Let’s not go into this tho.  by carcass u mean from foundation to being roofed? i would have prefered apartments but the estate doesnt allow so i will try and squeeze 4 terraced of 2bedroom each into my 600sqm land. the land was expensive so i will make full use of every angle. its for investment purpose. |

AngelicBeing: l also have some real Estate investment within that Opic axis but the problem with that area is the roads, that igbesa / sokoto road and the one that comes from Mile2 Agbara axis is terrible
if and only if Ogun state government addresses the roads issues within that axis it will be fine and it will drive the value of real estate investment up and that location has over 150 companies surrounding the axis, ranging from banks, University, polytechnic, flour mill, smitkline beecham, nestle foods, igbesa / Chinese free Zone port and several small and medium scale businesses but yet with terrible bad roads
Winners Chapel of Oyedepo wanted to fix the roads from Agbara estate to Otta but Ogun state government wanted the cash to be given to them and the church backed off because the governor will use the money to eat amala and bokoto, does Ogun state have a Governor  i remember when they proposed that 8 lane to badagry i was jumping joy, but like all things naija it never saw the light of day. |

Four years ago, I did thecarcass of most of my projects in Lekki with 10 - 15m
The most expensive carcass is about N20m and the footprint is almost a full plot of land. hm, but people here will tell you foundation in lekki is billions of naira? even a friend that built in lekki county said foundation alone was almost 10mil. people say all sorts, which doesnt help inexperienced people like me |

mrsteel: Guess estimate is not always accurate, but something around 10m - 12m since it is a whole structure. Just that building materials keep increasing on a daily basis these days. U have been contemplating whether to continue with this build, if your mind no catch am, it is best u leave it. thanks for dat, i can easily use dat money to start of my land in abraham adesanya. that opic land has been there for over 8yrs and it feels like a waste. but no need throwing good money after bad |

i want standard finishing , nothing too fancy. the bed room size are 12 by 11 and the living rooms are 16 by 14.

That’s just me by the way and the decision was based on the value attracted at the location where the project was done.
On the flip side, I did a multi-dwell mini flats project for a client in 2014. He has recouped all his investment as at today. It’s 2 unit of 2 bed and 2 unit of 1 bed. 1 bed goes for 500k and 2 bed was 750k. It has all the features and conveniences. thats my biggest dilemma in this project. the location is not very populated and i fear i might not be able to recoup my money in a long time hence i need an estimate before i embark on this project. i also have a 600sqm land in Abraham adesanya, i rather concentrate on building that for better returns. |

adanny01: Madam, don't listen to what people say when you are doing the right thing.
Put yourself in a 2 bedroom flat, would you rather have a visitor in your bedroom to use your restroom or in your 1wc bathroom?
If the trend is having a visitors toilet, would you risk not having one.
My uncle has 2 properties, one has 6 units of 2bedroom flats and 2 units of 1bedroom flat while the other has 8units of 2bedroom flats. Out of the 14 2bedroom flats, only 3 have been occupied consecutively in the last 3 years. Of course all units have 1 wc and bathroom.
So even though they are 2 bedroom, the number of toilets is the main attraction. The mistake is considering his property a 2 bedroom with a 2 bedroom price tag that is same as the ones ensuite.
Trust me you don't wanna put your property at a disadvantage. 11 units of my uncle have been empty for over 2yrs now.
The trend is very clear. wow, thats an eye opener. its obviously a tenants market in nigeria. 80pc of 2 bedroom flats in the uk only have 1 toilet and bathroom. |

But seriously this should be expected based on the clientele I hope to attract. am not happy with the 3WC in my plan, i think its an overkill. how can you be renting a 2 bedroom flat for 300k and be looking for masters ensuite and separate toilet for visitor? |

michlins: This is a beautiful door but going by the specifications, it's no bullet proof unless there's something they are not telling us.
Bullet will pierce through anything less than 3mm talk more of 1.2mm which I know is what I use to make my 18k doors. If doubt, kindly test with your life.
Oga brabus has worked with 3mm pan and I don't think he will risk his life testing the bullet proof. Before you come for my head, kindly familiarize yourself with iron guage. If you need bullet proof something, you need at least 5mm thick pan they using proof doors now? wow |

EgunMogaji2: The privacy issue that’s a concern for some can be resolved by using Clerestory Windows. Though I think the concern is exaggerated. that looks good, but how will the occupant open the window as its abit high. although i want a big window for the toilet and bathroom becos i dont like the small windows normally used in nigeria homes. any idea on the cost of this project? that will determine if i build or sell the land as the location is not all that. |

Abolarin91: All spaces should be well dimension to scale, all these spaces you sketch out(and over all shape)will change when drafted with cad/put to scale. My point is; allow your architect to draft it out and post it here for correction, just plan alone ma. that was the initial sketch from my architect. i will upload the final one now |

i have a piece of land in agbara ogun state that i have abandoned for years, upon enquiry , we found out a 2bedroom flat could rent for upto 250k in that area, so we decided to put a building.
my question now is approximately how much will it cost to build a low cost block of flats consisting of 3 flats each with 2 bedrooms, living room, kitchen i bathroom with toilet and a visitors toilet.
the land already has a soakaway, and borehole. any ideas of how i could also achieve this with as little money as possible is welcomed.

Let me be sincere with you, I don't have first hand information but I've heard from credible sources that the state government is planning a phased removal of these buses like they recently did with Keke Marwa.
Ambode bought lots of buses (high capacity and low capacity). The high capacity (about 300) has already been rolled out, rumor has it that the small capacity will be rolled out this year.
One thing I'm certain is that these buses are already on ground, where they are and when they plan to roll them out? I don't know.
Seeing what they did to Gokada, Keke and even Uber, I will advice that you make more consultations before proceeding so that you don't make heavy loss in such a short period. I heard dat before,thats why am getting cold feet have to look for another business then |
