Hello Teewhy2,

I sent you a mail, kindly review and advise AQAP. My quoted perimeter is 59m, kindly on your own include the length of standard eaves measurement and offcut tolerance.

Teewhy2:
sir,
Did you consider the roof eaves and tolerance panels to cater for offcuts.
You can contact us on frugesarenaltd@gmail.com for a rapid response

Hello Great People,
I am considering using Expanded polystyrene for the facia/parapet of my bungalow whose total perimeter is about 58m. What's the advantage/disadvantage of using this material as against the concrete counterpart? Do we have a seller/installer who can advise on the total cost (purchase and installation) for the simple 2 to 3 steps design? My location is Kaduna state.

Hello all,
I'do appreciate you can help take a look at my 3 bedroom floor plan for criticism/recommendation. While i am yet to conclude this plan and get BOQ (out of curiosity-can 3M build this + roofing)? your input will be appreciated. Thanks
My candid advice is for you to start with what you have as there is no better time to start other than now. I started something about two weeks ago (a 4 bed flat, all ensuite) and you will be amazed at what I was able to achieve with a little over 1M. Although, the major factor that determines level of achievement is location, I stay in the north where the soil is stable to a great extent and labour cost is relatively cheap as well as cost of building materials.
Furthermore, make the property section of NL your building Bible (especially this thread)as you stand to gain a lot from experienced professionals that abound on the forum - they are always ready to help and I pray that God bless them all.
I've had instances that my building contractor would want to cut corners but the experiences I've gained so far helped me out.
Another point to note is, during the course of building, don't add too many unnecessary extras that are outside the original plan as this will help you to save cost.
My bros, Start with what you have!

Thanks for your inputs when I made the quoted enquiries. I didnt do the German floor as suggested but I ensured that the hollows in the first three courses' (foundation) blocks where filled with concrete after which polythene material laid and subsequently the block work. However, I am doing the chain lintel using 12mm rods.
Update of present stage is uploaded.

Hello Professionals in the house,
I have just commenced a 4-bedroom bungalow project, the blinding has just been done today (see attached pic), I don't intend to do a German floor because the land is not swampy and the builder advised that a thin water-proof membrane should just be laid on the foundation blocks after filling the hollows with concrete.
My concerns are:
1. Can pillars still be erected at some specific corners of the house considering the fact that blinding has already been done?
2. If the answer to 1 above is yes, what are the rod sizes/quantities and other materials needed for this (for five pillars) and what's the estimated labour costs?
Thanks.

Neat job! I like the fact that you ensured that the heights of the edges are uniform all through and have no dents as a result of hitting/handling during installation. Most roofers aren't this detailed.

Keep up the good job!

I guess you forgot to share the location of this project. Kindly share location for the benefit of interested buyers/investors.

Thumbs up!

Hajivince:
We are selling each units off plan at 26.5m right now... It is the best u can get off any market...

This wasn't built like a developers project, the owner used the best of the best materials which includes:

* TMT iron rods
* Marine boards
* Good plumbing pipes & one of the best mechanical personnel in the business
* Did a soil test & we ensured the structural drawings were followed to d last details

U can't get this anywhere else where they are selling terraces as the use finishes to cover up a lot of things

If you are interested in buying as 3 people has already bought out of the 7units we have, hurry up now, don't be left out...

Worthy of note: The Estate sells their land for 30k per Sqm with a 5k per sqm developmental fee... This is the best investment or house anybody can think of...

The design isn’t bad. If the architect can reduce the store a little to give more room to the kitchen, not compulsory but my view.
Hi Segzy,
Thanks for always being there.
I once shared the attached plan with you which you okayed. I intend that pillars be placed at just the 5 arrow points indicated on the attached, what's your professional advice on this? What are the sizes of rods required and the estimated quantities needed?
Once again, you are greatly appreciated.

I am at Parapet stage in my project. The Architect handling the site is suggesting I use Precast parapet because of cost. I want to know if there is any down side of using a precast parapet against the normal casting of parapet. I need more insight to make decision. Cost is not too much of an issue to me. Thanks
Our professionals in this forum should kindly speak to this. In addition, what is the cost for the precast parapet, i.e. is the costing done per metre, per feet?
