Good layout you have there, but I'm of the opinion that you can cut construction cost if the madam/children toilet can share same wall and eventually some plumbing installations. sonnie10: I did the same when cement was #4000. Then I bought 100 bags, paid in full . Getting to the shop after about 2 weeks, the seller said current price of cement was #4300. No amount of fight could help the situation. I had to balance the difference before carrying the cement. To know your fate, just go there tomorrow and say you want your cement. Some sellers wouldn’t disappoint but this inflation can change people character. I also asked same question some while ago, I have 5 bags with my cement seller, it's like I will gently go and collect and lock them up in my ongoing project before the man will succumb to the temptation of price increment... My ears are so paining me to hear that kind story...lol |

I bought ten bags of cement 2 weeks ago at the rate of N6,600/bag. My builder used just 5 bags and I still have 5 bags with the seller. Hope he won't tell me stories when I need my remaining 5 bags. Lol. |

Thanks for sharing. gbadexy: I've been meaning to write it here for a while, the opinion of myself and my screeders is that basecoat putty is better than cement screeding. Often times, cement screeding tends to crack after some time, it needs to be primed with white emulsion paint to prevent excessive consumption of paint and give white background for a sharper final paint application. Basecoat is white and doesn't need any extra priming. Those we have handled application for can attest to these. |

I can see excavation alone for 375k and other high labour costs - how were the labour costs arrived at? Is it per day per worker? Per block laid (as the case may be)? professional charge for 500k - is it for just supervision of the project till the lintel stage or all the project? Did you contract it out or on what terms? I may not be a professional in this area but from my experience so far with my ongoing project and what I gather on this forum, I think more clarifications are needed. I bought 10 trips of sharp sand out of the 15 trips and 60 bags of cement which was used to mold 3000+ blocks and also I've already bought 30 tons of granite and its on site already.
Temporary shedhouse/store has been erected on site too.
Though the professional charge, I negotiated down to 500k

Abolarin91: Ok no problem. 44ft(13m); you can get a roll of 15m galvanized, it around 15k-16k while stainlessis in 10m/roll and 20m/roll which is 29k-30k(10m)... Thank you. |

I served you well and even recommended that you buy small scale from within your area since the supply wasn't much...the said person here as said all sorts of things against me even when I told him to expect his 35k balance immediately I get refund from the trucker who tyre got bursted. He promised to ruin my reputation and that the money isn't important to him... So if he thinks he can determine the fate of my business, I leave it to him or if he gets the 35k now...will he take back or delete all his attack on my business? Bros, pay the 35k balance while you pursue your refund from the trucker. Whether he pays you back or not, that's one of the risks of business - loss sometimes is inevitable. |

Abolarin91: For the razorBarb-wirethere are two types; galvanizedandstainless(anti-rust), stainless is more expensive compare to galvanized. Thanks for your response. Could you please give me an estimated cost for both and also the quantity I'll need to cover a length of 44ft. Contracting you won't be feasible cos it's a small job and our locations are poles apart. |

I think you got a good deal. I have a 4 bedroom bungalow currently being plastered, the mason charged me 340k for all that's to be plastered and dressed including parapet. Alkanelly: Hello Nairalanders, I am just about to start plastering of the attached 4 unit of 2 bedroom flats. The Togolese Mason has priced #950k as labor payment to do the work. I will be the one to provide cement, sand, water and other materials needed to complete the job. The plastering include all inside plastering up and down, all outside plastering up and down, under decking plastering, window and door dressing, art work on windows, parapet dressing. Do you think his last price of 950k is fair? He started with 1.4M. |

Somebody called me on Monday to inspect an apartment in IKOYI , they have electrical issues and three of their AC's got burnt in the last four month. We went there and carry out power audit. We discovered that all the socket outlets and AC switches has no earth cable . We saw earth pit chamber within the compound and also 4mm green earth cable run from earth pit to only ground floor distribution and there is no continuation to the first floor distribution board. Anytime there is surge in that area definitely it will affect one or two things in the house and this surge normally occur when there is power supply from PHCN. We plugged electric kettle to one of the socket outlets, the body of the kettle conduct electricity. The electrician only earth the distribution and not the entire house . The body of kitchen , the washing machine and some other electrical appliances are conducting
TAKE NOTE OF THE ANALYSIS BELOW
Lighting You can use RED and BLACK cable only, reason is because there is no earth terminal in most of the light fittings they produce nowadays
SOCKET 2.5mm RED, BLACK and use 1.5mm green as the earth cable. And remember the same number of coils of cable is require for this. I have seen messages t from people requesting for 2.5mm Red 3coils Black 2coils No green ... The quantities above is wrong and incomplete A. The quantities of RED must be the same with quantities of BLACK because they are both running from the same DB to each socket. The only area where we normally have more RED. than BLACK is when we are doing cable for lighting. The reason is that neutral doesn't connected to switch except you want to use smart switch
B. Earth cable is missing.and earth cable must have the same quantities as RED and BLACK
AC 4mm RED, BLACK and 2.5mm GREEN. And they must all have the same quantities since the are to connect to distribution boards down the AC switch .
Also the main earth cable to building always depend on the size of load cable used
If your load cable is 16mm IEE permit 10mm to serve as your earth cable.
Most time your earth cable can serve as neutral ONLY IF your neutral fails . That's why it very important and necessary to earth your building ..
If your neutral fail and there is no earth cable to serve as neutral your voltage can go as high as 300V and witt thus high voltage alot of things will get damage
Pls always insist on earth cable especially for your - SOCKET -AC OUTLET AND AC SWITCHES -COOKER SOCKET |

Honesty is key! The Nigeria today is full of characters that are questionable so this approach is part of the due diligence checks
