Just wanted to leave feedback for Mr. Imran. I am a long-time lurker on nairaland and tend to come here for information purposes. His detailed info re: roofing sheets made me contact him a couple of months back via WhatsApp. He explained how much they cost etc. So I told my mum about him as it was her project. When we finished the woodwork, my mum got in touch and this was where it got interesting. She got a quote slightly cheaper than Mr Imran and explained his measurement was more than the other she had. He was very sure of himself and said, he will be happy to take back any remaining roofing sheets.
When they finished, there was about 51 left (error on the side of the person sent to do the measurement). Mr. Imran sent transport t collect all of it ; after which he kept to his words and paid the cost of that back to my mum's account.
Not many Nigerians will do this kind of thing. I was so worried about transferring the whole amount to him but the job was very well done.

The truth is we oftentimes seem to focus on the ordinary. A lot of us are too busy or preoccupied with so much ordinary stuffs that we feel it’s not necessary to chase the extra in extraordinary.


Until we get to a stage that we are no longer satisfied with the ordinary. A stage where we want to go beyond what is usual, regular, and norm - an exceptional standard - the last mile where many dare not thread, then we might not be able to make any big difference in our industry but excuse like everyone else.

Here’s something I always remind my team, “If we don’t work, we won’t have something to eat or feed our families. Bring me cutting-edge solutions and revolutionary ideas to stay competitive and help our clients WIN in time like this.”

This has always worked for us.

When I bought my dump truck (which I only use for NextHome projects anyway) few years ago, I worked on a project and we were delivering sand to the owner at almost half the regular market price. Though we had no control over reinforcement but we did all we can to give the client the best value in other areas.

The same thing applies to my formwork rental service and block production line.
The aim is to keep the project going in time like this.

Just think about it “How am I still selling blocks N200 despite the increase in the cost of cement and sand.” I already foresee a time like this and invested heavily into that line.

That’s long term planning.

I can be here to complain about the rising cost of materials and how the world is crashing down or make a difference to keep the project going and keep my workers busy and happy year round. It’s matter of choice.

We can make a difference or make an excuse. We cannot make both.

Sure. Let the clients understand that if you’re thinking of saving money, save elsewhere apart from foundation and roofing.

If you have closely packed woodwork and nail point is well spaced, you’ll have a roof that’ll last forever.

Pic 1 - My 10 year old maintenance free roof (pic taken 1 minute ago). It’d be shocking to hear that material is 0.35guage

Hello my people.

I am planning to build a four bedroom bungalow in Ibadan. The project will be starting in a short time. I actually want to equip myself with the stages involved in the process from start to finish as I dont want to look like a novice around the engineer.

Can someone take me through the processes. For the foundation, I have already offloaded the following at the site.

30tons of Sharp sand
20 tons of granite (it looks like the granite is the upper type, can it serve the purpose)
40 bags of cement
I am thinking of buying 500pcs. Can it be enough for the foundation?

What other materials do I need to provide?
I currently dont have the floor plan but experienced builders here can still give me a near estimate. It is a simple four bed, all in suit. Open kitchen, and a study.

The bolded in your question is the answer but with/without a token payment to the post office with a receipt issued depending on the size of the item.

To guide your negotiation, I paid 75k for the flat parapet in the pic below - a building measuring 57ft x 41ft, this includes workmanship and all materials provided by the carpenter.

I would suggest that the client go for the contemporary flat roof considering the fact that the project is being handled by you, the issue of leakage or poor installation is almost completely ruled out. Although I've never been to the east but I always assume that most buildings in the east are "send-down-the-rain" roofs (the high roof) because that's what most of my Igbo friends call it here; I bet you that upon completion, the building will be a reference point for many other builders around the client's vicinity.
