Dangote and Lafarge Cement as not add a kobo to price of cement but the major distributors are hoarding the product to create artificial scarcity thereby inflating the price. Since we have a dummy President that won't intervere the masses will continue to bear the consequence.

The Price is coming down thou, some of them are now selling it at N3,000 when they realize that people are no longer buying the product as they used to do

How about the terrazzo floor? Is it an expensive flooring option? I observed it's seldom mentioned here.

Hardwood flooring is NEVER cheap. Home or abroad. Since tiles are doing your head in, have you looked into the possibility of importing hardwood floors? In UK good quality hardwood floors starts from about £18 per square meter. That's about about N11,000 per square meter at current exchange rate. You should be able to land it in Nigeria under N15,000 per square meter UK to Nigeria shipping.

Now how was your flooring ( German floor) done? Was it done the Nigerian jagajaga way? You need a smooth polished off floor with good level to install hardwood floor. You can't install hardwood on Nigeria jagajaga floor without preparatory floor work like taking level and smoothening the floor in preparation to lay hardwood floor. This will add to the cost. If you didn't do German floor (DPC), and you are pinning to lay hardwood floor, sorry your challenge is compounded.

Don't forget, you also need an underlay as noise dampener before laying the hardwood. And you also need floor beadings and skirtings and specialist knowledge to lay the floor. All these add to cost. These probably reflect the N40,000 per square meter you were quoted.

As tiles are driving you nuts and hardwood floor is above your floor budget, what do you intend doing?

If your thing against tiles is a mental health issue and personal well being, you need to find the budget to achieve your wish. But if it's for aesthetics, you need to be realistic and practical.

My brother, posting just the quotation here without mentioning what you are building isn't enough.
State what you are building and if possible post your floor plan for the scrutiny of our professionals (and non-professionals alike ... Lol) on this thread.
Have you also considered the option of renting woods? I never bought any wood during all the stages of in my project after I realized what the carpenters did to my friend - all the woods were stolen after removal before he got to parapet stage - stolen by same carpenters. Compare the cost of buying wood with rentals to see if you can save a reasonable amount.

Bros, that your engr's charge is too exorbitant. Look around your area, identify any building you feel was/is well built, approach the owner to link you with whoever supervised the project and negotiate with him. Better still, we have reputable professionals on this forum that can handle it at a pocket-friendly rate.

Hello dear people of Nairaland! Please I want to make an enquiry about my project I am undergoing in Benin city from those of us who are good in engineering and site work.

I have a 3 bedroom and a two room self contain flat which is already on a DPC level and I done the forming after the filling with just one coach. I want to give the project to an engineer to finish the job just go paraphet level I.e he will be the one to do the paraphet.

The engineer is charging 2million Naira for just the labor. I will be the one to buy all the materials needed; all the cement, block, rod, wood etc. 2M is just for labor alone.

Please is this fair enough ? Is the price too high?

Please I need your urgent help.

How durable and strong are these glass blocks when used as part of an external wall? I am considering using it so as to let in more natural light into a lobby.

It’s not ignorance. It’s impatience on the part of ’professional tilers.’ I can’t really say much about rookies.

Spacers are everywhere in the market and no one needs to be told why it’s important but here we just like to do things irrationally.

I bought spacers for two glass block installations. The installer used it on one of the projects and decided not to use it on the other.

The additional cost of spacers (in time and money value) is almost negligible.

In the other news, Lafarge now have supafix - a ready-to-use tile adhesive. It’s only here we use cement to fix tiles lipsrsealed

For the soak away, your location will determine the cost. That's exactly what's on my building schedule this new week, the total cost given to me by two different persons are a little less than 200k but I budgeted 200k (workmanship inclusive but excluding any form of piping or accessories).
This is for a 10ft x 7ft x 7ft (L*B*H) capacity.

Ladyteeks, I also share the idea that you should consider employing the services of QSFemi. Some of these middle men are terrible - it's everywhere irrespective of location. Atimes, I use to wonder if they have a national association where they discuss and devise means on how to rip off their clients of hard earned monies.

If a middleman is involved, I’ll also disengage such person. They do more harm than good.

Going by my experience last week where a portion of my living room PVC ceiling collapsed, I'm not going to advise you use a PVC if the building is yours. Except it's a temporary measure pending when you can afford a better alternative like a POP or the like.

Thank God I missed the #70k pegging part by an oversight, me too for dey vibrate by now... It's too much nah.
I've resorted to buying materials myself in my current small project and that hasn't been going down well with the guy supervising it. I started doing that since I noticed that every block he bought had an extra 20 or 30naira added, every trip of sand/stones had an extra 5-10k. All these extras go into his pocket inspite of the fact that I did not even negotiate his supervisory fee, I always paid him promptly.

Cost will mostly depend on size of the Foundation and even terrain, to some extent, so you need to provide more information, to get good estimates.

But one thing that stood out for me in that quote, is the #70,000 for Pegging! shocked huh
That amount vibrate me no be small, except if pegging means another thing apart from Staking-out the boundary lines of the foundation.
Is he buying wood and how much wood sef, does he need to buy for pegging?

I feel the cost is a bit on the high side especially the cost of digging and the quantity of cement required for this stage. Although, your list isn't very detailed and just as Engr Micgray100 earlier mentioned, a floor plan would have aided him and other professionals here in advising you better. However, refer to this thread by Dubemcapital1 for some guidance.

Some people do it to save cost, and if the parapet is not the overly heavy type, it will work. Other methods of doing the supports in heavy in situ cast is this. I do this one if we have plans to plaster the house as soon as possible, so I make the bamboo scaffolding and use it for the parapet, the same scaffolding will be used for the plastering and dressing of the building.

The thing about installing high fence and other deterrent security is that if you must do it, take your time to do it properly and rightly.
Its like using hollow pipes for burglary, itis a waste of time and money, use 16mm iron rods instead.

Ff you want to do high fence, do it, install "rolling" Spiked pipes on it and then you can add barbed wire as a third level layer on it.
Those rolling spikes are a real deterrent fro thieves that try to climb the fence because they are unstable (rolling), sharp and one thif God impaled in it in Kubwa, shouting to wake the House owners to come and help him down that he is dying? shocked Who send you? huh
They just left the thief there till morning time before calling police to come and see o. grin

For a 3bedroom bungalow foundation at 750k is reasonable for a Kobo Kobo project. To avoid cracks there would be a plinth beam.

Even though there would be no german floor , the flooring would be done.
Ever wondered why some bungalows, have cracks on the wall?

Even though it's a Kobo Kobo project, the right thing should be done.
