I'm not a building professional though but I sense that the building design is as a result of the shape/size of your land. However, you may ask your architect to still review the plan especially the portions I marked red (window protrusions and dinning wall) whether they are necessary.
Regarding your request, @ Saydfact use to be very helpful in this area but noticed he's been inactive on this forum for some while, I only hope all's well with him. Better still, get a BOQ from a professional.

From foundation to roofing step by step process on best practices and materials to use. I don't mind buying a book if there is one available. I am building my first house and I want to make sure I do everything right and not rely blindly on contractors.

The builder quotes the following materials:

1. Rings triangle—7dozen, 4k per dozen = #28,000
2. 12mm TMT 20 length —#12k×20= #240,000
3. 10mm TMT 6 length — #8500 ×6= #51,000
4. 1/4 rod 18 length —#1600×18=#28,800
5. Sharp sand—#100,000
6. Granite— 15tonnes=#180,000
7. Cement 45bags—10,000×45=#450000
8. Bamboo 50 pcs—1000 per one= #50,000
9. Workmanship #380,000

Total= #1,507,800

Please, help me check the quote if they're not artificially inflated. Also, if the labour cost(workmanship fee) is moderate we can negotiate further.

Is it not the same usual (not TMT) Y12 rods I was told costs 9.5k yesterday that's quoted to be 14.8k here? I did a rough estimate of the cost difference on the required number of Y12 rods alone to be around 752k.

It's obvious you are having a "nice" time with your contractor. If you don't trust the contractor, renegotiate the terms, buy your materials yourself and create time to always be present during their utilisation. Don't allow anyone to pressure you, the house is yours and the money being spent is yours, abi no be so?

You have also been advised to share your floor plan with dimensions to aid contributions from the good people here.

I think the polystyrene should be cost effective. I have just installed POP on an approximately 80sqm space, it cost me 30 bags Pop cement, 42kg fillers, 3kg binding wire, and other materials like soaps, groundnut oil, nails. Was charged #1,300/sqm for labour for simple designs. Check the costs of all these and compare with the polystyrene quotation you got.

Even though I am not an architect but I feel this design could be better. See my suggestions:
1. Try and fit the toilets in between any two nearest bedrooms especially at the east end.
2. You may also consider reducing the ante room size.

See the workings below:

*House base area= 9.6 * 9.6= 92.16sqm
*Eaves = 0.5m (see what it means in the image in the link I shared with you).

*Pitch = 4.2/4.8 = 0.875 (where 4.2 is kingpost height and 4.8 is half of the width of the house)
Convert 0.875 to fraction with 12 as denominator... which gives 10.5/12 approximately 11/12 .... This is the roof pitch.

Input house base area, eaves and roof pitch in the calculator to get 155.2 sqm.

*Multiply 155.2 by the correction factor of 1.357 which corresponds to 11/12 roof pitch (scroll to the bottom of the calculator page).
Ans is 210.6064 sqm.

This is not an absolute answer, it is subject to corrections and criticism.

I think what he was implying is that they'll use the client's cement to refill the empty bags they bought and then return the client's empty bags with signatures to him. So they can sell the cement in the bags they bought as opened or half bags, while still returning the client's empty bags with his signatures.
You are right bros, that's the implication. For the client to put signatures on cement bags, it shows the level of distrust he has for the artisan. For the artisan to still empty the contents of signed bags into another empty bag in order to make away with it... That artisan must be an irredeemable cro0k.

Please don't generalize, there a lot of good people here that handle projects of over 100 million without any issue. Many of them are so busy they don't even have time to update their profile regularly. Always do your due diligence before commiting your hard earn money to just anybody

Still NEVER trust anyone no matter track record. Even saints are cutting corners in this economy.
It still baffles me why some people would still want to cheat their clients - cutting corners in jobs or during materials procurement by buying substandard/incomplete materials, even after being paid full for the agreed labour/service charge.
I can't remember where I saw a post about a client that signs his signature on every bag of cement to be used in a particular day, the site supervisor/bricklayer is expected to return the empty signed bags to the client at the end of the day. Do we think this will curb the incidence of cement theft at the site?

For the roofing woods estimate, this guy - Hslbroker2 used to give estimates but don't know if he's still an active NL user. Procarpenter is active and should also be able to do justice to that too.
For roofing/roofing sheets, Money121 is the household name here.
Please note that I've never done business with any of them, hence the need to still do your due diligence.

My Ogas them in the house. I have built my house up to roofing stage. My contractor have been bleeding me seriously because I am not on ground nor any siblings of mine to monitor this my project. He practically charges me double based on the information I have gotten from this thread with the excuse that things are now expensive. Is there a way I can be able to ascertain the square meter of the roof size to be able to know the amount of wood needed for the woodwork and the square meter to determine the roofing sheet (shingle black) I will be needing for this building? The attached drawings are the only ones he gave me. He said he can’t give me the exact or estimated square footage of the roof until after the woodwork. How true is this? An approximation even if not 100% accurate, of the square meter this house will need for roofing will highly be appreciated.

That's too much. I plastered a 4 b/r ensuite recently with 68 bags.

Do the joints (or edges) need to be secured using wooden batons like the old asbestos ceiling we know? Could you please share a pic of your installation?

It’s good for wall cladding too, both internal and external. That’s what we are using on our current project. Installation is on DIY basis since we have all tools and consumables needed.

No need of screeding again. Just look for good paint sprayer like the one we are using - Wagner HEA Airless Sprayer.
You can also by Gaco/Magnum too, if you have the cash.
There are China-made sprayers too on the market.

There's this option of using plaster board/gypsum board. Do you have any idea about its usage or is it the same as fiber cement?

Nigerite fibre cement is cheaper to install with minimal screeding of the joints to have a continuous finish.

However, if you now wish to over engineer it to have organic finish like installed POP, you might as well do POP as it would cost you more at the end of the day.

Fibre cement is for a clean, simple modern budget ceiling solution.

I would prefer this method to any other for under deck POP installations. Thanks for bringing this up.

Woods get weak or eaten from the inside, by those bloody Wood Ants, despite treating the Wood with Solignum, before noggin!

Another [b]Option, if someone knows they are doing POP, the necessary thing to do, is to provide 10mm Iron Rod Ready-Hooks embedded in the Decking, at the Concrete Deck Construction stage (like we do Fan Hooks into the Decking at that stage), you can now hang your Pop to such hooks.[/b]
No matter how heavy or how much you attach to it, it will stay-up like that, as long as the job is properly done by a qualified Installer and they use adequate Cementing/POP material.
