send an email few days later that all land owners should be paying 300k per annum for ......

As has always been said and just like many other A-class estates, The Estate is designed to be a fully serviced estate with basic amenities for use by residents/occupants. While these services cuts across: security, environmental sanitation, water supply, electricity supply, maintenance of estate amenities such as; estate swimming pool, estate gymnasium, estate lawns, estate mall, estate electrical facilities etc, It is only required that such services are adequately funded hence the need for all subscribers to pay a premium service charge estimated to the tune of N300, 000.00 (Three Hundred Thousand Naira Only) per annum.[b][/b]

bearing in mind, they want a connection fee of 2m when connecting your house to electricty etc, and development fee is 6m per plot in this estate.

is this normal?? do other estates charge their land owner per annunm even when no house has been built on the plot?
this is really frustrating .

Why not call the company that posted the notice on the newspaper, find out where exactly is under dispute and if it extends to your property

It is not a big issue? Don't mind them o! . Any land litigation in Nigeria (world) is a BIG ISSUE. From precedent, it is not uncommon not to have access to the land (estate) after payment. Ownership litigation tussle is a common factor with regards to estate vendors in Nigeria. Some if not most don't end well. Like you said carry out proper and thourough investigation and proceed with caution before making payment.

they said categorically it has nothing to them as they have not been served. but that notice is not legible and it doesnt specifically mention pennek.
still try to figure it out.

just did, they confirmed that part of the estate, i.e the back is in litigation but their lawyers are handling it.

they dont think its a big issue as work has continued on the land.

but will have to carry out my own findings.

It all depends on WHERE in Lekki, Lekki get grade!

There are parts of Lekki that are dry land, though Sandy and you will still need a raft to build a Story building
There are other parts of Lekki that are water-logged and still Sandy, your raft will cost more and it may even be a Drill
There is the third part of Lekki, the worst of them all, it is water, looged but not Sandy. IT IS A WATER-LOGGED SWAMP.
With this last one, l can ssure you that #10M for Foundation is not an exageration. I have one of it and l still dey regret how l got tricked into committing funds into it. The cost could have erected Two building in other places
... but it is a 'Sea Front', so tha compensates.

I’m not saying there are no foundation worth that amount or even more. You can pull off the foundation of a basic 4 bed duplex on a fair land in Lekki with N5,000,000.

okk, size and soil quality is the issue. thats understandable.

Most of my clients are here. I doubt 2 people can come out and say they paid over 15m for their carcass and those two knew the size of their project and the materials used.

i would have prefered apartments but the estate doesnt allow so i will try and squeeze 4 terraced of 2bedroom each into my 600sqm land. the land was expensive so i will make full use of every angle. its for investment purpose.

l also have some real Estate investment within that Opic axis but the problem with that area is the roads, that igbesa / sokoto road and the one that comes from Mile2 Agbara axis is terrible

if and only if Ogun state government addresses the roads issues within that axis it will be fine and it will drive the value of real estate investment up and that location has over 150 companies surrounding the axis, ranging from banks, University, polytechnic, flour mill, smitkline beecham, nestle foods, igbesa / Chinese free Zone port and several small and medium scale businesses but yet with terrible bad roads

Winners Chapel of Oyedepo wanted to fix the roads from Agbara estate to Otta but Ogun state government wanted the cash to be given to them and the church backed off because the governor will use the money to eat amala and bokoto, does Ogun state have a Governor

i remember when they proposed that 8 lane to badagry i was jumping joy, but like all things naija it never saw the light of day.
